The bedrooms are designed around a tropical garden, fountain and unheated swimming pool. Multi-level terraces offer expansive views. Restaurants, bars, shopping, and “The Famous Malecon ” are within just a 5-10 minute walk. The bus line is conveniently located only 3 blocks away. Uber and Taxi's are very easy to come by. This unit encompasses the entire first floor including the garden. The space has a bathroom with each of the two bedrooms and an additional bathroom for guests. There are 4 other rental units in this building.

Our host Gonzalo was excellent and wholeheartedly welcoming! The location was excellent for quick access to restaurants, beaches, and everything else. The property was beautiful and well maintained, it exceeded our expectations. Lovely artwork and garden experience. Beds were super comfy! Would recommend and would recommend the host!
We particularly liked the young garden. Many fruit trees and other interesting native plants. Many places for folks to hide away and read or snooze. A very relaxing stay.

The hosts were the most welcoming people you would ever want to meet. They would answer questions in a timely manner and address any concerns we would bring to their attention. The accommodation is spacious and relaxing. The kitchen met our needs. The Mexican decor and openness of the living area made us feel like we were living in a Mexican family house. The internet speed and connectivity were excellent. We were there for almost 6 weeks.We were there during the chaos following the death of the cartel leader El Mencho. Our hostess, who lives on the top level, came down to our area to check on us and to inform us of what was happening and that we should not go outside until further notice. She was very concerned about our safety. After everything settled down, she visited with us and told us of her and her husband’s venture downtown and that in their opinion it was OK to go out and about. They are the best people you would ever want to meet.It should be noted that the Vrbo is located up on a hill and it is a challenge to walk if you have lung or joint issues. We would usually walk down and use an Uber to get back, but occasionally we would walk up the hill. We would highly recommend staying at this Vrbo.
We enjoyed our stay here very much! Lots of local shops and great restaurants are easily accessible, property is close to the Malecon with beautiful sunset views of the bay. Second bedroom downstairs in the garden was a nice, private hideaway. Well-equipped kitchen, a variety of seating options for dining or relaxing, and the beds were clean and comfortable. Cabs and Uber were a quick and inexpensive alternative to the hike up to the property.The Villa far exceeded our expectations as the pictures don’t do it justice - we look forward to returning soon!
All was great. Only negative was hot water. It took a long time to get hot, and the last week of our five week stay, we seldom had a hot shower. Owner needs to invest in a new and larger hot water heater.
I love the 5 de Diciembre area. The home is great. You have everything you need but the hill is a haul. Totally worth it. Taxis from el centro are inexpensive to get up the hill. We were in the lower unit with two masters. One is a separate casita which my friend loved. Nice people in the building. If you forget something in town. Uber will bring it. Sorry couldn’t fix the end of the review.

My husband and I rented this location for a week step. We couldn't have asked for anything better. The rental was charming, and unique. It was a completely different state of what we normally used to when we stay in Mexico. The pool was wonderful, the water was chilly, but you got used to it. The view was incredible oh, there was nothing like watching the sunset with a glass of wine. Talking with the house with simple and they always got back to me very quickly. The neighbourhood is safe, however if you have any mobility issues, you'll probably want to take cabs or uber's home because the hills are a little intense. The beds are comfortable, the room was air-conditioned, everything we needed to cook was in the kitchen. The day bad was my favourite part. There's nothing like a little afternoon cat nap on that thing! I would stay here again in a heartbeat.

Beautifull Mexican style decor, with an open-air design which allows the air to flow through. Mosquito repellent is a must and complete privacy is really only available in the upper bedroom. But the views of Banderas Bay and the town from the terrace made up for these. Sujan was a wonderful host who made us feel welcome. We really enjoyed our stay at this location.
This vbro was everything we were looking for great view of ocean, kitchen so we didn’t have to eat out every night stocked with all the cooking pots you would need , laundry if needed , lots of great places to lounge and read a book !
ac in rooms was perfect, location right in the middle of everything we wanted to do, your own pool and garden to chill in.
Things I would recommend a bug spray for at night and if you are not in moderate shape the hills to get to location are steep but we knew that when we booked and just ordered cabs or Ubers which was super affordable.
Location is a 5 min walk to grocery store and lots of great food spots, we would recommend laylas, and la traviata for food in area to walk to .
Would definitely stay here again !

Fun, eclectic property
This property has a nice open air layout with the 2nd bedroom down in the lower garden and the main living room opens out to the pool. I am glad I was prepared that there is not central AC in the main living area. The fans help some, but overall the humidity and mosquitoes made it difficult. Also beware that walking up or down to this property is very hard to do safely. It is so steep the taxis struggled up it, not very easy to walk down to get to the beach unless you have on some good shoes and are very careful. The pool area and bedroom AC were great.
We recently stayed in this property for 28 nights. The unit was charming and very authentic Mexican, with wonderful tiling and paintings, and so we were looking forward to a wonderful stay. On the positive side, we loved being in the old town and the location was relatively close to shopping, markets, beachfront and the walkable to restaurants. However, we would not stay in it again because of various problems we experienced, that could not be successfully addressed, during our stay. I hesitated to write a review, but I felt it necessary to ensure that people know what to expect.
Cold showers—the water tank was too small to accommodate the number of people staying in the building. The water had to run for about 5 full minutes before it heated up sufficiently to have your shower. Frankly, I got tired of having cold showers all the time or feeling rushed to get out of the shower when the warm water turned to ice water.
Mustiness in the “Casita” bedroom—this was a concern from day 1 to day 28. Although the owner and rental agent tried very hard to resolve the problem, the smell remained. At one point, our friend who was staying in the casita bedroom had to move out at her own expense for 3 nights and then move into another unit that the owner had free for 2 or 3 nights. It was stressful for all concerned and hampered our vacation experience. As well, there was no compensation for the nights our friend was unable to stay in the room.
Inadequate kitchen for a long rental—the kitchen did not have a dishwasher, which was an inconvenience. As well, existing appliances were old and not in the best of shape. The gas stove top was a great feature, but the gas oven did not heat up properly, so we never knew what temperature it was reaching, and this discouraged us from using it. It was not a kitchen for any serious cooking; just toast and frying an egg. In the first week, I purchased a new frying pan and lifter because the one inside the drawer was too worn out to cook on. Gadgets were limited and in bad shape and dishes were badly scratched. Because we like to cook, it was disappointing.
We were not alerted about construction inside the building—There is ongoing and construction inside other units inside the building. The constant banging and hammering, forced us to get out early and stay away as much as possible.

