The Space:

Soft winter light streams through the living room as you step onto the patio, a gentle breeze carrying the scent of nearby green spaces. After a day of exploring Austin’s music scene or strolling along the river, you can unwind on the sofa, let the queen‑size sleeper unfold, and let the city’s rhythm melt away. Mornings invite you to sip coffee on the balcony, feeling the calm of East Riverside while the city hums just beyond your window.



Sleeping arrangements

Three private bedrooms each hold a queen bed, offering spacious comfort for families or groups. A fourth bedroom features a twin bed and a dedicated workspace with a desk and chair, perfect for a quiet office setup. The open‑concept living area adds a queen‑size sofa sleeper, and a queen air mattress is available for extra guests, ensuring the space sleeps up to 11. Fresh linens, pillows, and blankets are provided.



Kitchen & dining

The kitchen is equipped for everyday cooking, flowing seamlessly into a breakfast nook where you can enjoy casual meals or plan the day ahead. A dining table nearby makes it easy to share home‑cooked dishes after a night out in downtown Austin.



Work, connectivity & comfort

High‑speed Wifi and an Ethernet connection keep you connected for remote work or streaming. A dedicated workspace in the twin‑bedroom offers privacy when you need focus. Central air conditioning and heating maintain a pleasant temperature throughout Austin’s mild winter season.



Outdoor & shared amenities

Step onto your private patio or balcony for a quiet moment, then head to the shared outdoor pool, which remains open year‑round during posted hours, and the shared hot tub for a soothing soak. A shared gym is also on the property, and a playground area provides space for families to play. All amenities are shared, and the host cannot guarantee availability if maintenance occurs.



Access, parking & stay details

A private entrance and smart‑lock self‑check‑in let you arrive on your schedule. Free on‑site parking and additional street parking are available. The home is single‑level with no stairs, making it easy to move around. Pets are welcome, and the space accommodates both short and long‑term stays. Exterior security cameras face outward, and a noise monitor helps maintain a peaceful environment.

East Riverside offers a residential, peaceful setting with nearby green spaces and easy routes to downtown Austin, the University of Texas, and the airport. The Neighborhood:

The Riverside area is near downtown, the University of Texas, local community college, and many of the best green areas in Austin (Zilker & Barton Creek Greenbelt). Strolling on Riverside you'll find it to be very residential, quiet, and peaceful.



Staying in this place will show you that you are super close to everything without being in the hectic Downtown Austin area. You are a short Uber/Lyft away from a time of your life without having the extra noise to keep you awake at night.



Getting Around:

The neighborhood is private off the main road and has plenty of parking. It is on a first come first serve basis. You are very close to the main highway to get around and close to local shops/restaurants for a quick or nice bite to eat.



Other Things to Note:

Heath, the safety and well-being of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.

This home is tucked nicely away but close. This would be an ideal location if you are coming for a major event or concert, like ACL, F1, or SXSW.



We are pet-friendly but do require a pet fee. It's in our house rules down below.



This is on the second floor and does require a small number of stairs.



This complex itself has recently been renovated. However, we do our best to keep everything clean and fresh.



Please be aware the unit is in the state of Texas there may be pests like roaches, ants, or other bugs. We hire professional pest control to take care of this.



We make sure to provide the basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supplies especially for long-stay bookings need to be purchased on your own.



Just like at a hotel, we kindly ask you to complete our quick verification process in order to receive your check-in details. This will ask you to provide your ID and lodge a safety deposit. Once this is done, we’ll send you your check-in details.



There's a security camera pointing at the door entrance, as well as a noise detector inside the property.
