One block (1 min. walk) to the beach! This new 2-story home (2021 New Construction) sleeps 6 in three Bedrooms (1 Queen, 1 Queen, 2 Twin) and has 2 full bathrooms. The open living space includes the kitchen, living room and dining area with lots of windows providing natural light, views of marsh sunsets and partial ocean views. You will love the 15'x16' second floor furnished deck with ocean and marsh views. Sunsets are stunning and if you rise early, you'll enjoy a wonderful sunrise with your coffee. There is AC and heat throughout for your comfort. We pride ourselves in providing a clean and welcoming home for our guests.

- 1st Floor Open Living Space with kitchen, living and dining areas lined with windows and is sunny and bright with marsh sunset views and partial ocean views.

- Comfortable leather couch, easy chair, coffee & end table, flat screen TV, U-Tube TV live, and Chromecast with Google TV.
- 1st floor Queen Bedroom has a queen bed, bureau, 2 bedside tables, large closet
- 1st Floor bath has a sink vanity with drawers, roomy 4' walk in shower, comfort height toilet
- 2nd Floor Queen Bedroom has a queen bed, bureau, 1 large bedside table and 1 small bedside table, closet, marsh view, and a sliding door that opens to the 15’ x 16' deck with lovely ocean and marsh views.
- 2nd floor Twin Bedroom has two twin beds, bureau, a shared bedside table, closet and marsh views.
- 2nd Floor bath has a sink vanity with drawers, a tub/shower unit, and comfort height toilet.

Climate Control
- A Mitsubishi split in the kitchen provides A/C or Heat for the open living space. This unit also cools/heats the 1st floor Queen Bedroom with the bedroom door open.
- Ceiling vents in each 2nd floor bedroom deliver A/C or Heat and are controlled by a thermostat in the 2nd Flr Queen Bedroom

Outside Details
- Walk one block to Wells beach in 2 minutes or less
- Parking for 2 cars, tandem. If you need more parking, see information below on nearby parking
- 3 steps to enter the 1st floor of the house from the driveway.
- Gas Grill with cooking utensils is right outside your door
- Foot wash area to clean up after the beach is right outside your door
- The large 2nd floor deck has views of the ocean with sunrise and of the marsh with sunset. There is a table and 4 chairs, 2 Adirondacks and lots of extra room.
- There is a very small grass area in the front of the house for a couple of beach chairs but otherwise, there is no yard.

LOCATION: The house is located 3 blocks south of Mile Road on a dead-end street in a quiet friendly neighborhood - walk just one block (1 min walk) to the beach access on Rachel Carson Lane. Also within walking distance is Wells Beach Center with shopping, arcade, playground, trolley stop (not currently running), restaurant and ice cream. The Hannaford Grocery Store, ATM/Bank, Movie Theatre, Liquor Store and a Laundromat are within about 1 mile from the house. The Wells Commuter Rail Station (to Boston or Portland, ME) and the I-95 exit Rt 109, is about 2 miles.

ITEMS PROVIDED: The new Kitchen has a dishwasher, electric range, microwave, full size refrigerator with ice maker, dishes, silverware, pots & pans, utensils, gas grill utensils, automatic drip coffee maker with filters, new toaster, blender, tea kettle, trash bags, dishwasher pods, liquid dish soap, a new dish sponge, a few necessities such as oil, Salt & Pepper and hand soap at kitchen and bathroom sinks. Right outside your kitchen door is your gas grill and there is also a foot wash area to clean up after the beach. There is wireless internet, a hair dryer, a flat screen TV, YouTube for LIVE TV, and a Chromecast for casting from your own device if desired. Each bed has zippered mattress protectors (2 queen beds, 2 twin beds) and there are 12 pillows for your use. A Large Drying Rack is provided for wet bathing suits and towels. There is no Washer/Dryer in this house, however, there is a laundromat about 1 mile away.

PLEASE BRING (or arrange to rent) your linens and bedding, including blanket, mattress pad (recommended), sheets, pillow cases, bath towels, bath shower mat, hand towels, wash cloths, kitchen towels. If you prefer to rent these linens instead of bringing your own, I recommend Cottage Linens. Go to www.cottagelinens.com and select what you need and they will deliver on the day you checkin and then pick up the used linens on the day you check out. I am not affiliated with this company in any way, but they provide a nice service for many guests in the area. Also bring your toiletries, bath soap, toilet paper, paper towels, spices for cooking, napkins, beach towels, beach chairs, cooler, beach toys, etc.

PARKING: The property has Parking for 2 Cars, tandem (one behind the other). If you need additional parking, you can arrange it in advance with the owner of a private parking lot only 2 houses away. Additional information will be provided with your booking confirmation.
Parking is not allowed on any streets in this area of Wells.
The town parking lots at the beach end of mile road (next to the playground, and at the beachfront) have pay stations for the day. They don’t allow overnight parking.

BEACH INFORMATION
Our Beach has a sea wall and the Public Accesses have stairs to go down onto the beach. Along this section of Wells Beach, the water comes all the way up to the sea wall at high tide so you will lose the beach for about 1 to 1.5 hours on each side of high tide, depending on how high the tide is that day. Conversely, during low tide, there is a nice large flat, uncrowded beach of packed sand to play games and take long walks. The Jetty is a little over a mile and a wonderful walk. The low tide also leaves many tidal pools that are great fun for the kids to explore sea creatures or play in the water that is warmed by the sun. We (the hosts) live in this neighborhood and never mind planning our beach time around the tides, however, if you want to go to the beach at high tide, you can easily walk 7 minutes across Mile Road to Atlantic Ave Public Access #1 where there is beach during all tides. If you are already on our beach, you could choose to walk along the beach rather than going up to the street for an even easier 5 minute walk.
