A delightful countryside holiday cottage in the South Downs National Park, close to Worthing, West Sussex. This traditional brick and flint self-catering holiday cottage boasts 3 bedrooms (a double and two singles), a light, airy kitchen and large garden. You will enjoy a short break or longer stay. Your holiday cottage is on the end of a terrace of three cottages originally built in the 1700's and rebuilt in the 1870's. The location is close to the seat of the Duke of Norfolk in Arundel with Worthing, Brighton and Chichester all within easy reach. We are sited close to the centre of the small village of Patching. The area is designated an area of outstanding natural beauty and is within the South Downs National Park. The countryside and walking is on the doorstep and you will enjoy the sea and beaches within about 3 miles. Wireless broadband internet access is available throughout the property at no additional charge. This is a non smoking property.

This cottage is lovely, we fell in love with the well equipped kitxhen and pantry. The garden qnd house was lovely for our Labrador Gatsby. We went out and explored the downs and the coast everyday. Lovely pub qt end of road. The host is amazing, so friendly and helpful. We plan to come again
Pretty cottage with a garden. Overall was good to have space and facilities such as a washing machine. Cottage well equipped. Downsides for us were steep stairs, so difficult to get suitcases up there and no shower, which was an issue as mobility issues meant using the bath was impossible. (Would have appreciated an alternative of lighter weight duvet or blanket option, as it was extremely hot when we stayed. Also, a couple of fans would have been useful.)Parking space is very limited and a bit of a lottery as to whether there would be space for you - particularly returning to the cottage late evening.Maybe I should have read the property information in more detail! We could see the owner had tried to preserve the Victorian character of the property, but felt this had sacrificed making the downstairs living room more comfortable.Overall, an OK stay, but just not ideal for us.
Second visit to the property, Sara and Neville welcomed us back!
Perfect little cottage for a base to visit daughter in Brighton.
Would definitely recommend sunday dinner at The Swallows Return, its only about a 5 min drive away.

The cottage has an awesome history. Enough space for a family of four. A great back yard to play in. The hostess, Sara, was super kind and had a lot of knowledge about the surroundings and history. Everything you can think of is available: a baby bed, a gate to close of the garden, enough cutlery, bottle opener, washing machine… everything! The location is super. We could travel to all castles and touristic locations within an hour. Would definetely recommend this place!
We (my wife Machteld, our Tollerdog Auke and I, Lieuwe) had a good time in Patching (West-Sussex) in one of the French Cottages. Except for the shower who did not work, we had almost everything we needed. Especially the beds are very comfortable. Sara is a very good host and is able to tell you a lot about the local and regional history and about the places you can visit!!
Wir wurden von Sara sehr freundlich empfangen, bekamen viele gute Tipps für unseren Aufenthalt und hatten eine wirklich wunderschöne Woche. Das Haus liegt sehr idyllisch, ist liebevoll eingerichtet und hat einen traumhaften Garten mit Blick ins Grüne. Es ist alles vorhanden, was man braucht (z.B. auch Wanderkarten und ein Handtuch für den Hund :-), und die Lage ist günstig für Ausflüge zu den großen Seebädern und sogar nach London (mit dem Zug 1 1/2 Std.bis Victoria Station). We enjoyed our stay very much!!! Thank you very much, dear Sara!
All in all, we had a wonderful stay. Sara is a perfect host and makes you feel very welcome. Her knowledge about (local) history is almost encyclopedic and we're so glad we took her advice and visited wonderful Arundel.
The cottage itself was exactly as advertised with a dining pub conveniently located within walking distance but we were very pleasantly surprised by the high quality of the beds. Everyone in our group slept like a baby right up until we were awakened by birdsong and could feast our eyes once again on the stunning country views. All in all, the perfect getaway !
We had a very happy stay in Patching. So lovely to arrive to a warm comfortable house after tiring Friday evening journey. We had everything we needed and we’re very comfortable. Thank you Sara.
Beautiful little house in a gorgeous rural location
Check in was easy, meeting the owners was lovely and welcome was so warm. The house is perfectly equipped with everything you need and open fire was really special.
Ideal rural quiet location with easy access to many dog friendly beaches and other attractions. Old quaint rustic house with many original features and beautiful well maintained gardens.
Blown away by the kindness and warmth of the owner. Completely fell in love with the cottage and wanted to stay for a month. Couldn’t be bettered. Will certainly be back.
I love this cottage. Sara, the owner does such a good job of giving information about the cottage's history. There is even a binder with extensive additional information about the property. I love period dwellings so this was right up my alley. The cottage kitchen is well stocked with everything you need to make your own meals and the garden to the back of the cottage is beautiful. It's dog friendly so that was an additional bonus for us.
A beautiful cottage tucked away in the little village of patching. The cottage is kept in a traditional way but with all the comforts of home. The garden is glorious and very peaceful , we had a brilliant stay.
A lovely rustic restoration, with comfortable beds, space to chill out and a wonderful garden to relax in and listen to the birds. Good for self catering. Lots to do locally. Would love to return!
After having to cancel 6 Holidays through covid restrictions, we were at last able to book a getaway! We chose this lovely cottage as it is near to family, perfect position for everything and Dayzee dog loved checking up on the chickens!! Hopefully we'll be back again soon xx
Sara is a lovely host who genuinely takes care of her guests. The house was clean and throughout very wel taken care of abiding the Covid rules. Sara is there where needed but not overbearing. The only thing missing was a shower but other than that it is pretty much perfect. Would recommend!

Why they chose this property
The cottage is a really pretty brick and flint Victorian cottage. We couldn't fail to fall in love with it the first time we saw it. We hope that you will too. It has a wealth of period features, but some up to date things too which make it comfortable. We've lived in the village for over 20 years, so it's a location which is close to my heart. The village is within the South Downs National Park. The local scenery is beautiful and there are good links to many attractions in the surrounding area.
