In the upper floor there is a space for relaxation with a small room equipped with a bed. On the ground floor there is a large living room with a sofa bed, a sofa, a table with 4 chairs, a TV. The surroundings of the house are most beautiful, but the house itself was a disappointment. It was very hot, only during the night with the help of a ventilator the temperature was about 28 degrees. The insect screens did not function well: within 2 days I had more than 50 insect bites which spoiled my days. The furniture is rather out of date: especially the small chairs are ramshackle. If I had known these facts before I should not have rented the house.
Location a long way from shops (11 miles), descriptions of house not accurate, is not detached, not new conversion. Tripping hazard in kitchen area (step down to well), very uncomfortable dining chairs, two-seater sofa is only soft seating, odd mix of bits of crockery, cups/saucers don't fit, lots of useless clutter in kitchen, dreadful damaged cooking pots/pans. Height restrictions and cramped quarters upstairs, no electric kettle as advertised (but provided on request) shower not thermostatically controlled. Taps on bidet very slow. Owner tried to charge €20 per day if heating used. Wood-fire with wood provided, comfortable bed.

I will respond to your comments on Jino House in order and I would like to point out that your statements are not true!!
I would like to point out that since it is a house in the countryside, obviously the shops are not immediately under the house but the first center with shops is located just 2 kilometers away in the Pianella area where there are: a well-stocked grocery store, pharmacy, post office, tobacconist, hairdresser , a shop that rents bicycles, etc...
As regards the description of the house, it seems absolutely not in line with what I described in the advert, as it is a recently renovated house which is also absolutely independent (the entire house is reserved for the guest who has a independent and exclusive entrance) inserted in an ancient courtyard from the year 900.
The kitchen is equipped with everything and all brand new appliances, including the washing machine. The sofa is absolutely a two-seater, in fact it is not an armchair :). The chairs are not uncomfortable, they are country wooden chairs that fit into the context of the home furnishings.
All the crockery is there, including wine glasses and beer mugs, etc. There are pots, pans, pans, cutlery, etc.
As for the kettle in the house, there was one, but since you complained to my co-host saying that you didn't like it, I had you bring one from SMEG worth €170.00.
As for the water power, if you noticed that it wasn't at its maximum you could have asked Sabrina or written to me and we would have sent you our plumber straight away who would have adjusted it for you without a doubt.
If I had read in the house rules it is clearly written that in the winter months an amount of €20 per day is required for heating as, as there is no gas but methane, there are very high costs that we would otherwise not be able to bear . In the house there is underfloor heating which still allows Jino House to reach optimal and comfortable heating temperatures in the cold months.
As far as your stay is concerned, you left my house in terrible conditions, you never threw away the rubbish and you left many open bottles outside on the courtyard terrace even though we provided you with the card to open the bins. Furthermore, you brought (I don't know why) the pots, the lids, the tea basket, etc... and also the dirty dishes upstairs and I took the photos which I will send, at this point, to the team. Vrbo. Furthermore, we also found the sofa cover removed and thrown on the floor.
The 2 ladies who came to clean Jino House took a good 8 hours to clean and sanitize the house after your stay due to how dirty and messy it was and I immediately notified Vrbo of this as the cleaning cost me a total of €120 .
Honestly, I was very sorry for your comments that didn't correspond to the truth and you didn't even respect the house rules.

I'm 72, and I can't say enough about what a wonderful stay I had at the Jino House. It seems like the perfect location. 20 minutes from Siena, and the train station in Siena, so that I could easily make daytrips by bus or train to Pisa, and Florence. The trains and buses were very easy to navigate.
The house is darling, and has all the amenities you need to live comfortably. The view outside of the gated courtyard was spectacular.
I stayed for a month! My hosts, Patrizia and her mother Alberta were amazing hosts, and now amazing friends. They helped me discover all of the most interesting and beautiful towns, villages, wineries around Tuscany. There's so much to do and see. They left a very good list of restaurants and wineries, with descriptions, and price ranges. I went to many restaurants and places on their list. I would not have seen nearly as much without their advice and help, and because I was alone, they always made sure I was home safe.
Thank you Patrizia and Alberta. You made my retirement trip everything I hoped for. I'll never forget you or Tuscany, and leave with a warm and happy heart.

