The private garden of XV century Palazzo Falier can be used but for eating or cooking: other arrangements can be taken with the property according to circumstances. On the days of your arrival and departure it is possible to arrive and leave with a private water taxi using the private jetty of Palazzo Falier and its prestigious entrance from the Canal Grande. The communal swimming pool is at the Giudecca, about 25 minutes from the apartment.

Wonderful Place in a Great Location

We could not have been happier with this apartment. Good communication with both the owner (Giovanni) and the gentleman who coordinated our arrived and departure (Orial). This is a small but lovely, clean, nicely appointed, and air conditioned apartment. The location was perfect for our 3.5 day pre-cruise stay, providing a quiet and comfortable place to stay with easy access to everything. It was a treat to take a private water taxi service directly to the apartment from the airport, and then directly from there to our cruise port. An assortment of restaurants and cafe's was only a 2 minute walk, and a full grocery store only 15 minutes away. We did have two small issues; there was a burned out light in the bathroom and the refrigerator door didn't want to stay closed. We were also disappointed with the clothes dryer. Either it was a combination washer/dryer that we didn't know how to use, or the owner's version of a clothes dryer was the rack they provided to hang wet clothes on. If it was a combo washer/dryer, some instructions in English would have been helpful. Overall however, this was a wonderful little place and we would happily rent it again. Peace and Quiet

We had a wonderful stay at this San Marco property in July. The apartment was perfect for two couples or 4 people. With updated amenities and hard to find AC, this location was ideal. We took a water taxi from the train station to the entrance of the property on the grand canal. The apartment has a great courtyard with grass and trees (rare). Right next to the Academia Bridge, we were in the perfect area for all of the sites. The property manager were great, and we would recommend this property to anyone looking for an amazing location in Venice!!

Terrific find in the heart of Venice!

We stayed at this property 3 weeks ago and were very happy with it. It was a 20 minute vaporetto ride from the airport and we were delivered right to the front door on the Grand Canal! Orial was there to greet us and show us around the property. The location was great! We had a short 3 minute walk to Campo Santo Stefano, where we were able to get our daily gelato fix, as well as a quick pizza lunch in the square. It was a 10 - 15 minute walk to San Marco Square to the east and about 20 minutes to the Rialto bridge further north. This property had 2 bedrooms that were that were perfect for two adult couples and it included a common sitting area, as well as a full kitchen. Previous complaints of mosquitos was unfounded and there was not an insect to be found anywhere near the property. Internet access was the best we had during our 2 week stay throughout Italy and the quiet, secluded location added to it's charm. The private garden/sitting area made you feel like you were at home. We would definitely stay at this property again in the future!

Comfortable apartment, but noisy nearby workers during the day

The apartment was comfortable and the bathrooms were nice. Valentina welcomed us and gave us good directions for using the apartment. We also liked the location - - just off the Grand Canal, but in an area not swamped with tourists. Campo Santo Stefano was nearby, with good restaurants, gelato, and a good grocery.

One caution: During the daytime, workers were working on adjacent apartments, and that included hammering and chiseling, at times on surfaces that adjoined our apartment. It was not possible to rest during the day. I doubt the folks who managed our apartment could do anything about it, but it was not peaceful while the work was going on. We would have provided a higher score, but the noise problem kept us from doing so. The work was only during normal working hours, so in the evenings and during the early morning, it was a peaceful place to be.

Very Disappointing Experience READ THIS BEFORE BOOKIING

Great Location BUT-

Unit gets lots of mosquitoes in spite of keeping windows closed. We could not figure out where they were coming from. We live in a tropical climate and are familiar with these nasty pests. Our last night there we closed our bedroom door, kept AC on and killed every visible one we could find. We could not sleep for the buzzing and got lots of bites. In the morning , inside of our bathroom (en-suite) I counted 13 mosquitoes which we visible because they were clinging to the walls bloated with our blood.

