Alla Marginetta has been refurbished to the highest standards with spacious comfortable living & dining rooms. We are now into our 11th year of successful renting and every year we strive to get better and add more services. The large kitchen has an island bar for casual eating and relaxing. The lower level has a Tavern bar which leads onto the grounds, washing machine & laundry area. The villa has a beautiful 12x6 large Metre pool with Gazebo & is completely fenced. There is a play area for Children. 3 minutes drive are the lovely villages of San Rocco and Focchia. A further 5 mins on from San Rocco is the picturesque town of Pescaglia. Continuing from Focchia is the quaint town of Fabbriche di Vallico.. There are lovely local restaurants in close proximity of the Villa. The area is great for fishing and mountain/hill walking or just chilling. The garden is landscaped very tastefully and gives you total privacy. We take pride in the personal services we offer. About Mairead Ni Liathain
From the very first moment we have loved Italy and especially Tuscany. We go there 4 or 5 times a year. About 8 years ago an old ruins came up for sale on 6 acres. It was such a private place yet close to so many villages and amenities. It was obvious that it would be a massive project which would take a lot of time, money and careful planning but best of all many trips. We are forever indebted to our friend Gina, without her love & care for Alla Marginetta this dream would not be reality. After we received all necessary permissions it has taken over 2 years to finish Alla Marginetta. We live between my wife’s home of Moscow and my home town of Dublin, Miami and of course Pescaglia. I'm an amputee so the heat of Miami & San Rocco really help me, plus the bonus of such a wonderful oasis.

Why Mairead Ni Liathain chose Pescaglia
We have come to Italy on so many holidays and in the last 10 years always seem to gravitate to Pescaglia. Alla Marginetta was our first attempt at building a home away from home. While at times it can be frustrating the rewards at the end make it well worth it. Alla Marginetta has been a real project of love and care, we would do it all again in a heartbeat. We picked the area as particularly like Lucca and Pescaglia it is not overrun by tourists as other parts can be and the locals are very friendly. Also, the weather is really good, it is hot but not too hot. When we stay we have so much to see and do while not driving too far, plus when we want silence this is the best place to hideaway.
What makes this Villa unique
Alla Marginetta is hidden away and the closeness to nature is magical. You are nestled in the forest and sitting in the garden you can hear the flow of the river below, it is so soothing. For people with young Children you can lwasy see them in the play area while older children can walk the hills and mountains. There is a walking track that passes the Villa which even the locals like to walk. Fishing is just below if you wish. Within a few minutes you have two little villages and then just past them are the towns of Fabbriche di Vallico and Pescaglia plus more. Within about 1 hour is Massa, Viageggio and Pisa for great days out. Florence is also a great day (or 2) out. For those wishing to go to Rome or Milan it is still reachable to both, we go all the time.

Beautiful, well maintained property in a forest setting
My family of 9 spent a week at the Villa exploring the area. We took day trips to Lucca, Florence, Pisa, Cinque Terre just to mention a few. The Villa is set in a remote location; although there were very good restaurants near by. The Villa comes completely stocked with all the kitchen appliances you need along with all the basics. The swimming pool is beautiful and made for a nice escape after a long day of touring. We took advantage of the personal chef and she prepared an absolute Italian feast our last night in the Villa. Nights were cool and pleasant and the Villa is large and accommodated our group of 9 easily. All in all we loved our stay at the Villa Marginetta and would highly recommend it to you.

Tremendous. Unique. Beautiful.
Wonderful location up in the mountains of Tuscany. The decor and furniture of the villa are impressive and the swimming pool is a great additional option. An extremely well maintained property in a location with wonderful scenery and pleasing views. I will definitely recommend to this villa to others. The owner provides a tremendous amount of local information to help planning enjoyment in the area.
This charming villa and the beautiful surrounding area do not disappoint. From relaxing by the huge pool, walking to the little market nearby, or sitting by the firepit in the evening, this is a perfect holiday property.
The villa is well maintained with all the quality amenities one could desire. The location offers the opportunity to just relax or drive to one of the nearby charming villages or towns.
We would highly recommend for couples or families and would not hesitate to return.
Stayed at the gorgeous Villa Alla Marginetta for a week with my wife and family (8 people in total). Visited many lovely villages and towns (Lucca is a must) but spent a lot of time at the poolside too. On our second evening at the villa we took up the option to have a chef prepare dinner for us all. The lovely Morena treated us to a fantastic meal! We were still eating it the following evening!! We all had a fantastic holiday in beautiful Tuscany and will return again in the future without doubt.
One small point for future reference. As we arrived late and in the dark, we found the villa difficult to find and the entrance would benefit from having a more obvious sign post on the road side.
Paradise in idyllic setting with pure luxury
The villa is so beautiful and authentic and has everything you would need. The pool water is so clear and is spring water so it is unbelievable refreshing. The location is in between two little villages which are very quant. There is an amazing walk not far from the villa to the village on the hill and another walk down to the river. When I was lying out looking at the blue sky I could hear the river and the birds. Fab! There is a fab place where we ate at the pool under the Gazebo. At night we lit a fire and cooked smores at the stone fire. Love the Villa, love the place. Will definitely be back!