Princess and the Pea: Wasteful and Ungrateful...
Thank you for taking the time to share your opinion in this review. We are sorry that their stay did not meet up to the guests’ expectations. As reviewer stated the rental is wonderful Mexican style and close to shopping, beach, downtown, etc.
First, I must point that this reviewer mentioned personally to me (the on-site manager) that they were expecting some “luxury”. This unit does not advertise luxury, nor does it pretend to be as such. The rental is spacious and comfortable and has met or exceeded everyone’s expectations except for this particular reviewer. Now I will go over point by point this reviewer complaints.
Hot Water: In the past 4 years, this is the first time that anyone has complained about the amount of hot water available. We do advocate the conservation of resources at the Villa. The on-site host did notice that during their stay there was less hot water available in the morning. Many guests have stayed over the years and only when these particular guests were in the rental, did the manager notice the insufficient amount of hot water. He stopped showering in the morning during their stay so that they could have more hot water. At one point the guest mentioned to the host that they get a headache unless there is hot water all over their body. It seemed as if they were being wasteful of water.
Mustiness in Casita: It is unfortunate that this problem occurred during their stay. What happened here is that an air-conditioning unit was installed season prior and had been running fine. It had not been used since the prior November. When these people arrived, the guest that was staying in the “casita” turned on the A/C unit and then left it running the entire time when away from the villa. Mind you this is mid-February where the temperatures are morning low of 60 F to mid 70s F in the afternoon.
The constant wasteful running of this A/C unit drew attention to the drain plumbing problem that was installed prior and the collected water that had been there for several weeks. Normally we have the A/C units serviced March or April when the weather warms, so they are ready to use for the summer season. The drainage issue has been addressed, and the smell has eventually dissipated. Again, wasteful use of A/C unit by guests. We have hesitated charging for electricity as many rental properties have done so in the area. This bedroom can be cooled off in less than 10 minutes after turning the unit on, but they insisted on constantly running and wasting electricity.
Inadequate Kitchen: First of all, a dishwasher is not on the listing. I’m not quite sure why the reviewer stated this as it was never part of the listing. The appliances are not brand new. All I can point out for this issue is that 75% of the previous reviewer of the property mentioned how well equipped the kitchen was. We had a family over Christmas/New Years that used 2 levels of the home and used this rental for cooking of 7 people daily using the exact equipment that is in the kitchen. So, for this reviewer to say all that can be cooked is toast and an egg is absolutely ludicrous, rude and way out of line to make such a statement. We hosted a couple of guests from Canada for 73 days the Winter of 2020 and had nothing but good things to say about the rental.
Construction: This was unfortunate, as the project was supposed to be finished by the time of this reviewer’s arrival. However, the contractor working on the project had injured himself a few weeks prior and therefore the project was delayed.
The reviewer did forget to mention that the owner of the home took almost a full day of their personal time to drive them around looking for a dentist because they were having an emergency free in-house massage was provided to one of the guests. Everything was done to try to please this group to no avail. We did give them the 5-star rating out of good faith. However, we would not host them again
Again, it is unfortunate that the rental did not meet up to their expectations. Improvements are always ongoing for the property to deliver the best possible experience and meeting expectations is our goal. These guests seemed to be unreasonable as far as how high their expectations were.
Authentic Mexican decor, spacious, the grounds were very well kept as was the pool. Fantastic kitchen. we loved the colors, the tile work the second bedroom in the garden area and three distinct seating areas. Excellent value.

we stayed for 10 days in Jan 2022 and enjoyed the ocean breeze and view of the sunsets in this large authentic mexican villa. The villa's kitchen has everything you need to make great meals. The master bedroom has a great king size bed that is very comfy and you can see the ocean while you're in bed!
The pool is a bit chilly, but once you are use to it it's wonderful. The Villa is up on a steep cobblestone road, but uber works great and they are cheaper than cabs. We took uber everywhere we went. There are several restaurants in the neighborhood and the neighbors are very nice. We felt welcome. Hated to leave!

We felt most welcome upon arrival. Very spacious with beautiful sunset viewing. The pool was absolutely awesome! Kitchen was stocked with all of our chopping, stirring and blending needs. Agh was the smell of coffee brewing at sunrise. Washer and dryer availability was nice. Courteous and kind was our host who was always just a text away!
The only downfall were the mosquitoes that I could not get under control until the second to last day of our 11 day stay. But once I figured out a system we were bite free, hooray for that!
I would recommend this property wholeheartedly. It is spacious enough with a separate room off of the garden area to have two families or one really big family! The area...5 de Diciembre...I can't say enough about the old town, so homey and filled with street food as well as restaurants of all types. Friendly faces line the streets and beaches. When you get tired of the vendors just be sure and make that one last purchase...a hat that was a "no gracias", really...smile, wink! So...with all of that said...I thank Gustavo from the bottom of my heart for being the wonderful host/ young man that he is! We will be back...I'm most sure of it.
