We had a great family holiday at Kaya Villa all theComforts of home plus good size private pool maintain on a daily basis. A quite private location overlooking a farm yard which the loved to watch and make friend with the animals.The Dolmuss bus service at the end of the lane runs into Dalyan very regularly and is very cheap. We hired a car for a few days 30 a day all in very reasonable. All in all a great stay in a loverly villa

From booking to returning home, Mick the villa owner, was simply superb. No question too daft or unanswerable, his hints and tips about the villa and area were spot on. Having booked car hire through Mick, we were greeted at the airport and taken on to the car hire company. A seamless start to our holiday, particularly welcome given our night time arrival. On arriving at the villa we were stunned by both the cleanliness and spaciousness and immensely grateful of the 'Welcome Pack'.But it was drawing back the curtains in the morning that blew us away! The views are stunning the garden and pool beautifully laid out. The villa a real home from home, everything we could have needed and more. Though just outside of Dalyan it is easily accessible and you do not need to hire a car as we did. There is so much to do in the local area, aside from lazing around by the pool, you truly can make your holiday your own. We could not rate the Villa Kaya more highly or be more grateful to Mick and his team in Turkey.

Lovely villa and area

Really loved the villa. Had everything we needed and the pool was fantastic. Dalyan town had everything you needed and everyone was so friendly. Mick (owner) was super helpful and sent us lots of local information and even sorted out car hire for us. Thank you for a lovely stay and all your help.

We had a wonderful time at Villa Kaya, it had everything we needed or wanted & both Mick & Huseyin were extremely helpful before & during our stay. The villa is so peaceful & the views all around are stunning. For us it was perfect & we would love to book again. Thanks so much Mark & Michelle

Perfect

The villa is perfect for a family holiday, Beautiful, rural location, but within easy reach of Dalyan and other places. Mick was super-helpful with information and advice before we went, and the property manager, Hüseyin, poppes round once we had arrived to make sure everything was ok. Great experience all round.

Exceeded my expectations! Perfect.

The villa had everything we needed and more. Peaceful rural location below the mountains only a half hour walk through the quiet back lanes into Dalyan, or a 5 min bus trip from the main road. Mick, our host couldnt have been more helpful. If you want a complete unwind with the peace of mind that Mick and Housains great communication gives this is the villa for you.

Charming, traditional home in beautiful location

We loved our stay in this comfortable, well-planned home. Our communication with the owner was excellent and his detailed information exceptional. The well-equipped house is set in a beautiful, rural location with stunning views of mountains and countryside. The main, arterial roads are easily accessible - as are Dalyan, İztuzu Beach, shops and restaurants. The pool and gardens are well-maintained and the outside space offers plenty of options for quiet moments in the shade or sunbathing. Beautiful villa, gorgeous area

The house is very spacious, beautifully furnished, and very comfortable. The owner is British and I think this is reflected in how well equipped the villa is. Eg providing beach towels as well as bath towels was a godsend!The location is peaceful and quiet, with hens and sheep as the next-door neighbours, and the stunning backdrop of mountains which provide the cooling afternoon breeze. And just a short 5 minute drive to the pretty, relaxing Dalyan and it's river delta. Really miss that atmosphere and view.The pool is a must for the summer and absolutely perfect and well maintained on a daily basis.The villa manager, Huseyin, was very helpful and on call if ever you needed him.The owner, Mick, has a wealth of knowledge re the local area and beyond, and offered so much advice and tips as to places to visit and places to eat; much more than you'd find online or in a guide book. We were so grateful for that.A beautiful villa, an amazing place, and would highly recommend it. And whilst in Dalyan, please do visit Dalyan Cat Paws - a local cat rescue organisation, run jointly by a British lady and Turkish locals; they do amazing work.Many thanks again Mick.

What a stunning location! The mountainous backdrop is incredible.The house itself was very comfortable and had everything you need for a lovely holiday. The welcome basket was much appreciated.The location is great too - it took us about 45 minutes to walk into central Dalyan (it's in a small village just outside), or 5 minutes if you have a car. Dalyan is a fab little town - geared up for tourists, but not brash and overly busy like I'm sure some of the coastal towns are.We enjoyed strolling along the river in Dalyan and hopped on the tiny car ferry one day to go over the river to the ancient city on Kaunos. The Classic Dalyan boat trip is a must! We swam in so many different types of water (sea, geothermal lake, freshwater lake) and saw some unforgettable scenery, plus experienced the nearby mud baths!Outside of Dalyan, we visited Fethiye with its lovely sea promenade, the eerie abandoned Greek town of Kayaköy, had a non-touristy day in Mugla, and swam at the Toparlar waterfall and visited Köycegiz on the lake of the same name. The area really has so much to offer, and Kaya Villa proved to be an excellent base. Communication with Mick from booking to arrival was excellent, and his property manager Huseyin is really friendly and helpful too. Mick sorted out a hire company for us, which was very straightforward.Thank you so much for the use of your lovely home, Mick - we loved every minute, and would recommend Kaya Villa to anyone without hesitation!

