This beautiful wood-paneled cottage is nestled in the woods on a private 87-acre former Livingston Hudson Valley estate. Beautifully furnished and designed for comfort, the one-story cottage with sleeping loft has views of the woods, Hudson River, Catskills and historic mansion. Expansive deck has outdoor furniture and a charcoal grill.
There are three bedrooms on the first floor; 2 with double beds and one single along with full and half bath.The sleeping loft has a double mattress and and can accommodate two extra guests. Well-behaved pets considered and have their own little door. Cottage has essential mud room, cozy wood-burning stove, skylights, marble counters, dishwasher, washer/dryer, and AC.
Guests are free to wander the estate - they can visit expansive organic gardens, baby goats and their mamas, 2 horses, swimming pool, tree swing and beautifully the estate's recently restored original Gazebo. A lush fenced herb, vegetable and flower garden is available to cottage guests and is a short walk from the house. There is adjacent parking and a full-time caretaker on site.
Pet fee is an additional $50/pet for up to three days, $100 for more than 4 days.
You can opt to purchase Property Damage Protection from VRBO or leave a refundable damage deposit of $400.

About Dana Perry
We are the second generation to inhabit this magical 86-acre historic riverfront property, purchased in 1969 from descendants of the Livingston family of Clermont. Original Livingston Estate is now Clermont State Park, just 1/2 mile away. We maintain several long and short-term rental houses and host events in the mansion area in addition to organic farming, livestock and operating a wood mill.

Southwood is a convenient two-hour drive from New York City. The surrounding area, which includes, Tivoli, Germantown, Rhinebeck, Hudson, Red Hook, Clermont State Park, Bard College & Omega Institute, provides varied activities that appeal to a wide range of interests for travelers. A sublime relationship to nature, in addition to the historic elements of the estate, is the main attraction. Deer, turkeys, eagles, hawks, foxes, a wide variety of songbirds and assorted critters share the wooded grounds.

The property is magnificient. Everything was perfect.
I don't remember ever being somewhere that was so beautiful and peaceful. Southwood is the true meaning of serenity. From the grounds to the inside of the mansion, just breathtaking. My son's wedding was there and everything was perfect.
We stayed on the property for a wedding that was 1 mile down the road and also very beautiful, with great views of the Hudson River and the Catskills. There were at least 20 of us between the three houses, ages 2 weeks to 87 and it worked for everyone. We ate breakfast, lunch and dinner and shopped at the supermarket the next town over. Just the views were enough of a special aspect, and the houses have wonderful features inside. We played yard games, watched the goats in the pens, ate from the garden, swam in the pool, and strolled around. The staff was very helpful. They are great caretakers and sharers of this historic site. It's a wonderful place for a destination wedding, close and yet in the country. It made the weekend relaxing, special, beautiful with lots of time for family.
amazing getaway with unparalleled views of the Hudson
We stayed at this house two years in a row when visiting family in the area. The house is great for both adults (absolutely amazing views, great porch for barbecues and drinking wine, full kitchen, two bathrooms) and kids (animals on property, swing by the river, mowed lawn to play on outside of the house). The property is very close to Clermont State Park, which is beautiful, and Tivoli, which is great for restaurants. It is also just a short drive to Rhinebeck and Hudson so it is very easy to take advantage of everything that the Hudson Valley has to offer. But really it is the views of the Hudson that will stay with you long after your trip is over. We will stay here again for many years to come.

Just what we needed. And beautiful.
Perfect place to relax and play
We had two couples and our dog for most of the week and one more couple joined us for the last weekend of our stay. Southwood is a beautiful and beautifully-located property with comfortable accommodations and a stunning view of the Hudson and the Shawangunk/Catskill Mountains on the west shore. Our family had discussed several times vacationing in the Hudson Valley but this is the first time we had done so and Southwood was the perfect spot.
Dana and Hart are terrific hosts and since we were the only guests we had a chance to get to know them and received helpful guidance on local sites and attractions.
We especially enjoyed, particularly considering the near-100 degree temperatures many days, the large pool and pool house and we spent much time there staying cool. Our one-year-old dog even learned to swim! We grilled out most nights using the charcoal-burning Weber on the patio. Any especially nice touch was access to the extensive herb and vegetable garden to supplement the farmer's market meats and produce we had bought in Rhinebeck and Clermont.
The cottage was very charming and well-equipped though not large, ably accommodated the six of us and the dog.
We highly recommend a stay and look forward to our next visit since there is so much to see and do nearby and we barely scratched the surface.

Have enjoyed a memorable family gathering, sight seeing the pictorial townships around, spending hours in the well maintained pool, perfect for small children as well as seniors. Highly recommended

Guests have a choice between purchasing VRBO Property Protection or leaving a refundable deposit of $400. Cleaning fees depend on number of guests and days. Nightly rate is for 5 people, additional fees apply to extra guests. . Deposit payment is only refundable if cancellation occurs more than 30 days before check-in, less 10% admin fee. Holiday weekends such as President's Day, Easter, Memorial Day, Fourth of July and Labor Day require a three-night minimum stay
