After a long day hitting the Edinburgh streets, relax in the bright and spacious living room, with delightfully comfortable couches and fluffy pillows. A firm advocate of good Scottish hospitality, this room simply begs you to have a tranquil afternoon snooze after a hard morning pounding the cobbled streets, seeking out treasures and bargains in one of Edinburgh's many charming boutiques. Enormous windows and a private balcony provide beautiful panoramic views of the city, best enjoyed at sunset with a chilled glass of wine. If you tire of watching the sun dip below the skyline, then the property features a large tv and an iPod docking station, perfect for late night movie marathons and early morning acoustics with a hot cup of coffee.
Located within the airy, open living space is a sleek, modern kitchen and dining area. The dining table seats 6 guests easily, whether you'd prefer to serve scrumptious home-cooked feasts or plan your Edinburgh adventure over a lazy breakfast. The kitchen is a chef's delight, with an impressive amount of cooking space and a breakfast bar, so that even those who are less gifted in the culinary arts can be part of the action. The kitchen is home to an impressive array of mod-cons, including fridge-freezer, microwave and a chic, modern counter-top stove. There's no need to even argue over who does the washing up; the Holyrood Park Residence's dishwasher has this covered for you.
A good night's sleep is guaranteed in this property's three bedrooms. Light, bright and oh-so comfortable, featuring super snuggly beds with a delightful dash of tartan, our bedrooms promise that you'll wake up feeling ready to have an adventure. You can chose between two doubles, and one single bedroom, all providing plentiful guest storage with builtin wardrobes. In the master bedroom you are treated to an en suite bathroom boasting a bath and separate shower, so you can luxuriate the evening away with a good book. A family bathroom lies just across the hall with shower over bath, so there'll be no squabbles over who gets to have a lovely, hot soak first.
Please note we do not provide hypoallergenic bedding at our properties.
The local area is one of Edinburgh's most extraordinary, with history right around the corner at every turn. Visit Edinburgh's majestic castle or take in the view at the Scottish Parliament building. Take a spooky trip down to the Edinburgh Vaults or Mary King's Close, sample a warm-bodied single-malt whiskey or hunt for souvenirs in the bustling old town. If you feel like going even further into the past, then Our Dynamic Earth and the National History Museum are both within easy walking distance. Feel like going further afield? Then the local area plays host to an excellent bus service, and a simply fabulous hop-on/hop-off bus tour.
A meet and greet service is provided, whereby you will be met at the property to be provided with keys and to be shown the property. Please arrange your arrival with the property manager.
Entry to the apartment is from 16:00 onwards; however, please note that arrivals after 19:00 may incur a late arrival fee of £30 for unsociable hours, arrivals after 10 pm will incur a fee of £50 and arrivals after midnight, a fee of £60. If you are arriving earlier than 16:00 on your day of arrival, it is always worth contacting the property manager as they will always endeavour to give you access as soon as possible.
The latest departure time is 11:00, however, a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day but please note this is subject to no existing booking arriving that day already.
A £200 refundable damage/security deposit is due 7 days before arrival, and refunded after departure.
All properties are strictly non-smoking, and do not accept hen/stag/party groups. At least one guest must be over 25 years old.
Please note Wi-Fi at this property is complimentary.
Please arrange your arrival with the property manager at least 24 hours before arrival.
Check in is from 4pm, and check out is before 11am.

Huge clean apartment in a great location with beautiful views! Overall a good apartment that would consider renting again.Only comments are the mattresses were something to be desired and it should more clear about what self-catering means. We were traveling from out of the country and only there for a few nights and had no idea we’d need to purchase our own toilet paper. Also was not hand soap in every bathroom. These seem like standards for a rental. Also would have been nice to have a binder with instructions about unit (how to use appliances), check out procedure etc. Although whenever I messaged people responded to me quickly.

We really enjoyed staying here. The apartment was very spacious for a family of 4 and was equipped with everything you need for a longer stay. In addition, it had a washer and dryer and the location was close to the royal mile which made it very nice to get around. We would definitely stay here again!

Fabulous apartment
We had a wonderful stay in this apartment. One block off the Royal Mile near Hollyrood Palace - it was gloriously quiet for sleeping. The living room, dining room and kitchen had huge windows looking at Arthur’s Seat. Comfortable beds, large bathrooms, lovely kitchen. We would stay here again for sure!

What a stunner of an apartment. Lots of room, location was perfect. You can walk everywhere from here. You have a great view of Arthur’s seat. My only complaints are, only one frying pan and the single bed was uncomfortable for a 20 year old. I would definitely book this place again.

Great view and convenient location!
The pictures online accurately depict the property. It worked out great for our family of 3 adults. Only issue I had was when we first tried to access the lobby to get to where the keys were stored, but the property manager was quick to get that issue resolved. The view of Arthurs Seat was great!

Spacious Apartment with Fabulous View
The apartment was in a great location, so close to Arthur's Seat. We enjoyed the fabulous view from the apartment and did climb Arthur's Seat on our first morning. The apartment is spacious with large bedrooms. Very handy to have an allocated car park. Maurice the concierge was very friendly and helpful.

