Private, detached, furnished studio off 4th Ave, blocks from the University of Arizona & downtown. Simple, clean, and tiny, it stays booked near solid because of the low price for the really great location close to the fun of 4th Ave and downtown. Please be sure to read all details below about cleaning policy, etc :)

- Its size makes it best suited for solo travelers without a lot of baggage, or couples for short stays
- AC with remote, heat & ceiling fan
- Fast fiber optic wifi internet (200 Mbps)
- Comfortable queen bed with ventilated foam mattress topper
- Linens, towels, small desk, dresser, bookshelf, and 3/4 bath (toilet, sink & shower)
- Mini-fridge with tiny freezer, microwave, toaster oven, coffee-maker, steamer/rice cooker, blender, dishes and a nice gas grill w/side burner outside on the deck
- TV with USB port (no cable- major networks and local channels only, although cable can be arranged for longer stays if necessary)
- Nice courtyard with table & chairs
- Self-service laundry typically available on request (in a separate locked building, so give me notice in advance & I can unlock it for you)
- Please no smoking- we used to accommodate smoking outside on the deck, but have discovered that frequent smokers coming right back in afterward still bring in enough smoke odor that it's sometimes been noticeable by the next guest despite a thorough cleaning. Thank you for understanding.
- Please note this guesthouse is TINY: it's just a small bedroom (just large enough to fit all the above) & an attached bath (separated by a curtain). But it has vaulted ceilings and clerestory windows that make it bright & airy
- Check-in time is generally after 6 PM, but contact me to let me know when you'll arrive in Tucson, and we might be able to arrange a different time
- Check-out time is 11 AM

..in a quiet and friendly neighborhood that's just blocks from the University and right down the street from the shops, restaurants, and fun of 4th Avenue.
IMPORTANT: I don't like to charge the cleaning fees so many other places charge, instead offering you the option of cleaning yourself to avoid a fee. If you don't want to clean the property to the same fully clean condition it was in when you arrived, a fee of up to $50 will be withheld from the overall 'damage' deposit. You definitely don't need to clean if you don't want to be bothered with it, you just have the option of saving up to $50 (pretty easily) if you want. Note that you don't have to do the laundry to get your deposit back, but please make the bed with the spare linens and make sure the place is totally clean and 100% ready to go for the next guest, who may be arriving right after you leave. Please make sure you wipe dry the shower, not just rinse it, so there aren't any water spots. Cleaning products are above the shower (if you run out please let me know so I can bring in some more). And if you miss something, don't worry- I'm not going to charge you the entire $50 to clean one thing. This is just an option to avoid extra cleaning fees if you're like me, and tend to leave places cleaner than you found them :)
Note that currently 3 small dogs live in my house and have access to the patio (but not the studio) through a dog door. Maude is old, shy, mostly deaf & usually stays inside our home. The other 2 are recently adopted & in training because they're overly friendly- they excitedly bark and sometimes want to jump up to greet people. If they hear you coming down the drive they will likely rush out of the house barking, excited to see who's coming. If they don't keep all paws firmly on the ground, please tell them NO (no matter how much you may love dogs greeting you). Please don't pet them if they jump up- save petting for the times when they don't. Don't hesitate to let me know if they are being pests, and please make sure you always close the gate behind you or the pups may decide to go on a neighborhood walk by themselves and get into who-knows-what trouble :) Note that neither dog is large or scary at all, but if you don't like dogs or have had bad experiences with them you may not wish to stay here.
Also please note that I'm periodically improving the property. If you're there during the day, you may potentially notice the sound of saws and the like, only between 8am and 8pm. This is a rare occurrence, and it isn't very noticeable from inside the studio, but I do want to make guests aware that it's a possibility. If you're at all concerned about it, feel free to inquire if I have any projects planned during your stay. Odds are I don't, and if I do, I usually coordinate it for when you're away from the property.