First day and the following morning were were treated to loud banging starting at 7:15 in the morning. Sound coming through the walls from unit next door being renovated was so lud I was able to record it on my phone. In fact the day before there was noise coming from another unit being renovated at the other upper end of our apartment. After our complaint the owner did manage to get it stopped in the morning. The unit is surrounded at this time by renovation.

No real coffee maker. The unit had only a 1 cup stove heated percolator coffee maker. We resorted to using a funnel draining into a container with a Melita filter. REALLY !!!!!!!!!!!!!!!!! How cheap can you get ! A French press is inexpensive and allows occupants to drink their coffee together.

Upon check-in it was implied that they would like us to declare when we were leaving, preferably by 10 am. I quoted the 11 am checkout time . They seemed to want us out by 10 am so we agreed. After scrambling to get out by 10 am we made the mistake of leaving our 2 hats on the wall hooks. Within an hour I notified Giovanni (owner) and Orial of our mistake. We asked them to send the hats to us and to take the postal cost from the deposit. Orial told us to contact Giovanni the owner thru the VRBO website. We contacted Giovanni by text, by email and by phone. He never responded to numerous requests. He would not pick up our calls, we know the number was correct because that is the one used to make the noise complaints. We are experienced travelers and understand not all experiences are perfect BUT this one is over the top and other travelers do not deserve this treatment.

We are waiting to see if they send the hats, if they do I will let folks know that at least they cared enough to return our forgotten items.

Owner's Response: Sadly this post is pure nonsense. Obviously this tourist wants to harm but I mean, let’s be serious as this is a serious site and I have a ten years experience in renting this apartment with not one single bad review. Lets have a closer look at his recriminations: He is complaining about mosquitoes???? In Venice in June? Having left the 6 windows open on its private garden (we all saw them)? Maybe in his great experience of traveler he didn’t know Venice is surrounded by a lagoon water? And that there are mosquitoes in Venice?! Instead of dirtying my walls maybe a simple anti mosquito plug – which is by the way supplied by us - or cream could have solved the problem? And he says he lives in a tropical place? Seriously? Coffee machine? Being Italian I take coffee very seriously and an electric Italian Moka machine, plus a Guzzini design silver plate cattle plus a water boiler plus a fully furnished modern electric – induction hob have always made our guests very happy. I have no clue of what he means with “cheap” and if he wanted a French press he maybe thought Venice was in France? Noises by a neighbor next door? The next door owner excused himself and stopped it as soon as I was warned. I am also sorry about that but… what else could I do? Bad luck, as there are no works going on since then. Check out time? It is fixed at 11am in the Rental contract or even later if possible. Nobody pushed him out an hour before. Maybe his watch wasn’t in the right time schedule? The very nice person doing the arrival and departures (Orial) has always been thanked and liked by our renters. About not answering my phone, my emails, again ... why does he need to lie? We have spent so much time sending him various text messages and emails asking for delivery address and his shipping commitment with DHL or FedEx, and also called his US cell phone: the pack with the 2 hats (an old cap and a cheap straw hat) is here in my office waiting for the pick up ! Hurry up dear guest because I can’t keep it for ever! Again, it’s so sad that some people like to write such untrue things on serious sites. Giovanni

Restaurants, wine bars, “Old Baccari” and typical “trattoria” are all around the corner, but you also have grocery, pharmacy, fruit and vegetables floating market near Ca' Rezzonico, and mini market store all at 2 minutes walk! To reach the apartment, you walk 2 minutes from San Samuele Vaporetto or, for your check-in and check-out, you can arrive with a water taxi and use the private entrance on the Canal Grande’s prestigious Palazzo Falier.

Golf: Alberoni Golf Club is one of the most amazing golf course in Italy, located at the Lido di Venezia betweenn the Adriatic sea and Venice lagoon. Its famous 'Alberoni', which means big trees, are visible from far and create a really charming spot.

Ski: Cortina d'Ampezzo, famous jet -.set ski resort, also called the 'Queen of the Dolomites' is about 1 hour 45 minutes away from Venice.
