• If you want to use the community amenities, you are required to fill the registration form. Activity passes for accessing the community amenities (pool, beach, basketball court and kids playground) are available for purchase at additional $5 per person per day at the office. Office hour is Monday & Wednesday 8am-4pm; Friday & Saturday 8am to 2pm. Please let me know if you like to pre-register. Pool and Beach opens from Memorial Day weekend to Labor Day weekend weather permitting. Water activities are at your risk. No lifeguard on duty. You do not need to register if you don't want to use the community amenities.

• Must advise each guests name and age after booking ASAP for check in purpose.

• Rental Contract/BBQ agreement must be signed and returned within 2 days.

• please note wall decoration/dinning table setting/bed sets/entertainment might be changed from time to time-please treat this house with respect as we hope everyone can enjoy it~

House rules:

• There is a 3 night minimum for Holidays. When booking weekend in which only one of the nights is a weekend night, weekend rates will apply for all nights.

• Additional non-refundable service fee for using the hot tub is $150 plus tax. Please make sure to CLOSE the lid after use.

• Quiet time is between 10pm and 8am- please be courteous to nearby neighbors and not be loud outdoor and late at night.
• Family and guests/friends of family only. NO PARTIES or events please.
• Must be over 25 years old to book.
• Please turn all lights off, turn all heat thermostats to 55 degrees, close all window/doors, turn off the ac in the summer time.
• Please leave all sports equipments in the storage shed to prevent damaging the floor.
• Please bring indoor slippers or soft sole shoes to wear inside of the house. Do NOT wear heels or boots to avoid damaging the floor.
• Please do not bring bath towels/linens outdoor as they become soiled and extremely hard to clean.
• Please tidy up any remaining food waste/garbage to prevent foul smell from developing. Please leave all trash in garbage bags and leave them in the trash cans or next to them if you can't fit everything inside. Upon check out, please bring all trash to the trash pile outside.
• No smoking / No Pets please.
• Please do NOT download any copyrighted material from the internet- doing so will lock and STOP the internet. Copyright infringement is strictly PROHIBITED.

We do not issue refund unless re-rented. We always advise our guests to purchase trip insurance if they expect their rent to be refunded to cover any unforeseen events--we will NOT be responsible to cover the rent if guest's group member(s) cannot travel to the house due to events like sickness or cancellation of a planned event. Trip insurance is always the best prevention for a fraction of cost and peace of mind. There are many travel insurance you can get easily on your fingertip online.

Owner will not be responsible for any lost or injuries happened during your stay. Do NOT leave children unattended outdoor. Do NOT confront with wild animals.
Under no circumstances the owner will be issuing any refund/credit/compensation. We advise all of our guests to purchase travel insurance prior to the stay in case any unforeseen matter happened.
