About the property

Rates: Please see end of property description for rates and cancellation policy.

Embedded in the George Washington National Forest at Hidden valley and overlooking the Jackson River Valley. This camp comprised of 40 acres and a mile of frontage on Chimney Run will connect you with the beauty of Bath County by providing a truly outdoor experience while offering modern living conveniences. The property offers an on-property hike of two miles and connects to the Hidden Valley trail system on the Cobbler Mountain Trail. The camp offers room for families to play lawn sports and relax together. Only miles from all that Warm Springs, The Homestead, Lake Moomaw offer and a short hike to the Jackson River in Hidden Valley.

This is a camp that prefers the company of our canine friends. With thousands of acres of surrounding forest and wildlife, dogs that chase may need restraint.

Two bedrooms are heated, all have power. The outdoor shower offers morning showers above a 200ft bluff oriented to the sunrise. The main shelter offers a full indoor bath, tiled shower, open air (under roof) kitchen, dining and living. The shelter kitchen is fully equipped with cooktop, countertop oven, coffee maker, fridge, cookware and table wares.

The camp provides a large in ground firepit for outdoor enjoyment and a custom steel chiminea for fires enjoyed under the shelter roof. Outdoor grill station equipped with work table, smoker and grills. The firepit is equipped with a grill frame that invites use of the large paella pan for group meals prepared together over the fire. A kiosk is equipped with multiple croquet sets, horseshoe set, bocce and bean bag toss boards.

The four bedrooms are comprised of:

-The Love Shack: A small heated cabin with two camp cots perfect for kids to have their own cabin.

-The sleeping cabins: Two screened cabins fitted with queen beds in perfect rustic charm.

-The main shelter: A heated bedroom and bath with a queen bed and ceiling fan.

All bedrooms have power and lighting. Guests will provide their own linens and bath towels. All beds have ample pillows, blankets as needed for the cool summer evenings.

A complete how-to camp manual is available for first time guests.

The camp is NOT fitted with televisions or land line phones or internet. Verizon service is suitable for phone but not data. Sprint and ATT&T coverage is 3G and somewhat reliable.

There is a property manager on site (but not near the camp) who can handle just about any question or issue should it arise.

The camp is seasonal and open Mid April through the end of September.

With prior approval guests may bring their own tents or campers for added capacity. Additional charges, if any, will be added by mutual agreement.

Note: Reservation requests often come in on weekends when we are at the camp ourselves. Typically I see the requests by texts but can not get on line to respond through VRBO. If this is the case expect my reply Sunday evening when we are home and reconnected.

Rates as we intend them:

-$100 camp setup fee regardless of stay length

-$350/night for first two nights regardless of starting day of the week.

-$200/night for additional nights capped at $1100 (+ $100 setup) for a full week.

-Single rentals limited to one week please.

We will be gracious with cancellations due to extended rain forecasts. Not fun for you and it is hard on the camp. If you cancel last minute we may withhold camp prep fee of $100 if that has already been done.

We will edit reservation requests to match these rates if the VRBO template does not fit your request.

A wonderful place to celebrate the beauty of our world and connect with those you love!

  • 5 of 5

Our family shared a beautiful early fall weekend in this charming, cozy camp! Although our nighttime temperatures dropped into the 30's our cabins were comfortable with heaters. The main shelter was well stocked for preparing our meals and our times around the fire couldn't have been more enjoyable. The outdoor shower was "premier" as described...we also enjoyed the convenience of an indoor bathroom with hot/cold water. All of us (including the pups) took a long hike down to the river and back. The bright stars and peaceful quiet gave us a weekend of renewal and chance to connect with each other in a calm environment...what a gift!

Awesome time

  • 5 of 5

The property was well laid out with ample space. Steve was very accommodating and responsive when setting up our stay and Jody was quick to respond to any question. The grandkids are already planning our next visit. The only downside was a rainy day, we let the tarps down and found that it might be good to locate a third one for the short side of the main cabin. We were able to eventually get it warmer but the other tarp would certainly help. Overall, the experience was great and the location made it memorable. The peaceful experience of looking at the mountain and relaxing was just what we needed. We will be back. Thanks Steve!

How Can a Place Be This Perfect?

  • 5 of 5

We came here with a large group of friends in June, and it was quickly agreed that it would be a place we would come back to year after year. The weather in Warm Springs in the summer months is perfect - hot enough during the day to enjoy splashing around in the Jackson River in Hidden Valley, which is just a short hike/drive away, and cool enough in the evenings to enjoy cuddling up around the fire. The selection of lawn games complemented the corn hole boards and slack line that we brought with us. The outdoor kitchen is fully stocked, complete with an electric cook top, which along with the smoker and grill, can accommodate even a large crowd. We also used the propane griddle for breakfast one morning. Steve has thought of everything (and then some!) when it comes to stocking this place with the essentials. There are two under counter dorm fridges - plenty of refrigeration for food and drinks. The candle lanterns scattered around the kitchen and living area, along with the lights running through the rafters, create a warm and welcoming place to relax as it gets dark. There are two sleeping cabins on one side of the field that each have a queen bed, screened windows and a fan. Each are uniquely decorated in their own way. The quaint, rustic Love Shack sits alone on the other side of the field, nestled in the shade, and has two cots with ample quilted padding and a stone floor which helps keep it cool in the warmer months. The windows can be propped open to allow ample air flow through the screened in windows. There is another queen room, attached to the outdoor kitchen that also houses the only full bath at the camp. Steve was very accommodating and allowed us to bring a couple of extra tents to accommodate our larger group. The rustic hot/cold outdoor shower hut with a sink is near the Love Shack and was a real treat for every single one of us. Be prepared to enjoy an outdoor shower experience like no other.

Recommended off site: The Waterwheel Restaurant at the Gristmill Inn ($$$), Sam Snead's Tavern ($$$), Cucci's at the Varsity ($$). IGA Grocery has a decent craft and domestic beer/cider/wine selection. Jefferson Pools (part of the Omni Homestead Resort). Hidden Valley Recreation Area. Lake Moomaw/Gathright Dam. Douthat State Park.

Great location with a very unique set-up!

  • 5 of 5

We spent Mother's Day weekend here with friends. Our friends brought dogs and they loved it. Our kids played in the large open area the entire weekend. It was perfect. The set-up with the four bedrooms works great. The outdoor kitchen plus the combination of grills make cooking very easy. The main shelter with its very nice bathroom/shower is great. It is a camping experience but you can take a hot shower! The location of the camp is also very nice. The Hidden Valley rec area is right down the road and right up the road you hit the Poor Farm area. Great trout fishing but check the VA gov site as some of the waters are restricted to artificial bait only etc. Warm Springs and Hot Springs (Homestead) are close by also. Great weekend and I highly recommend for those looking for a VA mountain camping experience but don't want to spend a couple nights in a tent!
