About this property
Morialta Barns - The Well Room - Unique Heritage Accommodation
Venture just twenty minutes from the City of Adelaide into the beautiful Adelaide Hills and you can find the State Heritage listed Morialta Barns. The Barns were built around 1847 by John Baker, the second premier of South Australia, as part of his Morialta House Estate at Norton Summit. After falling into disrepair they have recently been undergoing restoration and conversion to bed and breakfast accommodation and we are now ready to welcome guests to the property.
The Barns are located on an eight acre property where they sit on the side of a picturesque valley overlooking the Fourth Creek as it winds its way down towards the Morialta Falls. Both the Heysen and Yurrebilla Trails pass through the property on their way either into the Morialta Conservation Park or across to Mount Lofty and beyond.
The Barns can accommodate up to eight guests in three separate buildings. The Well Room has accommodation for two guests; The Loft has accommodation for two guests; and The Bakery can accommodate up to four additional guests. Any group size from one to eight will be able to stay at The Barns, so if you are a smaller group you don’t need to book the entire property but if you have a larger group you can still enjoy your own space. All three buildings have direct access onto the private walled courtyard where you can relax and enjoy the rustic heritage surrounds and views across the valley. Perhaps with a glass of local wine and a game of petanque (boules) prior to dinner with friends in the courtyard, or maybe before a short stroll up the Heysen Trail to the Scenic Hotel for dinner with sunset views across the city to the coast.
The Well Room is a beautiful little building sitting on it’s own on the edge of the courtyard. Although small, accommodating up to two guests, what it lacks in size is more than made up for in character. A beautiful ensuite includes luxury amenities, the slow combustion wood heater provides more than enough warmth and the fridge will be stocked with supplies for a continental breakfast for your first morning. Stay for two or more nights and you will receive a complimentary bottle of wine from one of our local vineyards.
If you’re visiting for one of Adelaide’s great festivals or events The Barns are only twenty minutes from the city; or if you need to take a break from the city you can enjoy the tranquillity of The Barns maybe using them as a base to explore other local towns and regions such as Stirling, Hahndorf or even the Barossa. The owners, who live separately on the property, are available if required to provide local knowledge or help make special arrangements.
So whether you’re looking for a quiet break on a long journey; an indulgent escape; a romantic getaway; a family holiday in The Hills; or even if you have no reason at all, your stay at Morialta Barns will make the occasion just that little bit extra special.

We stayed at the Well Room for 3 nights and everything was great. Really clear communications from Steve, the room was spotless and we really appreciated that there were some breakfast provisions (muesli, yoghurt, bread for toast, etc). Was great to be able to sit outside the room and look out over the hills for breakfast. We highly recommend staying at Morialta Barns!
This was the perfect winter getaway from Adelaide. Our host Steve was very welcoming, informative about the area and easy to talk to. Will bring our family back again as the accommodation would suit for three couples in the separate barns.
A beautifully restored heritage out building, providing comfortable well appointed accommodation, surrounded by gorgeous scenery of the Adelaide Hills.
Minutes from the CBD and close to a huge range of Adelaide Hills attractions, wineries and eateries.
We had a wonderful time and would definitely book again for a weekend in the future.
Our first visit to Adelaide and what a place to stay! Just a short drive from the city into the hills from Morialta Barns we could walk to nearby waterfalls viewing koalas and kangaroos. So comfortable with facilities to self cater or dine at nearby pubs & cafes. Thanks Steve and Fiona, your place is amazing!
The property is unique & beautifully presented. Quiet & peaceful surrounds to enjoy. Welcomed ‘add-ons’ like a bottle of wine & breakfast supplies upon arrival. Hosts friendly, very responsive but also prioritised our wish for privacy. Good location to explore the Hills but close enough to Adelaide city too.
Lovely historic barn with bbq area looking out over a valley and hillside, providing spectacular views. The popular Heysen walking trail adjoins the property. The hosts’ were friendly and helpful, and their thoughtful provisions were much appreciated. We came in winter and enjoyed the cosy vibe with our own wood fire heater.
Stayed in the Well Room. Exactly as advertised very clean and comfortable and had everything we needed for our two day stay including breakfast provisions and thanks so much for accommodating our gluten free request.
Communication with the owner was great both before and during our stay. A very peaceful place to stay and only 20 minutes from Adelaide. Highly recommend this property. Thanks Steve & Fiona
This place is magic. I had the most regenerative stay there. It is right next door to some beautiful hiking and I spent an entire morning sitting by a creek down the hill. Steve and Fiona were wonderful hosts and made sure I was stocked up on wine and firewood. I will most definitely be back.
Great communications before and throughout our stay. Loved every moment of our stay in the Adelaide hills and Moralta Barns, including the complimentary bottle of wine in our fridge. So cute quaint and comfortable inside, outside different little tables so you can sit drink eat snacks, watch the kangaroos go by and listen out and watch all the different birds in the area that meet in the different fruits and native trees. A historic trail passes through the property and this part of the trail takes you to the Scenic hotel for lunch and dinner only 500 meters walk along the trail. I should tell you that the pubs in the Adelaide hills are out of this world, you cant go wrong with food choices on your stay. Love Love Loved my stay.
I took hubby away for an early birthday surprise weekend. We both work and raising our Grandson almost 4 full time, permanently. We both needed a quiet, break away. The weekend went way too quickly. Host Steve was lovely. What an an amazing, beautiful and quiet retreat.
Lovely, well appointed accommodation in beautiful location. Easy walk to the Scenic Hotel for dinner and nearby Morialta Conversation Park. Fantastic host.
Steve and Fiona have done a beautiful job of tastefully renovating and decorating the Barns, down to every last detail. We stayed on our way through hiking the Heysen Trail. Because we could only stay over night they kindly have us an upgrade to The Loft which is just stunning. It was a great place to relax and reset with laundry facilities and closer the the Norton Summit. We will be back.
Such a historic, beautiful place to stay. Surrounded by nature with everything taken care of. The only negative was the bed was not overly comfortable, but everything else was perfect. Would definitely stay again and recommend as the perfect place to get away from it all.
