LAKEFRONT FUN
From the expansive over-the-water deck, enjoy watching wildlife and boaters on Lake Osborne. The lakefront seating areas, fire pit, and wet bar are great for entertaining. Kids and adults alike with get a kick out of playing two miniature golf courses with dinosaurs “guarding” the course. Try your game of chess on the over-sized chessboard. A paved brick path leads from the lakefront up to the swimming pool and tiki bar.

SOAK-IN FLORIDA
Splash around in the sparkling blue, heated freshwater pool while gazing at Lake Osborne and watching tropical birds fly overhead. While in the pool, feel the water tumble over you from the soaking tub spillway.

TIKI HUT BAR & GRILL
The large 20’ x 30’ tiki hut is equipped with a large SmartTV, a Bluetooth sound system, and a 20’ long bar. The raised grilling area adjacent to the pool provides sweeping lake and territorial views while the Grill Master tests their skills. All combined the lake deck, pool, tiki, and bar areas are perfect for entertaining and enjoying laughs with friends and family,

Guest Access
Guests have access to all rooms at Eastview Manor including, the lakeside area, swimming pool, tiki huts, outdoor bar, grilling, and pergola areas. The circular driveway makes parking a breeze and can accommodate up to seven vehicles.

Guest Interaction
Our guests like their privacy. The Eastview Manor front door is equipped with an electronic lock enabling self-check-in/check-out, and come and go as they please. Your Hosts, Kyle and Newie, a brother and sister short-term rental team, are not on premises, but are available to answer questions and provide local advice.


BOATING ON LAKE OSBORNE
Guests are permitted to use the kayaks, paddle board, canoe, and paddle boat launching from the lakefront of Eastview Manor into Lake Osborne. Personal Floation Devices are available. No unsupervised children are permitted to use the watercraft. Know that use of watercraft is at your own risk and Owners of Eastview Manor will not be held responsible for accidents, nor injury. Watch for animals in the water and boaters. Please return the watercraft and paddles back to the racks on the deck. Swimming in the lake is NOT recommended; use a boat to enjoy the water!

BUGS & CRITTERS
Be mindful that Florida is considered a sub-tropical climate, warm and humid. It’s the reason you’re visiting right!? As such, there are variety of insects, birds, lizards, and frogs that can call Eastview Manor home. Occasionally you will spot an insect, frog, or chameleon in or near the residence. This is considered normal for Florida. Insects should be removed. A frog or chameleon left alone will depart on their own. Take a selfie with the critter!

DRUGS
No illegal drugs are permitted to be stored or used at any time at Eastview Manor.

EVENTS & WEDDINGS
Eastview Manor does allow small wedding, family reunions, receptions, or business retreat events. Contact Owner Kyle to discuss your situation, event details, and package options.

The home is located in a residential neighborhood. Local ordinances dictate no loud music, noise, or partying after 10 PM. While the neighbors are aware of our short-term rental residence, they are not tolerant of excessive noise and partying.

By booking Eastview Manor you agree that if the police are called for excessive noise, partying, or other reasons you will be charged $500 and will subject to non-refundable cancellation of the remainder of your reservation.

MAINTENANCE CREWS
Pool Crew
Each Monday and Thursday at approximately 8 AM - 12 PM, the pool crew arrives to service the pool. Service takes about 90 minutes to complete. Please do not be in the pool prior to or during servicing of the pool. Once they are done you may use the pool again. If the crew arrives and you prefer they do not provide service, you can send them away until the next service date. Please notify Owner Kyle prior to doing so. Note that not having the pool serviced may negatively affect water quality.

Lawn Crew
Each Wednesday and Saturday at approximately 8 AM - 3 PM the lawn crew arrives to mow and edge the lawn, and blow debris from the front, sides, and back areas of the house. You are welcome to be in the areas while they work, but be aware that it is noisy and somewhat dirty until they are finished. If the crew arrives and you prefer they do not provide service, you can send them away until the next service date. Please notify Owner Kyle prior to doing so.

PARKING
The circular driveway provides plenty of parking for up to seven cars in front of Eastview Manor. We recommend no parking on the street.

PETS
No pets are allowed at Eastview Manor.

POOL
No diving is permitted. No glass is permitted in or near the pool or soaking tub.

The heated pool is set at 85 degrees from December to March. All other months, the heater will be turned off. There will be additional $50 per day fee if you would like temperature to be higher (up to 95 degrees) for April - November months. For pool temperatures of 95 to 105 degrees, it will be an additional $75 fee per day. Please know that air temperature and cold weather will negatively affect the actual water temperature, over which we have no control.

There is no life guard on duty. Eastview Manor, its owners and agents of the property, will not beheld liable for accidents, pool-related or dock accidents, drowning, or bodily harm/personal injuries.

Guests must sign and return the Pool, Boat & Rental Liability Waiver three days prior to check-in.

SECURITY
To help secure Eastview Manor, and for your security, the front door, parking, lakeside and pool areas contain outward facing camera system. There are no security cameras inside the residence. We want our Guests and Eastview Manor to be as safe as possible.

SMOKING
No smoking of cigarettes, cigars, or other substances is permitted inside Eastview Manor at any time, nor is vaping. Smoking and vaping is permitted outdoors, but please use provided ash receptacles for cigarette butts.

TEMPERATURE
The first floor thermostat is in the hallway near the half-bath. The second floor thermostat is at the top of the stairs in the hallway. Feel free to adjust the temperature to your liking. Fans are provided in guest rooms and the living room. Please close the doors and windows when operating the air conditioner. We prefer not to pay to cool Florida!

TV
There is no cable TV service at Seabreeze Oasis. SmartTVs are provided in many rooms and in some outdoor locations. Use the remote to enjoy your favorite app for TV-type content. Log into your favorite TV app to watch Netflix, YouTube, Hulu, NFL, etc. Remember to logout of your apps prior to your departure.

WIFI
High-speed internet is available throughout the house and tiki bar area. Please do not unplug the internet router and mesh-network devices. If you unplug a device, not only will you not have internet, but there could be a service fee to reconnect the device should a service call be necessary.


CITY of LAKE WORTH BEACH
Eastview Manor is located on the south end of Lake Osborne. Within walking distance is The Hive Waterfront Restaurant & Tiki Bar, a local legend for live music, great bar food, and popular with boaters tying up to enjoy a burger and a beer.

Only 10 minutes east by car is downtown Lake Worth Beach. Its two streets of local merchants, restaurants and bars feels like old school Main Street USA updated from the 1960s in Florida style. A few more minutes east and there is Lake Worth Beach Pier, Lake Worth Beach, and Boynton Beach. Benny’s on the Beach is well known for a great sunrise breakfast. Other local favorite waterfront bar and grills are Two Georges and Old Key Lime House.

A five minute drive takes you to the full service Publix grocery store, banks, shopping, hair cut services, and quick-serve/fast food restaurants. Target and Walmart are a 10 minute drive.

AIRPORT ACCESS
Eastview Manor is easily accessible by flying into West Palm Beach (PBI) airport, about a 15 minute drive. The larger Fort Lauderdale International (FLL) airport is an easy 45 minute freeway drive. Miami International (MIA) is about an hour away. All airports are served by Uber and Lyft.

TRANSPORATION
Lyft and Uber services are readily available form your smartphone app. Taxi services is also available in the area.