fantastic all round experience

We really enjoyed our 2 week stay at Kaya Villa. The villa is very quirky has everything you need and is in a quiet and fairly private spot. The pool is small but adequate for our needs ie 4 adults. It is a good 45 minute walk into the Dalyan area of bars and restaurants walking on two busy unpleasant roads which was really the only disappointment for us. There are however cheap reliable taxi firms in operation. We were well communicated with and looked after during our stay and I would strongly recommend this villa to friends and family and we would stay again. This is our fourth visit to Dalyan and Kaya Villa made it the best so far.

Gorgeous property

Gorgeous building in a lovely peaceful spot with stunning views. The pool is a perfect size and the seating area and BBQ are great. We found BBQing better than the restaurants really. The shower isn't much more than a trickle but perfectly bearable. We loved the couple of tiny gecko and the visits from friendly local cats and dogs. The nearest little shop is great and friendly and I'd recommend getting what you can there. The house is quite a long way outside town in this heat (although flat) and because there are 5 of us it cost us £12 to get two taxis each way to and from town. The dolmus was better value during the day. In general everything was more expensive than we expected (but we haven't been to Turkey for a few years) but this area is breathtakingly beautiful and we would return. I wish we were staying for a few more days as we've just settled in 😁

Scenic, tranquil and relaxing

Wow!! Thank you so much Mick for a wonderful holiday! My husband & I spent two weeks in Micks gorgeous villa where two of our friends joined us for the first week. The villa itself had gorgeous stone feature walls and was extremely well equipped with absolutely everything you might need. We spent many days around the beautiful pool area which was cleaned early every morning and went into busy Dalyan each night where we didn’t have a single bad meal. We walked into the town a few times (approx 25 mins) but regularly used the taxis which took 5-10 mins and cost 70-100 Turkish lira. We also took the memorable sunset boat trip along the stunning Dalyan river which I would highly recommend. Husayin the property manager, was on hand whenever we needed him and was extremely helpful during our stay. The family who lived on the farm next door were very friendly and brought us fruit from their garden which was very thoughtful. Our communication with Mick the owner, was excellent from start to finish and we wouldn’t hesitate to recommend his stunning villa to anyone looking to visit gorgeous Dalyan.

Comfortable villa with lovely pool

The villa is good quality, spacious and comfortable for a family of 4. We particularly enjoyed the pool which was brilliant in the 40C+ heat over the 2 weeks we stayed. Overall, well equipped but if I was being picky, a dishwasher would have been nice! There was a welcome pack of wine, butter and cheese. However, no washing powder, washing up liquid or basics you normally expect. Certainly not a deal breaker but little things my wife picked up on! The location is a bit out of Dalyan and in the countryside, close to other villas and farms. Easy to find, we hired a car at the airport. However, you could pretty much go without a car and use the local buses and taxis to get into Dalyan and around the local area. There were 2 bikes at the villa which were great for getting to the shop in the morning for bread. There are some great places to eat, with Cicek and Comert being good value highlights. It pays to look away from the riverside places which tend to be pricey for Turkey. A slight irritation was on the last day. The pool guy decided to mow the grass and tidy the garden in the middle of day whilst we were in the pool. We ended up going out to leave him to it. Overall, we would definitely stay again and recommend, with the pool a clear highlight.

Perfect stay

My husband and I enjoyed our stay in this beautiful villa. Everything was perfect, the communication with Mick, our Check-in and Check-out, our stay. We stayed for 2 weeks and we recommand it very much! Also perfect if you have children.

Excellent

Nous avons passé de très bon moment avec nos deux enfants de 6 et 10 ans. La piscine est tous les jours entretenue par un monsieur. La villa est située à 10 minutes du centre de Dalyan. Pour nous ce n'était pas un problème car nous avions notre voiture. La villa est très bien équipée. Le propriétaire est toujours joignable par WhatsApp pour tout type de question. Je recommande sans hésitation.

Great place lovely local people.

We found the property perfect for what we wanted. Despite one incident that was nothing to do with the property or the local people. Would we stay again YES. The host was great and the local manager on the ground was a diamond. We had cause to call on him a couple of times and he was excellent never to much trouble. It is a little bit out of the main town however getting in and out was painless good bus service and cheap taxis.
