HOUSE RULES
Occupancy and Visitors
Maximum 16 overnight guests. No more than 20 total individuals on the property at any time, including visitors. The person who books the reservation must be present for the entire stay and is responsible for all guests and visitors. Exceeding occupancy limits may result in immediate cancellation without refund.
Events and Parties
No parties, events, receptions, or gatherings of any kind, even if quiet or during daytime hours. Violations may result in immediate termination of the reservation without refund.
Quiet Hours and Noise
Quiet hours are strictly enforced from 10:00 PM to 7:00 AM. During quiet hours, music, televisions, and amplified sound must not be audible outside the home. At all times, guests must be respectful of neighbors and the surrounding community. Noise complaints from neighbors, HOA representatives, security, or local authorities may result in immediate cancellation and additional charges.
Parking
Maximum of 6 vehicles. Parking on grass is strictly prohibited at all times. No trailers, boats, RVs, or oversized vehicles unless approved in writing.
Trash and Waste
All trash must be bagged in secured trash bags and placed in the designated outdoor trash containers. No loose trash of any kind may be placed in the bins. Individual dog waste bags must be placed inside a regular trash bag before disposal. All personal food must be removed from the home before checkout. Improper trash disposal may result in additional cleaning, pest control, or HOA fines.
Pets
Maximum of 2 pets. Dogs and cats only. Maximum 70 lbs per pet. Pets must be disclosed and approved prior to arrival. Pets are not permitted on beds. Pets may only be on furniture if guests use their own protective coverings. Undisclosed pets may result in immediate cancellation without refund and additional cleaning or damage charges.
Smoking and Vaping
Smoking or vaping of any kind is strictly prohibited inside the home. Smoking or vaping is also prohibited on patios, balconies, or near doors, windows, or ventilation openings where odors may enter the home. Evidence of smoking may result in deep cleaning, odor remediation charges, and possible cancellation.
Pool Rules
Private pool. No lifeguard on duty. Swim at your own risk. Children must be supervised at all times. No glass containers in or around the pool area. Broken glass may result in a minimum $500 charge plus additional cleaning or repair costs. Pool heating is available November 1 through March 31 for $750 per week. Pool temperature is not guaranteed.
Security Cameras
Exterior security cameras monitor entry points and exterior areas only. There are no interior cameras. Tampering with or disabling cameras may result in immediate cancellation.
Checkout
Checkout must be completed by the scheduled time. Late checkout or failure to vacate may result in additional fees, including up to 200 percent of one night’s rent per day or portion thereof, and removal of belongings to prepare for incoming guests.
Utilities and Services
Utilities are provided for normal residential use. Excessive or abusive use may result in additional charges. No refunds will be issued for weather conditions, power outages, internet interruptions, or service issues beyond our control.
Commercial Use and Subletting
No commercial activity, filming, photo shoots, content creation, events, subletting, re listing, hosting, or rental arbitrage of any kind without prior written approval.
Damage and Cleaning
Guests are responsible for any damage, excessive cleaning, or misuse of linens, furniture, or amenities. Biohazard cleanup, including bodily fluids, may result in a minimum $750 charge.