This is a wonderful area and a charming and really spacious villa. Our family loved the villa, it is so big. The 5 bedrooms on 3 different levels gave us privacy which the kids in particular liked. The kitchen island was great to sit around and chat but also outside on the upper gardens (outside kitchen) there is a cool open stone fire and gazebo. The pool on the lower garden is very big and it also has a good gazebo. We had hours and hours of fun in the pool.
Everyone loved the billiard table in the tavern bar on the lower level. The family played there every evening. We spent days at a time at the villa as it had everything we needed. When we did go sightseeing it was also very nice area and a good base to go to the bug cities and towns. Some of our family took advantage of the walks in the hills. We also liked how private the villa is, we didn't see anyone. This is not surprising as the villa is off the road and the nearest neighbour is maybe 400 meters away and even then they also have long driveways. Gina and her team from the management company were there for us whenever we needed them. They even set up a chef for us which was great, the chef cooked up a great 5 course meal and she came at a good price.
All in all, we had a fantastic time and are already dreaming of going back to the Villa again soon.
Alla Marginetta is about 45 mins from the beach. Many guests usually go there once or twice as excursion. However with such a large well equipped pool most guests do not leave comfort of the villa.

Bologna is about 2.2 hours.
Milan 3.30 hours.
Rome 4 hour.
Viareggio beach 45-50 mins.
Lucca about 40 mins.
Pescaglia & Fabbriche di Vallico are 10 mins.
Both Focchia & San Rocco in Turrite are couple of minutes, a nice stroll to each.
San Rocco & Focchia less that 1 KM, a couple of mins drive each way.
Pescaglia & Fabbriche Di Vallico are within 10 min drive.
Lucca walled town is 40 minutes away.
Viageggio beach is about 50 mins.
Pescaglia & San Rocco in Turrite,
San Rocco in Turrite is a quaint little village in the heart of Lucca province, about 1 km away is the pretty village of Focchia. Much of the area around is nationally protected so it' is great for walking, cycling and exploring natural sights. A bit further on (10 min drive) Pescaglia is a picturesque Tuscan Village in the Commune of Lucca, it is about 10 miles north of Lucca's Old Town. The village is nestled within the Apuan Alps mountain range which boasts stunning views of the surrounding countryside. The villages are all quiet, charming and full of character with local village shops and bars. The villages of San Rocco in Turrite, Focchia, Fabbriche Di Vallico and Via Fabbriche di Vallico all have lovely little restaurants. The restaurant Al Laghetto in via Fabbriche di Vallico in particular has a great reputation.
Bagni Di Lucca is also a short drive away - an attractive Village with restaurants, a Thermal Spa and a large public pool with diving boards set in the grounds of a Villa. Lucca, with its stunning walled 'old town' is a 35 minute drive from the house and has a range of attractions. There is also a local bus service to Lucca several times a day. Cycling around the Lucca wall is not to be missed!
Major cities like; Florence is about 1 hour and 15 minutes drive, Siena 1 hour 30 mins and Pisa is 60 minutes away. a bit further on you have Milan (3.5 hour), Bologna (2.5 hour) and Rimin (3 hours) are all drivable. Often people fly into those airports and drive down.
The Beaches of Viareggio, and Forte Dei Marmi are an hour away by car with Camiore Beach about 50 minute drive away.
In summary there is so much in and around Alla Marginetta, for those who do not mind a bit of a drive it is easy to even to Milan for shopping. For those who love shopping try the Outlet Mall near Florence (http://www.themall.it/en/), it is great for Italian designer shops at affordable prices, its about 1 hour 40 mins away.

Booking Notes: Please note; We just received a cancellation, so we reduced 2 weeks in August from 3500 to 1999! A one off as we have never had a cancellation so late int he season before. To book: Please use the Ownersdirect booking facility. The €220 clean & maintenance charge also includes your meet & greet. In fact Lucca Property Services are there to help you during your stay. If you need any extra help, like for example booking a chef etc, they can assist you. A refundable deposit of €350 is required, paid on arrival and returned on departure, this is managed by owenersdirect. Changeover Day: Check in time is 16:00 to 19:00 and check out time is 10:00am so we can prepare for the next guest. If you wish to check in earlier, please just ask us as often we can accommodate.
