Nestled peacefully between the Caribbean Sea and the Placencia Lagoon is the jewel of Maya Beach; Mi Sastun. This tropical haven will have a healing and rejuvenating effect on all who stay here. This charming house offers many amenities, such as east and west verandas, air conditioning, 32'television/100+channels, ceiling fans, fully equipped kitchen, three bedrooms(2 queen size, two singles), spacious living/dining area and lush tropical landscaping. All this and it's only a 60 second walk to the sea. Lagoon access is a short kayak ride from the house. THIS HOUSE IS NOT LISTED AS BEACHFRONT, but just across the street from the beach. First class dining is also close at hand. The Maya Beach Bistro and the Green Parrot Beach Houses are only a brief walk away. There is a grocery store, several bars, and even a bowling alley in Maya Beach. Land and sea tours can be arranged through the Green Parrot Beach Houses. The manager, Leo Ramirez, and his friendly staff can see to your every need.

Just a short kayak ride from the beach, you will find False Caye. This small island is surrounded by coral heads, sea fans, many tropical fish and an occasional manatee will swim past. All you will need is a mask and snorkel to enjoy these colorful sights.

Just six miles to the south, is the village of Placencia. A bustling little town, filled with restaurants, bars, gift shops, grocery stores, banks(ATM) and friendly locals. There is a bus service and taxis to take you to and from Placencia. Rental cars are also available in the village.

Whether you are into reef trips, Mayan ruins, cave tours, bird and wildlife watching, zip lining or just walking the miles of white sand beaches, you will find it all at Mi Sastun.

Clean property, prepared for our visit.

Mi Sastun was a lovely villa, by Central American standards, quite luxurious. Leo was a great help in planning excursions. Grocery store within 2 minute walk to the South. Maya Beach Bistro was fantastic, Mangoes was great, even the Green Parrot was nice - all within a five minute walk. If you want WiFi, you have to run to the Bistro - which is very workable. Maybe add WiFi to the villa in the future? Completely exhausted from snorkeling, zip lines, incredible waterfall climbs, and kayaking to false Caye.

Maya Beach Gem!!!

Mi Sastun is a fabulous place to stay! The house was clean and had all the extra things we needed. Extra towels, soap, shampoo, plus a fully stocked kitchen. Yes there is a coffee maker, and a percolator coffee maker if you choose the old fashion way. There is a water disperser, just walk to the market down the street to get a new jug (take the old one or they collect a deposit). We had six people in the house and always had hot water for showers. There is lots of parking in the back. The house and grounds are well maintained. The a/c units in each room work great! Too great, I actually woke up too cold and had to re-set it. The family room has a futon sofa, so it could sleep 1 more if needed. We loved sitting on the balcony in the morning listening to the birds. If there is anything you need Leo, the property manager is there to help.

We loved how close everything was: Green Parrot, Mango's, Belize Ocean Club (Belize Underwater Scuba), kayaks, the market, the lagoon.

I would highly recommend this property and we are hoping to go back next year to see the whale sharks.

Fantastic Spring Break Vacation!

If you're looking for a place to stay in Maya Beach.........look no further. You've found it! Great location the beach is an easy short walk away. I enjoyed walking the beach, collecting "treasures". Or if fishing or kayaking is your pleasure it is located on a canal that connects to a river where you can do both. We had some delicious snook meals. There is a nice coral reef off an island a short distance off the shore. We kayaked to it and snorkeled there. I enjoyed the hammock on the front porch a great place to kick back and read a book. The home is very comfortable, kitchen well stocked (we cooked many meals there) and furnish with beautiful locally made furniture. When we didn't feel like cooking there are some great restaurants within walking distance.

The property manager there, Leo is the best! Seems he's the "mayor" of the area, very knowledgeable and was able to make arrangements for our sightseeing needs.

I look forward to returning to Mi Sastun!

Awesome Vacation Experience

I highly recommend a stay at Mi Sastun in Maya Beach. The property is beautifully maintained with abundant flora and fauna.The house which sleeps 6 comfortably is located on a canal which takes the avid kayaker out to the river where fishing is excellent (snook and snapper made delicious dinners) It is located just a short walk from the beach and has various restaurants close by as well as a convenient grocery store. The Green Parrot resort is just across the street from Mi Sastun and Leo, the property manager is very knowledgeable and recommended a variety of touring activities like cave tubing, hiking at the Jaguar Preserve or visiting some of the many ancient ruins nearby. We were also able to snorkel along the beautiful reef located just a short kayak trip off the beach from Mi Sastun. It was a fantastic vacation and I would recommend it highly to anyone who is interested in exploring the beauty of Belize!

