The two-unit villa can accommodate up to twelve guests, has five bedrooms and four bathrooms and covers an area of 160 square metres and a further 60 square metres of the cottage on two floors. On the ground floor of the villa (80 sqm) there is a large and very bright living room thanks to two large circular windows that look out onto the beautiful panorama as if they were paintings, equipped with two sofas, a fireplace and satellite TV a dining table, chairs and the kitchen with a five-burner gas cooker, electric oven, extractor hood, fridge-freezer, dishwasher and various appliances. In addition, there is a bathroom with window, shower, toilet, bidet, washbasin, and washing machine. The large bedroom with a double bed and a single bed (or three single beds) has a blackout window with mosquito net and a large blackout window, which gives direct access to the outside patio. A wooden staircase leads from the living room to the upper floor (80 sqm). Here is a double bedroom with separate entrance via external staircase, dimming windows and en-suite bathroom with shower, WC, bidet and washbasin. On the 30 sq. m. ground floor is the spacious living room with armchairs, wood-burning stove, satellite TV, writing desk, dining table, four chairs and the kitchen with gas cooker with four burners, microwave oven, extractor hood, fridge-freezer and various appliances. The upper floor hallway is accessed by a wooden staircase. Here there is a bathroom with window, shower, WC, bidet, washbasin and a large bedroom with a window (which can be blacked out), overlooking the beautiful swimming pool and the hill where the medieval castle of Poppi stands. The room has a fireplace, a double bed and a single bed. Important information for guests staying with pets: The property is completely fenced off with a two-metre high fence.For the exclusive use of guests there is the large garden equipped with children's games, foosball table, barbecue, table top, the possibility of picking spices for tasty barbecues, large trees to enjoy the shade and coolness if desired on hot days. Your animal friends can join you and bathe in the waters of the Arno river that flows at the edge of the property. Around the swimming pool is the solarium with sun loungers, deckchairs, benches and parasols. The large 6 x 12 swimming pool for relaxing bathing is equipped with a staircase in the corner, indoor and outdoor lighting. The patio is equipped with pergola, benches and a large table for outdoor breakfasts and dinners. The owners, who live in a separate building on the same estate, personally welcome guests by offering homemade jams and fine saffron pistils. Bread service is available on request (Monday to Saturday, with payment and purchase order on site). The Adriatic Sea is approx. 90 minutes away and the Tyrrhenian Sea approx. 120 minutes by car. It is possible to bathe in the lake, which is approx. 1.5 km from the centre of the village of Pratovecchio, or in the Arno river. The town centres of Pratovecchio and Poppi are about 3 km away. Excursions can be made to the Poppi zoo park, the Verna Sanctuary, the Camaldoli Hermitage and the Casentino National Forest Park. Florence is an hour's drive away, Arezzo is 40 minutes away and Siena 90 minutes.
