Fantastic holiday, lovely villa, full of character, with great views and amenities. Close to Dubrovnik, although you will need a car or taxis to go to the old city.It is a great base for a large family group or group of friends.

Perfect for large groups. Quiet getaway from busy Dubrovnik.
Great hosts, very gracious, generous, and helpful.
We were with a group of 14 and really enjoyed our stay here. The host was very helpful and guided us to a beach club. The house was clean & especially the pool and lounge set at the sea was amazing.
There was a group of young adults traveling for our post wedding trip (25-30 ages). When we first checked in they were very kind and generous. Baked us a sweet treat and shared some local wine.
The house is nice since all of the rooms have bathrooms attached. But some of the rooms are very small. Maybe better for kids and not adults. We didn’t hang out at the house much so we made it work. The views were great from the pool and a nice place to relax. Not too far from town but did have some issues getting taxis.
It was a bit odd to have them on the same property as us since that is not noted in the listing. They are directly next to the house and a few of our friends complained of hearing the baby cry.
We also were only given one key to lock the gate but with multiple people leaving at different times we could not lock each other out. We ultimately had friends get locked out of the house from it being locked by the owner and they had to climb the wall to get back in (no exaggeration). I would suggest that a key pad gets added or more keys are created to avoid this issue.
We also didn’t have a checkout until 11 am and the cleaners came in at 10 and we were told that we needed to be out of the house. It seemed a bit rude since we were only following the guidelines listed and had a ride ready to pick us up at 11. Probably just some miscommunication but there should be more clarity

Thank you for being our guests! Thank you for your time devoted to writing review on having holiday in our property - Villa Gradi! I have some objections on it. Concerning your writing about the size of the rooms: We don t have small rooms, even less too small rooms; our villa is original Renaissance aristocratic summer residence from the 16th ct. with walls 6 m high, on the 1st floor, and 5m in the ground floor. Six rooms are realy spacious, and three are smaller, but normal size. The two living rooms and a kitchen are extremely spacious, as well as the huge roofed terrace. All rooms are on our web site, and it is easy to check what I am talking about. Concerning keys, there was a set of keys on the piano in the entrance hall but when I mentioned it on guests arrival, no attention was probably paid to my words and my mention on keys was missed. My husband (74) and me (73) are owners of the villa and we take care of the villa with help of various workers who are engaged for the various works. The property is very large 640 m2 of inside living space and 2500m2 of garden space. There is also our private space in house on the side where we do administrative things concerning renting business. We have to register all guests and they frequently do not come together, but some of them with earlier plane, other later. We don t live in villa Gradi, we live in a smaller villa 11km far from this property that we rent, or in our hotel situated on nearby island Kalamota. So the
Last year my friends and I stayed just a week at Villa Gradi in Dubrovnik and it was such a wonderful experience that we decided to spend two weeks there this year. Villa Gradi is a rarely seen, spacious villa with several terraces surrounded by gardens and roofed by floral pergolas. If you want to have some intimate hours for yourselves, it is a perfect option. On the other hand, if you have close friends or members of the family you want to be all the time with, villa Gradi is again the best choice: on any of its spacious terraces, you can organise big meals, socialize or even play board games or whatever you like with bigger groups of persons. We spent two weeks there in July this year with a couple of my friends and some members of my family. In addition to the many advantages we already knew from our last staying, we were this year surprised by meticulous renewals in the rooms and bathrooms. The owners endeavor to keep on with improvements and renewals continuously. Thus, although the villa originates from the Renaissance period, its interiors and exteriors look completely new, charming and modern. The villa is very carefully maintained but the owners do it descretely (early in the morning and late in the evening), so that it doesn't disturbs the guests' tranquility. The pool area is particularly nice and suitable to socialize and play. It offers a wonderful view of the whole bay and the harbor. I can only recommend Villa Gradi to all the people who like family and friends gatherings.

Very Charming Villa and excellent service
The Villa is very well located, at about 10 mns driving from the Old Town, in a very particular geographical area which makes the summer nights very cool. The Service and generosity provided by Mr Ante and his mom are unique. We were about 11 people (couples, singles, families) enjoying our time in the pool, the BBQ, the ping pong table and the Billiard.
Mr ante helped in organizing anything we wanted such as boat rental with skipper, guide, taxi, advices about restaurants, sightseeing and so on
I would recommend Mr Ante and his Villa to anybody looking to enjoying some holidays in Dubrovnik and the Adriatic Sea.

Expansive villa by the sea
We had a fantastic group holiday in this Villa! There were 9 of us on the trip and there was plenty of space for us not get under each other's feet.
The pool and terrace areas were beautiful and looking out over the bay. It was also a great location with a 20 minute easy drive or 30 min bus outside Dubrovnik.
Ante and his family were great hosts and provided us with a delicious lunch when we arrived - couldn't of asked for more!

A wonderful family holiday
The Villa Gradi more than met our our expectations. It's a beautiful building set on a hillside with terraces overlooking the sea and gardens filled with flowers or fruits/veg on each level. Excellent facilities including a number of kitchens, everything was immaculate and the the owners very friendly and welcoming - they even provided a wonderful lunch when we arrived.
The villa is ideally situated for exploring Dubrovnik, the coast and islands by car and boat. The private jetty in front of the villa was a great spot for cooling down in the sea. Just a few yards away you can hire jet skis and the owner can also arrange taxis, boat trips etc.
A visit to Ston is a must if you like seafood. Overall a fantastic place to stay for a family holiday and we would definitely recommend it to others.

We rent our family property Villa Gradi that has been our family heretige for 400 years. Since we are local, we deal with our guests directly – from key exchanges, to cleaning, repairs, and anything in between. All of our properties are fully furnished and have all the amenities of real home! Our grandgrandmother Fani Stojan built three hotels in Dubrovnik in late 1930s. Comunist goverment took them away but tradition stil exists in the family. My parents started business in late 1980s. We were in the business until the war in Croatia. Villa Gradi was seriously damaged in that war in 1991. It took years to reconstruct Villa Gradi and start business again.
