This private and comfortable property has 3 bedrooms, 2 full bathrooms and a huge shaded back yard. We offer enough sleeping arrangements for 8 guests to spread out comfortably in 1800 square feet of living space, with an additional 640 square feet of deck. Just a short walk to the nearest Association beach, Carney Cottage is the ideal accommodation choice for a large family or a group of friends looking for a relaxing beach vacation.

You'll feel right at home the moment you step inside the home's airy interior, boasting an open floor plan on two levels. Upstairs, the spacious living/dining area welcomes you with cathedral ceilings and eco-friendly bamboo floors. Large sliding glass doors beckon you to the wrap around deck, where you can relax under the shade of the towering pine trees and relish the evening's cool ocean breezes. The Master Bedroom with its king sized bed is conveniently located on this level.

Downstairs, a large bonus room provides additional space for indoor play or settling down with a good book or Facebook, courtesy of whole house WiFi. The bonus room contains a futon and a set of twin beds. Two guest bedrooms, one with a queen bed, and one with twin beds, are also located downstairs. Here, the back door opens onto the huge grassy back yard, screened from the neighbors by tall pines. Its perfect for an outdoor party, pinata, or game of croquet. Just outside the back door you will find the enclosed outdoor shower, handy for cleanup as you amble home from your day at the beach. Enjoy a nap in the hammock under the whispering pines.

Speaking of the beach, there are two private sandy Seascape Association beaches within a few quiet blocks of the Cottage. Use the supplied beach cart and chairs to take the easy stroll, or drive if you wish; there's always plenty of parking. The calm waters of Buzzards Bay tend to be the warmest on the Cape, inviting swimming both earlier and later in the season. Walk far out on the jetty at Sunset Beach, and catch sight of the seagulls and cormorants fishing from the rocks. The Association also maintains a boat launch ramp, dinghy dock, and kayak storage. Bring your own kayak, or rent one for the week. And don’t forget your tennis rackets if you feel energetic, there are two Association tennis courts for your use.

Carney Cottage has everything you'll need for a comfortable and relaxing stay. The large eat-in kitchen features a gas stove and all the accessories you might need, even an antique lobster pot! A 55" 3D HDTV comes with expanded basic cable, 3D glasses, and a DVD player, complete with a supply of ocean-themed DVD's. Wireless internet access throughout the home, a propane grill on the deck, full sized washer and dryer, and central heat and air make for easy living. Carney Cottage is the perfect place to relax and unwind during your Cape Cod getaway.

In the Village of North Falmouth you will find several good restaurants (menus included in a folder marked “Our Favorite Places”). The famed Old Silver Beach is just a 20 minute bike ride away. Bike rentals are available in the Village, at the head of the Shining Sea Bikeway, a 10-mile mostly flat paved trail that extends all the way to Woods Hole. Kayak rentals are available nearby and there are a number of golf courses in the area. You’ll find great shopping and a grocery store at nearby Mashpee Commons. Just a short drive away is charming downtown Falmouth with its shops and restaurants. You'll find picturesque Falmouth Harbor, outdoor summer concerts, and the Island Queen Ferry to Martha’s Vineyard. Check out the historic Highfield Hall and the extensive gardens surrounding this mansion. Beyond Falmouth, of course, is Woods Hole, home of the world renowned Woods Hole Oceanographic Institute and a unique small aquarium.

About Anne Ochoa

My sister Joan and I have lifelong memories of the upper Cape. Our first experiences of the village of North Falmouth were wonderful summers on the beach, when our family stayed at my grandparents' house on the cliffs overlooking Old Silver Beach. Later on, our parents were looking for a retirement home with a mooring for the 26-foot sloop our Dad had just finished building. While driving around the Silver Beach area, they stumbled on the brand new community of Seascape, which only had a few houses at the time. Dad heard the clinking of lines on aluminum masts and unerringly found his way direct to Fiddler’s Cove, the snug harbor adjacent to Seascape. That did it! They optioned the property they wanted, a large, lovely tree-covered lot on a hill, with all the cash they had with them - $10! And this is the site of the current home.

Why Anne Ochoa chose North Falmouth

Our parents built their retirement home in 1972, and lived there year round. We would join them for visits and holidays, Joan from New York and I and my husband from Austin, Texas. With so many great memories, we wanted to preserve this family home on its large private lot. In 2014, after a hectic couple of months of renovation, we opened it to a very successful first rental season. Now, we’re happy to again open our home to guests who love or are destined to love Cape Cod, and want to build wonderful memories of their own.

What makes this house unique

WALK TO PRIVATE BEACH - A few quiet blocks from the house are the two private association beaches. Walk or drive, there's always plenty of parking. And the warmer water of Buzzards Bay invites a longer swimming season then other parts of the Cape.

