DEAR GUEST! PLEASE FOLLOW THE HOUSE RULES:
-If you book the house, you must stay unless you have discussed this in past with us and you will be personally responsible for the house.
-This Property is in deed-restricted Homeowner association and most HOA doesn’t like short-term rental places (Air B and B /VRBO) therefore we don’t want to rent and get red-flagged by HOA therefore help me by following the instructions.

-NO Random invites without prior permission.
-NO Throwing party or Parties.
-NO Loud music inside or outside, please respect our neighbors and if we get a complaint from neighbors, we will have to cancel the reservation and ask you to leave.
-No hanging out outside the front door
-Don’t just leave the front door open, we have nosey neighbors who will call the police just to harass you and me.
-NO smoking inside the house or front of the house. We allow smoking in the back of the house area and at least 5 feet away from the door.
-NO Pets without prior permission.
-upon check out, please follow all checkout instructions list.
-If you have more people staying at the house than listed on the reservation, you will lose your deposit.
-Anything missing upon Inventory upon check out.
-Missing garage door remote.
-Late Checkout without prior approval.
-Don’t have anything shipped to the house without prior permission.
-We provide make-up wipes/removers, please do not use towels as the towels get stained and we cannot use them for the next guest.
-Make-up stains on pillowcases/bed sheets and comforters.
-Don’t use towels or wash clothes to clean or wipe down your shoes.

Did not receive check code until day of check-in after several messages to the host requesting it .Also the codes he sent did not work, We had to call the emergency number to get a code that worked. The bathrooms were not clean dirt and grim on grout between the tiles in shower, built up dirt around tubs and toilets. Every blind in the house broken. The back yard was a disgrace picnic table rotting one bench to the table was completely falling apart. the only advantage was nice space in the downstairs for everyone to gather. There was one chair at breakfast table that was unsafe to use one leg unstable. This property needs a lot of work in my opinion and should not been listed on VRBO

Double booked

The property was double booked. When arriving we did not get a chance to stay here because other guests were already in the Property. The host name (Tony)and number listed on the listing was not valid.

Stay Away! Do not rent this House, looks nice in pictures but is a mess!

Central Heater not working, we sleeped very cold some nights, when we checked in the house the patio door was wide open, we were thinking someone was inside the house in the moment we got in, so we didnt feel secure for few hours, Tvs not working with the internet, one garage door not working, roaches in the rooms, washer does not stop cycleing the rinse, many many things dirty, we are not picky but we are paying for something decent, so we deserve something decent, looks like the owner is used to receive this kind of feedbacks and he dont care about that because after I complain he asked me to leave a review. I have pictures and video of all that

bed bugs takes over bachelorette

Upon arrival, i emailed the host to let them know that my flight will be coming in earlier and if it would be okay to access the location before check in. — no problem. As we approach the location, the access did not wor Contacted the host and they gave me (3) numbers to contact. Finally got to the person over the property. Gave us a remark “ that code works after your check in Time so i will give you temporary code to enter” okay great. It was no need for us to remember that code because like she stated it was temp and the original code inside our booking would work after check in. Check in time —- code did not work had us standing out side for 45 minutes trying to get in touch. Towels were infested with bed bugs in bottom master bedroom. TVs living room, upstairs (queen beds with front window) and bunk bed area DID NOT WORK! No remote to even use had to just AirPlay music during our stay. The table in the kitchen area will stay if you have a drink that sweats, will create light water circles around. The patio door opens magically through the night, the door does not really lock we had to keep a latch on it. We heard gun shots 2am Sunday morning Washing machine doesn’t have a rinse cycle. I think it was absurd to charge a cleaning fee for our stay and then demand us to watch towels prior to leaving. Absolutely not! We removed the sheets and placed all our usage in the laundry room. More than likely will not be returning too it

Needs work

I was impressed with the listing, photos, number of rooms & beds. The check-in/checkout instructions we received were intense! We paid a cleaning fee, but the house wasn't as clean as it could have been. Found live cockroach in dishwasher. No dishwasher liquid available, no sponge to clean dishes, little toilet paper available. Baseboards not cleaned well at all. Fence in the backyard falling down & therefore unsafe.

Family Reunion Great Time Had By All

Very spacious & accommodating. Problem was 21/2 hour late checking due to cleaning wasn’t finished & problems with TV in BR two days to fix. Owner allowed late checkout to compensate. Overall would definitely rent house again. 👍

House is good for large groups

The house accommodated our family for a Christmas vacation in Texas. The house was nice, but we noticed parts were not very clean. The carpet was dirty and didn’t look like it had been vacuumed in a while along with dusty/dirty baseboards, walls, floors, counters, etc. Additionally, there was no working outlets along the counter space in the kitchen causing us to have to move appliances to the other side of the room. There was also old dog poop in the backyard near the grill that wasn’t picked up by the last guest. Overall, the home was nice, but the cleanliness and dated/older condition of the house were the biggest issues.

The property manager was nice and everything was as pictured. Nice space.

The experience was good and it was plenty of space for us all. We had a good time. The property needed a little more cleaning than what it was. Overall, things were well.

Double booked

When we got to the first house the one under the reservations someone was already there. I texted and called several times no answer but a few moments after someone called me back. The guy who I spoke with said that the computer made a mistake and Double booked us. After traveling from 3am to 6pm to get to the house we booked and paid for we had to drive another hour in traffic to get another home in Missouri Texas. When we got to that location the house was big and beautiful but it smelled like gas and it was dirty, like it hasn't been cleaned in a while. It was spider webbs everywhere old finger nails, the floors were nasty. We had to wait with the doors open for about an hour until maintenance arrive he said he checked but he couldn't find any gas leaks being that they converted everything to electric. I explained to him that we were not happy with the cleanliness nor with the gas smell. He offered us another home around the corner about 6 min away. It was going on 9pm by then but that was was nice and clean the only complaint that we had about that house is that one of the beds upstairs was uneven or broken but that wasn't an issue being that the house has plenty of beds.

Guys Weekend

There were enough beds for all the guys to have their own which was great but the mattresses were not comfortable. It was clean enough but some of the trash hadn’t been emptied and there was hair on the floor. Overall though, the house was big and fairly comfortable and a good place to chill before the bowl game at NEG Stadium.

Big let down

I read such great reviews and decided to stay in this house with my family. Unfortunately, it was a huge let down. There were 10 of us. As soon as we got there, keep in mind coming from a long flight and driving from the airport, we get there and there is NO TOILET PAPER! Four bathrooms and not ONE had any toilet paper. After I messaged the owner about it, I was told that someone would drop it off the following day. The following day?????? The next day someone arrived at 10 am. Overall, house needs a very good cleaning. Kitchen cabinet handles had dried tomato sauce on them and one of the showers had hair on the wall. I also felt that this house had the absolute bare minimum with silverware, plates, etc. Pictures made the house look great but, it was very deceiving.

Perfect spot for group

This house has plenty of room for 16 guests especially if they are mostly children. The pictures are a true display of what the house looks like. Make sure you follow the rules and you’ll have an excellent experience. Tony was wonderful to work with.
