1st Floor
After arriving at the secluded property, walking in to the you will be greeted by a massive open living space facing glass walls that immediately show you the beautiful westerly view of the lake. Sunset views are so epic there are electronic shades for the glass walls should you need them. Here you’ll find a large living space with a gas fireplace and large picture frame TV, perfect for morning coffees and gathering by the fire on cold nights. Connected is a huge kitchen with a large gas stove, wall oven, convection microwave, warming drawer, and microwave with plenty of room to prep and cook for the entire home. We give guests supplies to have a full pot of coffee the first morning with cream and sugar so you can start the vacation off right if you haven’t made it to grocery store yet. There is an oversized Sub Zero fridge and freezer here along with a second fridge downstairs for extra storage. The kitchen has an eat in bar height table perfect for breakfast views of the lake and a kids table when gathering everyone for dinners. Around the fireplace is a dedicated dining room area with more lake views with seating for 12. There are two primary king bedroom en suites flanking the sides of the top floor both with their own walk out to private deck and lounge chair areas. There is a third queen bedroom with bathroom on the first floor as well as a full laundry room. Oh and every bed in the house is a high end tempur-pedic or purple memory foam mattress.
Every room has sliding glass doors out to an epic deck with beautiful patio furniture overlooking the lake just below on three sides. You won’t find nearly any properties with views this close to the water on three sides and facing west for amazing sunsets anywhere at Lake Anna! Theres room on the deck for just about everyone and includes a massive 500 pound umbrella for the center sitting area when needed.
Bottom Floor
Heading downstairs is where some of the fun begins, starting with the movie room. There’s a 100” TV screen with 5.1 surround and Xbox game console with unlimited game downloads. Down the hall is a large king bedroom and full bathroom with extra large shower. In the other direction you’ll step into the dedicated arcade game room which has air hockey, foosball, a driving arcade, a retro arcade with every old arcade and console game ever made on it, and a VR pinball machine where you can play full classic pinball in virtual reality while using real buttons for flippers. Off the game room are two kids bedrooms, one with two queen bunks and a pull out single, the other with 5 twin and twin XL bunks. There’s nice separation from the kids rooms and arcade, to the movie room, and then to the other king bedroom so no one will be disturbing each other with late night movies or games.
Outside
Stepping outside on the bottom floor you are immediately greeted with views of the lake all around you with an outdoor dining area for 20! There’s also an 8 person hot tub here as well. As you walk down toward the dock you’ll come to a massive stone fire pit perfect for late night fires and s’mores. You’ll also find the big white sand beach with 6 lounge chairs with perfect view of all the water play areas so you can relax while kids are swimming and playing. On the covered dock you’ll find seating for everyone with lights and fans as well as curtains for the sun. There’s an outdoor bar with refrigerator you can serve drinks from , which can also be kept locked for only adults with code access. When you step out to the open part of the dock there’s a floating walk way to a 15’ water trampoline, a water slide, and a jump board for huge cannonballs into the water. The water is between 6 and 10 feet deep all around the trampoline and jump off areas and this cove only has a few houses beyond us so is rarely traveled by watercraft. When they one does go by it is a safe no wake zone. Next two the beach you’ll fine a step out path to be able to walk right into the water which is convenient for the multi kayak and paddle board stand right beside it!

Why choose the private side? This is often the debate with visiting lake Anna, public side vs private side. Basically it comes down to, do you want to have a high school spring break party and all that comes with that for your vacation or do you want a peaceful, safe, and beautiful getaway with your friends and family?
The private side water is HEATED! Yes it stays 6-9 degrees warmer than the public side making it swimmable as early as April and as late as November which is reason enough in our opinion.
The public side is bigger and does have access to a few marinas via the water, but the keyword to remember is, it’s public. This means ANYONE, from anywhere can get on the water any time they want. During peak season, this can result in extreme congestion, which may feel unsafe and is often neither quiet nor peaceful. On the other hand, only the homes that are on the private side can use that water. That means that even at the busiest of seasonal time it’s still completely calm and quiet around the house and totally manageable should you kayak out a little ways.
Neighborhood notes You are less than 15 minutes from the main grocery store, bar, and restaurants including Italian, Mexican, Chinese, and a brewery. There are some vineyards and other breweries not far. The home is also about 35 minutes away from the opening billion dollar water park in Fredericksburg which will truly make it a year round in season experience. And then if you really want unlimited options for food and culture you are only 45 mins from Richmond!