(I did rent a care the entire time I was here. You can taxi back and forth to Siena for about 30 euro each way, but if you want to see Tuscany in all it's glory, I do think you need to have a car)

Positiv:
- Kontakt und Hilfsbereitschaft der Gastgeberin waren über die gesamt Zeit hervorragend.
- Ausstattungstechnisch ist im Haus alles vorhanden, was benötigt wird.
Neutral:
- Sitzgelegenheiten sind leider nicht besonders bequem, vorallem die Stühle.
- Der PKW Stellplatz vor dem Haus ist in der prallen Sonne … das Auto daher extrem heiß. Gerade mit kleinem Kind schwierig. Ebenfalls ist er für Kombis zu klein.
Negativ:
- Fehlende Klimaanlage im Haus. Bei Außentemperaturen von knapp 40 Grad und Innentemperaturen von ca. 30 Grad. Ist das fehlen einer Klimaanlage nicht akzeptabel. Zwei billige alte Ventilatoren sind in keinem Fall zeitgemäß.
- Möglichkeiten für kleine Kinder zur Beschäftigung sind ebenfalls nicht vorhanden, ebenso ein Babystuhl.
Für Familien mit kleinen Kindern und in Sommer daher eher nicht zu empfehlen. Sonst aber toll.

Die Beschreibung der Anfahrt war ungenau. Die Ausstattung des Hauses gleicht einem Flohmarkt, die Stühle sind wacklig, die Gesamtausstattung ist mangelhaft, Terasse ist unfertig. Die Gartenmöbel sind verrostet. Alles erweckt einen zusammengesuchten Eindruck. Entfernungsangabe nach Siena stimmte nicht, nicht 10 sondern 18 km.

Die Wegbeschreibung zum Jino House war bis ins kleinste Detail sehr detailliert, da ich sie persönlich in der E-Mail-Nachricht für Sie geschrieben habe und außerdem das Navi Ihres Autos Sie problemlos dorthin gebracht hätte.
Was Ihre beleidigende Aussage betrifft, dass das Haus einem Flohmarkt ähnelt, so erfahre ich das zum ersten Mal, und im Gegensatz zu dem, was Sie sagen, gibt es sehr schöne Stücke und das Haus ist geschmackvoll eingerichtet! Ich weiß nicht, was Sie erwartet haben, als Sie sagten, dass die Einrichtung schlecht sei... was soll das heißen? Das Haus ist mit allem ausgestattet, was Sie brauchen. Die Terrasse kann verbessert werden.
Was mir an Ihrem respektlosen und unerwarteten Urteil seltsam vorkommt, ist, dass Sie meiner Co-Moderatorin Sabrina gesagt haben, dass Sie eine sehr gute Zeit hatten ...
Mir kommt es eher wie „Kleinigkeiten“ vor, wie man in Italien sagt. Er beschrieb nur negative Aspekte des Hauses, als würde er von einer Taverne sprechen, die Schönheit des Ortes, die Natur, die Farben, die Stille erwähnte er nicht einmal.
Das nächste Mal kann ich Ihnen einen Aufenthalt in einem Hotel wärmstens empfehlen, es wird sicherlich besser für Sie geeignet sein.
Wir wurden sehr lieb von Sabrina empfangen und haben tolle Tips für Unternehmungen und Restaurantempfehlungen bekommen. Wir waren eine Woche in diesem Haus und es hat uns an nichts gefehlt. Wundervoll und mit viel Liebe eingerichtet. Gerne wieder!
Une petite maison confortable au calme comme on les aime, fraichement rénovée tout en gardant son caractère authentique. L'accueil de Patrizia la propriétaire a été parfait , très arrangeante sur notre heure d'arrivée. Ensuite Sabrina a pris le relais pour nous donner plein de bons conseils. La maison est idéalement placée pour visiter la Toscane, sa campagne et les petits villages (San Giminiano, Arezzo, Volterra, pienza etc) et ses vignobles, à 20mn de Sienne et 1h30 de Florence. Cette maison est idéale quand on a fait des visites toute la journée dans la foule et qu'on a envie de retrouver du calme.

Wir haben eine tolle Woche im Jino House bei Patrizia verbracht. Die Ferienwohnung ist super ausgestattet (Küchenutensilien, Gewürze, Waschmaschine, Yogamatte, Kamin mit Feuerholz, Handtücher) und wir hatten eine herzliche Begrüßung und auch während des Aufenthalts netten Kontakt mit Patrizia. Es ist herrlich ruhig, ein Sundowner auf der Terrasse ist ein Traum und die Gegend ist wunderbar. Weinberge und Olivenbäume, so geht Toskana. Ein Auto sollte man jedoch dabei haben, da alles etwas auseinander liegt.
