Stunning secluded 4 Bedroom Lake Como Villa

Villa Rustica is a beautiful Italian farmhouse with breathtaking views across Lake Mezzola to the mountains, it’s the perfect location for exploring the lakes, waterfront towns and surrounding valleys. Ideally suited to families, groups or for a truly romantic break, the villa has many traditional features such as beamed ceilings, a wood burning fire and terracotta tiled floors. With spectacular balcony views, a terraced garden, private access to Lake Mezzola and a unique and atmospheric cellar dining room, it has all the ingredients you need to ensure a very special holiday. Set in secluded grounds within 5 minutes of the lake and a short distance from Lake Como, take to the water, enjoy cycling and beautiful walking trails or just relax at one of the many superb restaurants and cafés. It’s a short drive to the charming towns of Gera Lario, Sorico and Colico and just a little further to Milan. The ski resorts of Val Malenco, Madesimo, St Moritz are also within easy reach.

There is plenty of room at the house for parking, but as the photo of the drive illustrates, it is steep and rough, so access all the way to the house is by 4 x 4 vehicle only. There is however parking at the top of the drive and it's just a 2 minute walk down to the house. Please do consider this before booking and don't hesitate to let us know if you have any questions.

We have adopted a self check-in approach to provide guests with more flexibility.

Zugang zum Haus

Das Haus für sich war wunderbar. Dass die Anfahrt über die letzte Strecke so entsetzlich sein könnte, haben wir nicht erwartet. Ein schwieriger Zugang war zwar erwähnt, die direkt Zufahrt war aber ein Albtraum. Das hätte weitaus deutlicher gemacht werden müssen

Geweldige plek!

De weg naar het huisje toe is een avontuur op zich en niet geschikt voor mensen die niet zo zeker zijn met rijden in de bergen, maar de ligging en uitstraling zijn geweldig! Prachtig praktisch ingedeeld huis met alles wat je nodig hebt. Rust, ruimte en zelfs wilde zwijnen om je heen! Opnieuw een avondtuurlijke route te voet je en bent met 10 minuten bij het meer waar je een eigen 'strandje' hebt en heerlijk kunt zwemmen en eventueel een boot kunt aanleggen aan de aanwezige ankerboei. De informatievoorziening voor aankomst was echt geweldig! Een duidelijke instructie over de route naar het huis toe (vol deze! en niet je navigatie!), een uitgebreide incheckinstructie en een gebruikershandleiding voor het huis (geweldig idee!). Bij vragen konden we terecht bij de eigenaar die ook uiterst vlot reageerde. De locatie is een perfecte uitvalsbasis voor heel veel verschillende soorten uitjes, voor zowel de sportieve- als meer cultuur gerichte vakantieganger. Maar ook als je er helemaal niet meer op uit wilt of durft (vanwege de weg van en naar het huis), dan is er direct rond het huis ook voldoende te beleven en deze plek alleen al zorgt er voor dat je het allemaal even wat rustiger aan gaat doen. Echt een puur rustoord! Als tip zouden we willen meegeven: plaats airco's deze zijn in de zomer zeker op de bovenste verdieping echt nodig).

Très belle propriété pour les amoureux de nature

Réservé à eux qui veulent une certaine tranquillité, loin de l’agitation du lac de Côme. 4x4 indispensable pour y arriver. Magnifiques paysages. Propriétaire très correct.

great holiday

Stayed in this beautifully situated house with ten people in late August. It is quite an adventure to get there on very narrow and steep roads. The on-the-ground support by Gianluca and Silvia - guiding us the last kilometers to the location and helping to transport our luggage - was very helpful. We recommend to come well prepared with food supplies so you don't have to leave too often. The house is beautifully restored and tastefully decorated. Even with ten people including children there is enough space and things to do. The kitchen is really fully equipped, also with all the things you need if you come with children. There is also an outdoor fireplace for large barbecues. You can relax and take in the beautiful views. The terrace is ideally placed so you have sun in the morning and shade during the hottest hours. The playground for the kids is well shaded all day, so they can play whenever they want. The little 'beach' is very nice as well but you need proper shoes to get there, as the „path“ is very steep and rugged. Because of the children we were a little uncomfortable with the scorpions and centipedes but you get kind of used to it.