Flat 15 at The Park
This 3BR with 2 Bath flat was very comfortable, well maintained, with lots of room, and with comfortable beds. The location is well situated, close to the rail station with a nearby Tesco convenience store and several restaurants. Both the owner and the property manager were very responsive and accommodating. I would definitely recommend this property, and I would love to stay there on my next trip to Edinburgh.

Large space close to everything
We loved this property! It was clean. It was big. It was within walking distance of just shut everything we wanted to see and so in Edinburgh. It was a great price for such a great stay. It was bigger than it looked in the pictures. And since we had a rental car, the free, protected parking was a HUGE plus!

Spectacular space in Edinburgh
Clean, spacious, modern, comfortable, quiet apartment with a view of Arthur’s Seat just off the Royal Mile. The location could not have been better. Parking was easy. Tesco and restaurants are steps away. The building manager was helpful. No complaints!

Spacious Apartment in Perfect Location
This three-bedroom, two-bathroom apartment has plenty of room for multiple adults. The view of Arthur’s Seat and Holyrood Park is gorgeous. And, the location is perfect for easy sightseeing of all the highlights along the Royal Mile. It was an easy walk to a grocery store and dozens of wonderful pubs and restaurants. We also appreciated a parking spot in the secure underground car park with the apartment for our rental car we used for day trips to Glasgow and Stirling. Recommend this rental to anyone who wants a comfortable base for their Edinburgh holiday.

Awesome place but could have been supplied better
This apartment was fantastic but it was a bit frustrating that it wasnt supplied better with materials for cleanliness and hygiene. The bathrooms didn't have garbage cans. There wasn't enough toilet paper. There wasn't a brush or sponge to hand wash dishes. It would also have been nice to have a broom and dustpan to clean up the floor. Excepting these things, the place was amazing. It was spacious, clean and bright. It's in a great location with a fantastic view. We loved it.

Family Fun
This was a perfect location for our week with our grown kids. They each had a room. The family room and kitchen were as shown, large and comfy. It didn’t take us long to get to downtown Edinburgh each day. It was a bit noisy at night since we had to leave windows open (hot this summer). It would be nice to label the light switches.
I’d definitely use this place again. I felt at home here. Thank you!

Comfortable stay near the Royal Mile
The location of this apartment is terrific. Just go through the Bull's Close and you are on the Royal Mile. The Tesco Express grocery store had everything we needed and is just a 2 minute walk away. The apartment was very comfortable and the laundry room was definitely a plus.
Many rentals have shampoo, extra toilet paper, paper towels, and even left-over spices in the kitchen cabinets. This apartment did not have these items so plan on purchasing a few items for your stay. The kitchen was lacking suitable frying pans or sharp knives.

Negative Outweighs Positive
I wish we loved this apartment as much a we loved Edinburgh. On the plus side, the apartment was roomy and well located for relatively easy walks to Old Town or New Town. The view of Arthur’s Seat was fantastic. A big plus is having a lift, which was a must for our group. The kitchen was nice. The host provided minimal necessities, 4 rolls of toilet paper for 5 people for 5 days, 2 rolls of paper towels and no dishwasher detergent. I felt that was down right cheap. It’s such a small thing to provide little things like that. There were no wastebaskets in the bathrooms. There is a washer and dryer but there are not enough plugs to have them both plugged in at the same time unless you want to unplug the wireless. There was no house notebook or information about the apartment, so we had to figure this out on our own. When I messaged the property manager, no response. But the most annoying thing about this apartment was the incredibly squeaky floors, and I don’t mean a little bit squeaky. The bedrooms were worse than the living area and impossible to move about at night or in early morning without waking people up. I was shocked that this was not mentioned in previous reviews. So if you are okay with all of the negatives, it’s an okay place to stay. I wouldn’t return.

In der komfortablen Wohnung haben wir den Ausblick auf Arthur's Seat und die Nachbarschaft zu Parlament, Royal Palace, Einkaufsmöglichkeit bei Tesco, der Altstadt sehr genossen. Einzig die Küche hätte mit mehr Besteck und Gläsern ausgestattet sein sollen, weil wir beides praktisch täglich von Hand spülen mussten. Dies führt nicht zur Abwertung passt aber auch nicht zum sonstigen Niveau der Wohnung und ihrem Preis. Trotzdem vielen Dank an den Vermieter

Good location, but property fell substantially short of expectations
The apartment is in a very convenient location, within walking distance of almost everything in central Edinburgh. It is very spacious with a very pleasant outlook over towards Salisbury Crags. However, value for money was very poor, even given that one expected prices to be at a premium during the festival. It had not been cleaned or maintained very well; 11 lightbulbs were not working when we arrived, including the main lounge light and the bathroom mirror lights; one of two bar stools was unusable as the post was unstable; the sofas were worn and grubby, as were the throws; the oven was dirty, the laminate was peeling off the wardrobe doors in all the bedrooms; a number of the drawers in all bedrooms fell apart when they were opened. In summary, it was all rather jaded and in need of refurbishment. It would have been more acceptable had it been clean and adequately maintained. Very disappointing as potentially it is a very nice apartment.

I am sorry to hear about the issues you faced while staying at the Holyrood Road Residence. Your comments regarding these issues have been passed onto the property management team and are being investigated and rectified where appropriate.
