1 bedroom -3 adults maximum, ground floor, beach and Garden View apartment. Near the pool, tennis court , play ground, laundry & front desk. Apartment is fully equipped allowing you to feel at home away from home. We left simple things like card games for "old time" relaxation, sewing kits, first-aid kit and Q-Tips for you to use during your stay. Where else will you find this? queen-sized bed, sofa bed and a single day bed, hot water heater, ceiling fans, floor fans air conditioners, fully equipped kitchen, iron and ironing board, hair dryer, hand soap, cook top, refrigerator, drying rack, two smart t.vs.), WIFI, internet, cable channels and more.

SUPPLIES:
We provide 2 bottles of water, toilet papers, hand soap and dishwashing liquid as a compliment. Please replenish at your expense. Thank you.

Centrally located, no need for a vehicle. Near to Dolphin Cove, Ocean's 11 restaurant, Dunns River Falls, Calypso Rafting on the White River, Mystic Mountain Park, Turtle River Park, Craft Markets, Island Village Market, Taj Mahal and more. If you take a taxi, please negotiate fares before departing. Please barter when shopping. I urge to to try the chicken at KFC and patties at both Tastee (original) and Juici beef patties, Devon House ice-cream, jerk chicken, jerk pork, escovitch fish, festival, yams, salt-fish fritters and... For pizza try Pizza King or Pizza Hut and several other small restaurants. The restaurant & Grill on property are privately owned and have delicious, reasonably priced meals.

IMPORTANT:
1. Please wash all beach sand off at the shower by the security guard. Do not enter the apartment with sand; it will clog the drainage.

2. Please use the drying rack to hang your towels/clothing. Hanging items on the patio rails is prohibited; you will be fined.

Perfect location in Ocho Rios.

Exactly as described in a perfect location to explore Ocho Rios. Very clean and has everything you need. The grounds are beautiful as is the pool area. Excellent communication with the host. Would definitely stay there again.

Do Not Trust This Host – Very Disappointing ExperienceUnfortunately, I cannot recommend this property, and I would not stay here again. My biggest concern was not the property itself, but the accusations and communication from the host after our stay.This is a beachfront property, and we followed the instructions to rinse off sand at the gate and again before entering the apartment. Despite this, after checkout the host described the apartment as being left in a “deplorable condition” because of sand and attempted to charge us an additional 40 cleaning fee, even though I had already paid a 50 cleaning fee with my reservation. In my opinion, normal sweeping and mopping of sand should be expected as part of routine cleaning at a beachfront rental.The situation became even more concerning when I was accused of leaving the air conditioning, fans, lights, and blow dryer running and essentially accused of excessive or abusive electricity use.What was particularly troubling was the issue with the air-conditioning system. During our stay, it was apparent to us that the A/C had sensors or an automatic shutoff system that would turn the unit off when the room was unoccupied or when a door was left open. However, when VRBO contacted Karen regarding my concerns, I was told that she stated the property did not have these sensors. That directly contradicted what we personally experienced while staying at the property.This left me with serious concerns about the host's honesty a

Marceline Thank you for your review. We submitted all proof to you and VRBO so your one star review explains your retaliation. You are quite aware that you did not adhere to our property rules. Upon entering the property, our assistant shared videos and photo-graphs of the manner in which the apartment was left; both were submitted to VRBO to authenticate same. A tremendous amount of sand was in the apartment and there was evidence that a celebration occurred in the apartment; we do not permit celebrations. Additional cleaning cost were incurred. The walls and floors were soaking wet from the over-usage of the air-conditioners. You used over 70 kwh of electricity on one full day of your stay. The average guest uses 24 kwh; the proof was submitted to VRBO to authenticate same. I am uncertain about your comment from VRBO regarding the air-conditioners and our sensors. VRBO received the proof of the electric usage over a two weeks period between three guests; including your two nights stay. All appliances must be turned off individually prior to turning off the main breaker; this did not occur. Please remember, this is our home away from home and therefore, you must have respect for other people's property. I must state that this is our first experience with a guest leaving our property in a deplorable condition. Please note that we have several repeat guests and guests who remain in communication with us long after their stay.

Upon entering the apartment we were hit with a very damp unpleasant smell that couldn’t be covered with Lysol or other air fresheners. Even the bedding and couches carried this odor. The housekeeper provided us with a new set of linens and was very helpful when we needed her. The garden view from the patio is beautiful, but the view of the beach is obstructed by a tall iron fence. We were unable to walk directly onto the beach from the property. Instead, you have to request a beach pass daily and enter through the public gate with non-guests. We were hoping for a little more privacy on the beach.The pool is lovely and the location is smack in the city center. If you hate wearing a wristband in public that announces where you’re staying, no worries because no one checks for it after check-in so feel free to discard. The water pressure is too low in the bathroom and the host expects guests to access the utility panel to turn the electricity on and off. Overall, our stay was ok.

Thanks for staying with us & the review. This is our first complaint regarding damp unsolvable unpleasant smell. Dampness from a beach-front property is not unusual. However, what you descriped is questionable since Shelly cleaned the day before you came after guests checked out. There is direct view of the garden & beach from our apartment; our photograps authenticate this. It is a gated community so a fence prohibits unauthorized people. A private beach was never advertised; Ocho Rios Bay beach is a public beach. The expensive all-inclusive Moon Palace Resort also share this beach. Access to the beach was an easy walk through our back gate; the government mandates the beach. Prior to your visit, I shared thorough information that included: 1. Wrist bands for FREE access to the beach will be issued by the receptionist. This allowed you to stay beyond closing hours unlike the general public. There was no need to keep those bands on indefinitely; we are not an all inclusive resort. 2. First complaint about low water pressure; the Water Commission mandates this. 3. All guests are asked to turn on the breaker at the beginning of and off at the end of their stay. This was not a secret; Shelly could have assisted if you were uncomfortable. You forgot to share: 1. We gifted you two bottles of Jamaican alcohol for hubby's birthday. 2. We only provide two toilet papers but, give you more & kitchen towel & oven mitt when you asked. We try to accommodate all guests.

Communication with owner was great. She was very accommodating and respond really fast when ask a question. I also ask to check in early which she was able to do. Location was perfect and beach was only footstep’s away from my room. Everyone on property was very welcoming.

Best Beach Villa Experience!

This was our first villa stay and we felt so at home. Karen and Ruddy had everything we could need for a relaxing stay near the beach. The villa is within walking distance of the beach, perfect for our daily visits to the water. It was a bonus that they had beach chairs and amenities available for use, especially with the prices of renting chairs on the beach. Although we experienced some plumbing issues due to unexpected rainstorms, Karen and Ruddy were always available and kept us posted on the conditions. Overall, a must-return spot for a serene getaway.

Our villa has one of the best views as it captures both the garden and the ocean. It is even more relaxing when you admire the cruise ships that dock in the ocean. Sand Castle is centrally located so you can park your car and walk to most vicinities. We provide complimentary beach towels on loan. Fully renovated.