PRIVACY - it’s one of the larger lots in Seascape at a little over half an acre, and has plenty of trees for shade and screening. The huge wrap-around deck is shaded in the early evening, perfect for barbecues and outdoor gatherings. Behind the house is a large grassy lawn surrounded by pine trees, a perfect place for the kids to play. One of the best amenities is the private outdoor shower with hot and cold water, for rinsing off after a day at the beach. There’s nothing like showering with the sun shining down on you!

FAMILY FRIENDLY - There’s plenty of parking, with room for a boat trailer or camper next to the garage. The interior of the house is open and airy. Our renovation in 2014 included new rugs, paint, furnishings and bamboo floors. We have central AC, heat and WiFi throughout. And of course the beaches are just a short walk away through neighborhood roads, so your family can come and go as they please.

HISTORY - Invisible, but deeply felt, is the calm ambiance of a loving home our parents built and shared together for forty years. Because of all the work they did for the Seascape Association, our family received permission to place a memorial bench in our parents’ honor on the beach nearest the house. It’s very special and was constructed by the whole family and dedicated on October 4, 2014. You will find it on Sunset Beach by the jetty. We invite you to sit, breathe, and enjoy the view.

Two private association beaches are within walking distance of the Cottage. There is a beach cart and some beach chairs available for your use. The closest beach, Sunset, contains a Memorial Bench dedicated to our Mom and Dad, Ruth and Loring Carney, who built the Cottage and sailed these waters for 40 years. Dad was also an avid tennis player, and made use of the Associations' 2 private courts. They are still in great shape and ready for you to play, so bring your rackets!

Carney Cottage was a lovely home for our vacation. It was extremely clean and furnished beautifully. Sitting on the deck in the evening after a quick walk to watch the sun set became a nightly event. It exceeded my expectations!

Great family vacation

Great house for a family vacation. The house was clean and neat. Two beaches were within walking distance. Large deck with chairs and table for easy dining. Air conditioning was a plus since our week was extremely hot and humid even for the Cape. I would definitely recommend Carney Cottage. We would love to vacation there again.

Great place for a family get together

We had a great time at this home. The place was clean and comfortable. Plenty of space for hanging out together, playing games and working on a puzzle. Proximity to 2 beaches was also very nice. We would definitely recommend this home.

Another relaxing vacation on the Cape

My family enjoyed another relaxing, great vacation this year. The house is equipped with everything we needed. The setting is private. The deck is large with a view into the backyard pine grove. It is also a short walk to the private Sunset Beach which overlooks Buzzards Bay. The beach is small, sandy. clean and not crowded.

Great vacation spot

The house is pleasant with more than enough space for us--5 people. We loved sitting out on the spacious deck. Loved walking to the several different beaches right nearby. Loved going in to Falmouth and Woods Hole, as well as taking a whale watch out of Hyannis. The outdoor shower is terrific. Loved all the light coming in from wrap-around floor to ceiling glass--sliding glass doors out onto the deck. Played a little modified croquet on the front lawn. Swung in the hammock in back. Kids aged 9 and 12 were happy.

SEASCAPE is a private upscale Homeowner's Association located on picturesque Fiddler's Cove in North Falmouth. Located on Association property are 2 private beaches, a boat ramp with dock, 2 tennis courts, and lots of quiet streets for after dinner perambulations. Our house is located on a wooded lot, and is one of the most private properties in the neighborhood. Beautiful mature pine trees provide a natural privacy screen around the house. You can see foxes, rabbits and songbirds from our windows. SWIM! Buzzards Bay waters tend to be warmer than those of the outer Cape. We start swimming earlier in the season, and swim later. Lots of shells can be found on both of our private beaches. Of course Old Silver Beach is within a 10 minute drive, but why hassle with the crowds when you have your own uncrowded space a few minutes' walk away. RIDE! If you like bicycles, they can be rented at the Bike Zone in North Falmouth, at the start of the Shining Sea Bikeway. In an easy day, you can ride to Falmouth or Woods Hole, have lunch at one of the many seafood restaurants, walk the shop-lined streets, and ride home, stopping for ice cream along the way. The Martha's Vineyard Ferry also leaves from Woods Hole. Bike there and don't worry about parking! There is horseback riding available within 15 minutes of home. WALK! The quiet streets in our neighborhood beckon. Locals also especially enjoy the walk through the woods out to The Knob, a promontory overlooking Buzzards Bay. It's near Quissett Harbor, about 20 minutes away. EAT! One of our favorite lobster places is the Lobster Trap Restaurant, about 19 minutes away.. Casual indoor and outdoor dining overlooking an ocean inlet. They serve up the biggest and best lobsters ever, along with all your favorite beverages. Nothing better after a day at the beach!
