Detached house in a residence in Maremma with private beach

The house is 100 meters actual from the sandy beach, which is exclusive concession (it is the only structure of the Tyrrhenian Sea to have a private stretch of beach). From the village there are two paved access to the beach that crosses a maquis (called "Bobbin Lace"), they come directly to the bathing establishment of the Village provided with umbrellas, chairs and bed provided free by lifeguards. At the beach so you arrive on foot so not having the task of taking the car and being able to safely return home for lunch, a few steps from the sea.
The cottage includes a living room with sofa bed 2 single beds, a fully equipped kitchen on the ground floor, while upstairs there is a double bedroom and a bathroom. The house also has an enclosed garden and its patio, plus private parking. (the photos and the video are visible at:)
The cottage is about 3 km from the town center where you can find shops (supermarket, pizzeria, bar, newsagent, laundry, oven, ...). 1 km from the villa can find the kiosk and bar. Just outside the village is a long private driveway at the side with a large lawn where you can freely bring animals for walks.
The house is situated in the heart of Maremma, near important tourist centers such as Capalbio (7 Km), Orbetello, Porto S. Stefano, Porto Ercole (25 Km), Pitigliano, Saturnia with its Spa, Manciano, Talamone, Sorano, Sovana.

Pets: € 50.00 per week

Included in the price: apartment cleaning before arrival and after departure, use of crockery, consumption of electricity, water, gas, WIFI connection with 2 GB per week, use of sun lounger and umbrella at the PRIVATE BEACH (from 15 June to 15 September )

The equipment also includes: crockery, pots, pans, caspule coffee machine, dishwasher, stove, washing machine, drying rack, hairdryer, iron, 32 LCD TV, SKY decoder, Hi-Fi, air conditioning, combination safe, cots for teak garden, barbecue, 2 adult bicycles

Cancellation conditions:

If the cancellation is communicated more than 30 days from the date of arrival, the deposit is refunded and € 50.00 are retained for management fees.
If the cancellation is communicated within 30 days before the date of arrival, the deposit is fully retained with the commitment to return 50% of the deposit withheld in the case where you can rent the property in the period booked to another customer
