The Bluff House on Lake Austin in 2022-23 went through a complete renovation with new floors, windows, cabinets, paint and more. The house sits on a bluff directly above Lake Austin on the deep water side of the lake in an exclusive neighborhood with large living room and dining room that can seats 12.

Amenities:

6 hole mini golf course, fire-pit, diving board, water slide, floating pad, 4 lounge chairs, 6 chairs and table, 2 picknick tables.

Heated Swimming Pool (optional see below) 6 lounge chairs, Screened in porch with large 8k TV, Outdoor Hot tub and cooking grill.

Top Deck - 2 firetop tables with 12 chairs
Living Room - Massive 4k TV 11’x6.5’ with 5.1 Denon state of the art surround sound system. 7 couches and "automatic playing" grand piano.

Kitchen - large island with stove, 2 refrigerators, cocktail table with two chairs, three bar stool chairs to island bar and outside seating for two about 30 feet above lake.

Dining Room - 8 seat round table 3-2 seat cocktail tables with large TV

Gym - walking machine and lifting machine

Bedrooms - 3 master bedrooms with own bathroom, two of them with lake view and two bedrooms that share bathroom.

Bedroom 1 - Lake View with private lake side balcony with one Queen Bed and two seat Bella walkin bath tub for 2 people (lot of fun) with shower, TV.

Bedroom 2- Lake View with one King Bed and one Twin Bed with own bathroom with 2- showers/tubs, TV

Bedroom 3 - one King Bed with a couch and one twin over twin bunk bed with bathroom with shower, TV

Bedroom 4 - one Double over Double bunk bed and one Twin over Twin bunk bed share bathroom with tub/shower with Bedroom 5

Bedroom 5 - one Double over Double bunk bed and one Twin over Twin bunk bed share bathroom with tub/shower with Bedroom 4

6 hole mini golf course offers competitive fun. Suggestion for fun, each guest puts in $50 or $100 into a pot. All participants play the course and who ever gets the lowest number of strokes wins. Suggested 70% to 1st place, 20% to 2nd place and 10% to 3rd place.

The Bluff House on Lake Austin has a swimming pool area overlooking Lake Austin with a large dock to swim off of with amenities such as a water slide, a boat slip, diving board, lake play pad to lay on and roped off shallow water area. It is about 20 minutes from downtown Austin. Property is very private with tremendous views up and down the Lake. Property is located by a very large park that has multiple trails for hiking. Great fishing off the dock also.

Average age of group must 25 and over unless approved prior to booking. No more than 6 vehicles parked at or near property at any time. No more than 5 extra daytime guests. OL 039169. Dock may be used by owner or others to get on and off a boat, however all recreational uses of the dock is solely for the use of the STR tenants.

Additional Fees and Services:

Heated Swimming Pool is $100 for each night booked (need notice).

10 Paddle Boards and 4 Kayaks are in shed at the property. To obtain access code to shed it is $30 times the total number of guests booked (5 guests $150) in the reservation. All floats removed from shed must be placed back into shed.

Checkin and Checkout Policy:

The 4:00 PM Checkin and 11:00 AM Checkout times are firm. 

That being said, providing there is not a same day flip (people checking out on the day of arrival or people checking in on the day of departure) which may not be known up to the day of arrival or day of departure, time before checkin and time after checkout can be purchased.

All payments relating to early checkin or late checkout will be refunded in the event of sameday flip unless time is guaranteed.   

Weekend and Minimum Stay Policy:
Minimum stay is two nights other than specific weekends which are three nights for
Memorial weekend
Forth of July
Labor Day Weekend

Will not sell a single Friday night or single Saturday night of any given weekend unless it is requested and approved prior to booking. Single night bookings will be considered on a case by case basis other than weekend nights.

These policies apply to instant booking. Exceptions possibly can be granted upon request.

Large Group Policy:
Extra guest fee over 10 guests: $100 per person per night for each guest over 10 guests. App only goes up to 16 guests but will accommodate up to 24 guests. Extra guest fees between 17-24 guests will be charged manually through the app. There are 2 king, 1 queen, 4 double, 7 twin beds, 8 full size couches and a single mattress.

Vehicle Policy:
Will accommodate up to 6 vehicles unless pre-approved prior to booking. Only two vehicles can be parked in front of property, the rest must be parked in horseshoe driveway with a drive through carport.

Pet Policy:
$125 pet fee per visit per pet. App only able to accept a single pet fee. Pet fees for additional pets over 1 pet will be charged manually through the App.
