Rambling family second home sleeps 14 + Outdoor fire/grill area and pond.

Family retreat located near Burlington, VT. While within 30 minutes of Burlington, skiing and many other attractions, Simpson's High Meadow is located at the end of an unpaved well maintained road with complete privacy. There is an outdoor cooking pavilion with outdoor sink and toilet (accessible during the warmer months). This is adjacent to the swimming pond and connects to a gas heated one room post and beam cabin with sleeping loft and fire place (sleeps 6). Connected to this cabin by a breeze way, is a newer post and beam home with master bedroom, twin bedroom, sleeping loft with queen and double beds, fold out couch in basement, and a full bath (10 sleeping spots total). The cabin next to main house is heated but suitable for 'sleeping only' on the coldest nights in winter. The main house is fully heated and insulated and can be kept toasty warm with cast iron gas stove. There are ample flat areas for camping if desired, along with room for volleyball, soccer, etc.

Why Kris Francis chose Bolton

This retreat is designed for families to relax together. In the warmer months parents can gather around the outdoor fireplace hang-out by the fire or on the dock while the kids play in the pond or the field, all within view. In the winter, the pond can be flooded for skating and there are steep hills nearby for the construction of 'toboggan runs,' while the younger kids stay warm by the outdoor fireplace near the cabin.

Scott was an awesome host! Our large group enjoyed his home and the amenities he had to offer. The house was large enough to accommodate our group comfortably. We loved how quiet and peaceful it was at his house. The one thing we enjoyed the most was hanging out by the fire and the pond. The location of his house was a short distance to Burlington. We will definitely stay at Scott's home beautiful home again.

Perfect spot for a family reunion!

Thanks for the great hospitality! Scott met us when we arrived to ensure we had everything we needed - from floaties for the pond to camp chairs for sitting around the fire pit. . We spent relaxing days playing badminton and soccer in the field, catching frogs and salamanders, floating in the pond and exploring the many acres of forest behind the house. There were toys and games for the kids and the kitchen had everything we needed to cook wonderful meals for the family. A perfect spot for a family reunion!

Great Family Get-Away

As one of five siblings, living across the East coast (from Maine to North Carolina), it is a real challenge to get us all together. This year, our family get-away was at Simpson's High Meadow. It could easily accommodate 10 people and a toddler, and gave us all the amenities we could want.

We loved the pond, the outdoor living space, and especially the view! The close proximity to Burlington and other Vermont attractions was great for us - it allowed all of us to go out and "do things" during the day, but gather in the evenings for grilling, campfires, and games. It was great to be away from everything, yet close to everything.

It was a memorable weekend for so many reasons, and I could not have picked a better place!

Old College Friends Weekend Get-away

I couldn't have asked for a better place to bring 11 of my best friends to for a weekend get-away. We arrived to a sprawling lawn, warm but refreshing pond, and beautiful home perfectly fit for a weekend of fun on the lawn, swimming in the water to cool off, drinks by the fire at night, and warm beds for all.

I would highly recommend for any larger group get-aways and plan to come back here in the future

Burlington, VT

Quality time with family

Wow! This was a beautiful and magical setting to spend time with family. We gathered from Toronto, New Hampshire, Connecticut, and Vermont to enjoy some time together and relax. Our group filled the house, the cabin and even a few tents. There was plenty of space and we were very comfortable. We spent most of our time outside (except when we were huddled inside to watch the Women’s World Cup Semi-final game!)

We experienced all sorts of adventures and it worked out beautifully to have folks do whatever they were inspired to do and then meet back up at the property. In the five days that we were at High Meadow we hiked two different trails up Mt. Mansfield, hiked to Preston Pond (a five minute drive from the property), and ran/walked/and biked on the nearby dirt roads! Some of the young adults even found a great place to play Disc Golf! And those are just the off-site adventures we had.

On-site we swam in the pond, played volleyball, cooked food over the fire and spent hours sitting in lawn chairs just visiting and enjoying each other’s company (and the gorgeous view). We had an amazing time at Simpson’s High Meadow, and we look forward to going back!

While located in a very private location, Simpson’s High Meadow is within 30 minutes of Burlington’s City Center and Lake Champlain, Smugglers Notch Ski Area, Bolton Valley Ski Area, home to a number of top rated micro brewers and several fine dining locations. Within 45 minutes are Stowe, Sugarbush and Mad River Ski Area’s. Access to the Long Trail and many other hiking and snowshoe routes are available within the property or within a short drive. West Bolton Golf course is a five minute drive.

Above rates are for up to 6 Guest (winter rates) or 8 Guest (summer rates) . Add $25 Guest/night up to 14. If you would like to have more (camping?) please ask.

Mountain biking or use of other wheeled vehicles is not permitted on the property other than on the driveway. Use of firearms (including archery) hunting or use of paintball guns is also not permitted.

One possible drawback for some might be a nearby Vermont National Guard range that produces occasional noise from small arms and other military exercises. Thanks for your interest.
