A truely outstanding roof-garden penthouse -apartment on the 6th floor in a historical Roman Palazzo is located between the top of the Spanish Steps -Via Sistina and Via Veneto / Villa Borghese and Piazza Barberini with a two leveled, completely private (i.e. nobody else has got access to it) 80 square metre terrace from where you get unequalled breathtaking 360 degree views all over Rome,

There is an elevator up to the fifth floor, from where, by means of a last flight of stairs, you reach our penthouse on the sixth floor; it accommodates two to tree (or 4 , if children)

The whole apartment is lavishly refurbished with inlaid travertino scabas floors and classic furniture.

From the entrance, trough a sliding door you get directly out to the terrace, fully furnished with sunbed, armchairs, tables and a big umbrella; there is also an external shower; the paving is made with two types of travertino.

The bathroom, paved and wall covered with travertino scabas, has a spacious shower area, equipped with a water cascade, a ceiling shower and a sliding shower.

In the bedroom is a double bed (mattress : 160 x 200 cm) and a television set above a chest of drawers.

In the living room there is bed sofa ( pull out bed 140 x 200 m) a sort of library, convertible in kitchenette with all the necessary facilities, three sliding cupboard, two armchairs and a table with two confortable chairs; at two sides of the living room there are large windows facing the old Rome (San Pietro dome and Gianicolo hill on the background), Villa Malta and Villa Medici; one of these windows is a door to get out to the terrace.

The penthouse is fully equipped with heating and air conditioning system, Wi-Fi access and Bose dock station; barbecue, washing machine ( in an extra aerea on the terrace), iron, ironing board and clothesline.

Amazing flat!

We were so satisfied with our choice of flat for our first time in Rome: the view is exceptional, the flat is small but has all the comfort and is extremely quiet. It's well located, we could walk to the Trevi Fountain for example , there were many restaurants close by, and when we wanted to rest we had our meals on the terrace, watching the sun set on Rome and the Vatican. The manager provided everything we needed, and we will certainly return, as 5 days isn't enough to visit Rome!

The only problem we had was with the waiting lines, due to security measures, in front of the Coliseum or the Vatican , but that had nothing to do with the flat!

Unbelievably beautiful in a great location.

We wish we lived here! The images of this apartment cannot do it justice. Its view is probably one of the best in Rome, and its proximity to historical sites is great. The apartment is very well appointed and perfect for anyone. We could not be happier with our stay, and I hope any reader has the opportunity to escape to this oasis.

April midweek break

The best thing about the apartment is the roof terrace. If you love outdoor living then you will not find a better place. The terraces are excellent with fantastic views of the city. The location is also excellent, all the usual attractions within walking distance and only 2 minutes from the nearest tube station. Marco made us very welcome and spoke fluent english, he couldn't have been more pleasant. We stayed here with our teenage daughter. good wifi which suited her very well. Living accommodation was tight for 3, ideally it better suits a couple, but we wouldn't hesitate to return as the roof terraces are unique for a property in Rome. Clean and comfortable. highly recommended.

Amazing view and Great Location!

We spent 5 nights here the last week in October. The rooftop terrace is beyond belief; 360 degrees of expansive views with lots and lots of room; a 10+. Apartment is perfect for 2 people with a comfortable bed, galley kitchen, and upscale bathroom. Public transportation is 2 blocks away (metro and busses). You are walking distance to many restaurants and sites, yet out of the tourist center; a 10+. Alexandra ((owner) and Marco ( manager) were easy to work with. We took several tours with The Roman Guy who we highly recommend! We LOVED this place!

WOW, beautiful penthouse with fabulous terrace overlooking Rome

This is a delightful apartment located in a lovely area of Rome, and it was the perfect place for us to celebrate our 25th wedding anniversary. It is very clean, well maintained and offers spectacular panoramic views of Rome. It is just as described, a luxury penthouse, which was fully equipped to cater for all our needs and is well deserving of a 5* rating. Although compact, there was enough room inside for the two of us, and it has been cleverly designed to incorporate all the necessary amenities to provide a most enjoyable stay.

We had great communication with Alexandra and Marco prior to our visit. On our arrival Marco greeted us armed with two massive bunches of flowers, a gift for our anniversary, which was a lovely surprise and already that made us feel welcome before we even set foot inside the building. Marco showed us around the inside of the apartment, which he himself had designed, and he should be very proud as he has made such interesting use of the space. When we stepped out onto the terrace for the first time and Marco pointed out several of the major landmarks, it was a wow moment. The lower terrace and upper roof provide 360 degrees of breathtaking views, and both are well furnished with ample seating and tables. There is plenty of space to sunbathe and there are canopies offering shade if needed. At night when Rome is lit up the views are spectacular, and a great feature are the lights all around the base of the lower terrace walls which can be dimmed right down creating a lovely ambience.

We didn’t use of any of the kitchen equipment, except the fridge to keep drinks in, so cannot comment on the cooking facilities but everything was in place if needed. It was much appreciated that a hairdryer and a generous supply of towels were provided. There is also a washing machine for guests to use. It is well situated for accessing the major landmarks, and there are some lovely restaurants within close proximity (the hard rock cafe is only five minutes walk away). We both fell in love with Rome especially this apartment, and we have already been in contact with Marco and Alexandra to make arrangements to stay again next year. We would have no hesitation in recommending this apartment to others, and in our opinion if they choose to stay here they will not be disappointed.

Thank you Alexandra for allowing us to stay in your beautiful home, and thank you Marco for all your help whilst we were in Rome.

(developed as an expansion toward east during early 1900s), from

Spanish Steps and Trinità dei Monti, examples among the most

as the fulcrum of modern Rome.

Situated at a higher level than all the building around, the penthouse

is like a hideaway that will allow you to enjoy a spectacular view,

from one side toward the old Rome, with a whole collection of

churches, domes, palaces and terraces until beyond-Tevere (San Pietro,

the Vatican e the Gianicolo hill), and from the other side toward

villas and palaces that once were “in the country” (Villa Malta, Villa

Medici, Barberini Palace, Quirinale Palace) and toward the 1900s Rome

Despite such a central location, the apartment enjoys a particular

quietness and a serene ambiance, due also to the proximity to Villa