schönes, gepflegtes Anwesen, abseits vom Trubel

Schöne Aussicht, großer Garten, Hauskeeperin und Besitzer haben sich gut gekümmert und waren erreichbar bei auftauchenden Problemen. Toll war der Service, dass nach einer Woche Wäsche gewechselt und alles wieder gereinigt wurde- so dass wir das nicht tun mussten. Seezugang ist, wie auch beschrieben sehr steil. Anfahrt mit dem Auto vom Comer See zum Haus ca. 20 min, nicht ganz einfach, viele enge Kurven und Strassen, direkt zum Haus nur mit All-Rad-Antrieb möglich, oberhalb des Hauses gibt es einen Parkplatz da passen zwei größere Autos drauf, dennoch Wendemöglichkeiten sehr eingeschränkt- Anfahrt insgesamt eher spannend.

Amazing Place

We (6 adultes, 3 kids) stayed at Villa Rustica for one week and we just loved it. Beautiful house, scenic view, very friendly owners, very clean rooms, heavenly garden. We really had everything we could have wished for. Just amazing!

A Beautiful house in a stunning location

We stayed in the house in April and were blessed with amazing weather for the entire week. The house itself was perfect for us with everything we could have needed or wanted. Our daughters had a bedroom each and bathroom on the first floor while my wife and I had the top floor all to ourselves. The views from the master bedroom over the lake to the mountains beyond are a delight and something we will both remember. The house has its own waterfront which you access via a steep pathway and we spent many hours playing in the water and on the shore. The area is great with much to do and we particularly enjoyed a day out in Chiavenna, a lovely town about 30 minutes away. There is also a large super market about 15 minutes from the house and numerous restaurants. You will need a 4x4 if you want to get to the front door alternatively there is a parking bay a short walk up the drive, but this is very steep.

Delightful

We (4 adults, 5 children) loved Villa Rustica. The house is beautiful and very well appointed; we were extremely comfortable. However, the key selling points have to be the stunning view and the tranquil setting. It's a truly lovely location. We greatly enjoyed dining outside on the terrace, amidst trees and overlooking the lake, and relaxing in the grounds. While the house is secluded, there's lots to do if you're willing to travel a little way by car. We enjoyed Colico and it's nearby attractions; we took the ferry along Lake Como to Bellagio; and the children appreciated a trip to a treetop climbing. We'd suggest arriving at the house with all necessary supplies (incl washing up liquid / dishwasher tablets) to avoid having to head back out to pick anything else up. It will save you time and you won't have to sacrifice time away from the views. The house was spotlessly clean, the information provided was accurate and the owners' local representatives were helpful.

Stunning property in a stunning location

My husband and I stayed at Villa Rustica for 1 week in the middle of May. We spent the entire week enjoying the local area and extensive grounds of the property which included private access to the lake (though this was a little on the steep side, but the end result was worth it). The property is stunning and lives up to it's name. Our early mornings were spent enjoying breakfast under the veranda and evenings sitting out by the lawn with a BBQ smoking away (and large glass of wine or three). We'd return here in a heartbeat (especially now we are used to the access road which was on the narrow side), but other than that it was an absolute delight and highly recommended.

Villa Rustica

We had the most wonderful holiday in this perfectly delightful house overlooking Lake Mezzola. From our very first correspondence with Suzanna and Alexis (the owners), we found them exceptionally helpful in every respect. Their team on the ground were also fantastic. the house is beautifully appointed, with everything there that one needed. you need to be fairly fit in order to enjoy the steep wooded path down to the lake, but we loved this, and felt as if we were characters in "Swallows and Amazons" . The views from the house are sensational, bbqs in the evenings overlooking the lake fabulous and just struggled to take in the beauty of it all. We would really recommend it.

We bought the house as a ruin in 2007 having lived in Milan and fallen in love with the northern tip of lake Como. The area is lovely all year round, it is close to the delights of lake Como, the valleys and mountains, but far away enough to have absolute seclusion and peace.

When we are at the house, which is as much as possible, we ski in the winter, boat on the lake in the summer or just enjoy the seclusion of the woods and the walks from the doorstep.
