You'll have access to the entire Villa, including a private courtyard for relaxing or entertaining. There’s also ample parking on site. The community has a park and playground, great for the kids or leisurely evening walks. The Villa is the perfect place for your next family vacation or a base for work.
The Villa, set over two levels, can sleep up to 8 guests, with three bedrooms and the family bathroom located upstairs. Downstairs the separate lounge area incorporates a welcoming wood fire enhancing the perfect place to relax. Sink into the leather lounges as you enjoy the benefits of the large smart TV. There’s also an addition half-bathroom located downstairs.
The dining room comfortably seats 6 guests and has direct access to the private courtyard, an ideal spot for outdoor dining, relaxing or entertaining.

Use an Uber, Lyft, Car, Bicycle, or public transportation. If you are on a bicycle, you can access the Bosque multi-use trails right behind the Walmart on Coors and I-40.
Other Things to Note:
* Terms and Conditions agreement and guest verification must be completed within 24 hours of reservation confirmation or prior to check-in whichever is sooner.
*Accidental Damage Protection Every stay at Irvie Homes comes with peace of mind, featuring up to $3,000 in accidental damage protection.
Coverage Details:
Protected: Accidental damages to furniture, fixtures, and appliances.
Not Covered: Damage from smoking inside, intentional or pet damage, landscaping damage, violations of house rules, and damages exceeding $3,000.
Additional Exclusions: Motor vehicles, aircraft, watercraft, personal items of occupants, credit cards, money, firearms, precious metals, business property, & electronic data. Losses due to gross negligence or criminal acts are also excluded.
Claims are subject to approval by the underwriter. Any damage not covered by the waiver or exceeding the coverage limit will be the guest's responsibility.
* Pool is run by the HOA and is seasonally open during warm months. The pool is open starting May24th until August. Pool is free to guests with a limit of 6. The pool is heated.
* Private Community pool is in the Center of the HOA community for Villa De Paz HOA Residents (Owners & Renters).
* Air conditioning is provided via evaporative cooler and also supplemented by additional AC cooling units in bedrooms
* The evaporative cooler is typically connected between mid-April and early May. Evaporative coolers are environmentally friendly air conditioners used in dry climates like New Mexico. Evaporative coolers can lower the temperature from 10° to 25°.
* Air conditioning is provided via evaporative cooler and also supplemented by additional AC cooling units in bedrooms
* Pet Fee - $200 per pet. Dogs only with 25 lbs. weight limit. No other pet types allowed.
* Welcoming 8 guests in total.
* You have private access to the entire Villa.
* Please park in either the carport, driveway, or the designated parking spots located by the wall at the end of the street.
* You can reach us by phone if needed.
* Front door opens via access code which will be provided.
House Rules
• NOTE: Your safety matters. There may be a Ring doorbell security camera, exterior cameras, and a Noise-Aware antiparty device or similar devices at the home.
• No local guests allowed within 50 miles of property
• Must be 25 years of age to book
• Guest must complete Check In Form to agree to the Irvie Homes terms and conditions, and provide photo ID within 24 hours of booking, or immediately if same day arrival.
• Quiet hours 9 pm to 8 am
• No Cats or other animals. Dogs Allowed for Pet fee.
• No smoking on property or consuming Illegal substances of any kind.
• No parties or events
• No moving furniture or appliances.
• Must obey house Occupancy Limits.
• Secure the home by locking all doors and windows anytime you leave the home
• Reservations over 30 days may require security deposit, background and credit check.
• For stays over 30 days, a monthly cleaning fee will be applied.
• Unreturned and/or lost house keys will result in a $100.00 fee to replace it.
• Pet Fee - $200 per pet. Dogs only with 25 lbs. weight limit. No other pet types allowed.
• Guest agrees to report any issues at home to Host immediately.
Covid and other Communicable Diseases Restrictions
• Please visit the NM Department of Health website to view any restrictions or travel advisories
• Guests acknowledge there is risk of Covid transmission and other communicable diseases with all travel. Guest will contact host if they believe they may be at high risk for having the Covid virus or other contagious disease including known exposure to persons with the virus, fever, and shortness of breath, coughing, or other covid-19 symptoms.
• Guests Agree that Irvie homes, and homeowner will not be held responsible for Covid-19 transmission during any travel.
POOL RULES
• This is a PRIVATE COMMUNITY POOL IS IN THE CENTER OF THE HOA COMMUNITY FOR THE VILLA DE PAZ HOA RESIDENTS (OWNERS & RENTERS)
• MAXIMUM 6 GUESTS FROM OUR HOME ALLOWED AT POOL AT ANY TIME.
• CHILDREN (AGE 16 & UNDER) MAY NOT ENTER THE POOL GATE UNLESS ACCOMPANIED & SUPERVISED BY AN ADULT (AGE 17 & OLDER) AT ALL TIMES. CHILDREN WILL NOT BE ALLOWED TO ENTER & WAIT IN THE POOL AREA FOR THE ADULT CARETAKER. DO NOT SEND YOUR CHILDREN TO THE POOL (WITH KEY) TO WAIT FOR YOU AND DO NOT LEAVE CHILDREN ALONE INSIDE THE GATE FOR ANY REASON.
• NO ALCOHAL ALLOWED IN THE POOL AREA.
• NO ADDITIONAL GUESTS ALLOWED THAT ARE NOT STAYING AT NOT ON YOUR RESERVATION AND STAYING AT THE VILLA.
YOU ARE RESPONSIBLE FOR ALL DAMAGE (ACCIDENTAL OR DELIBERATE) CAUSED BY YOU, YOUR CHILDREN.