Reviews Over Rate Property

First let me caveat that I'm not a pessimist nor a spoiled American, and I don't enjoy giving less than stellar reviews for a property when I know it will offend the owner. I rely on customer reviews when booking, so I was disappointed in the disconnect between the reviews and pictures and what I experienced.

The positives are: 1) this property is in the centralized location to explore Punta Gorda, Dangiga, Hopkins and Placencia; 2) the unit and grounds are clean and very well maintained; 3) the unit is well appointed; 4) restaurants and groceries are very close by; 5) one can walk on the beach and the sound; and 6) there are many species of birds to watch.

The negatives are: 1) this unit is positioned inland from the beach and the main road for the peninsula and is surrounded by large trees, so there is absolutely no breeze (the positive of this is that even in a deluge the front porch does not get wet); 2) due to (1) sitting on the front porch is not an option, but there was no furniture to allow that anyway; 3) the only place to sit then is inside in the A/C, but the all wood interior and lack of adequate lighting makes it so dark in the living room (and bedrooms) that one can only read from a backlighted electronic device; 4) there is no coffee maker - there are filters that led to a search for one, but there is only an aluminum pot with no perk basket; 5) it must have been a bad few days for the property manager, Leo, who was not the vivacious, helpful person as described in the reviews and in the unit log, but rather one of the most unfriendly Belizeans we met; and 6) it was the highest priced and worst value for any of the accommodations during our nearly 3 week stay in Belize.

Not quite what we expected

The location is good- it is across the Hummingbird highway from ocean access. The property is on a rainwater system which required us to purchase drinking water as we were asked to save the tap water. The property had ant traps all around, lacked lamps in bedrooms and adequate space for clothes storage. The bathrooms are small with little storage space. There are no chairs to sit outside on and two of the six dining chairs were broken. The property was smaller than it shows in the pictures. The caretaker was less than helpful and is busy with a larger property he manages. Adjacent to the house a tenant does laundering and almost daily there was laundry hanging under our house to dry. There are restaurants nearby and opportunities to enjoy the beauty of Maya Beach which is why I gave it 3 stars.

Owner's Response: So sorry you felt a need to give 3 stars. Belize is a 3rd world country where people rely on rainfall for water, there are ants; and local people have to do laundry. Did you get a chance to enjoy the beautiful country you were visiting? I hope so.

I traveled extensively, in search of the 'right place'. Boating to Belize from Honduras, I saw Placencia on the horizon. Magic!! Coming ashore, I knew my search was over. As close to paradise as I had ever been, I was taken in. I began looking at properties and found a double lot in Maya Beach and Mi Sastun would soon become a reality. I am still working in the U.S., but try to get 'home' every two to three months. I have enjoyed this beautiful home since 2005 and have decided to share it with some of the lucky folks who find themselves in southern Belize. Come, stay, enjoy.

What makes this house unique

I feel the unique benefits of this home have to do with its location on the peninsula. You can take advantage of the proximity of the ocean for fishing, diving, snorkeling or beachcombing. Also, the access to the lagoon exposes you to some of the best fishing Belize has to offer. Here you will find snook, tarpon, jacks, Jewfish etc. Each one offers an exciting adventure and a tasty dinner that evening.

One Happy Traveler ★ ★ ★ ★ ★ What an absolutely fantastic place. Mi Sastun filled all our needs and is located in the perfect spot. The house itself is tastefully decorated and fully equipped with all the amenities you need to have a super vacation. Mi Sastun is located by the beach, but also has access to the lagoon, where the fishing proved to be unmatched(snook, jack and mangrove snapper). The Maya Beach location is close to many sites of interest. Leo, the property manager, arranged all our excursions, from snorkeling trip to waterfalls and Mayan ruins. Leo is truly the best. The Green Parrot resort is just across the street with kayak rentals, wifi, a great restaurant/bar and a very friendly staff. Big thanks to Leo. We hope to return to Mi Sastun again next year. Can't wait. Charles
