Beautiful farmhouse, spacious, very elegant, well equipped and renovated with prestigious finishes. The house enjoys a unique and priceless panorama, with a view that sweeps over the whole valley: from the nearby city of Pistoia to the point of seeing Florence in the clearest days. The complex has a beautiful, well-kept and very spacious garden characterized by tall trees, flowers and ornamental plants; The property is also characterized by its typical Tuscan terrace fields dotted with olive trees, various fruit trees, a vegetable garden and a wooded area. The house is located in a hilly area (about 200 m. S.l.) in the countryside, but at the same time only 5 km from the center of Pistoia and 3 km from the motorway exit. This strategic position allows you to reach in about 30 minutes both the city of Florence and that of Lucca and is only 10 minutes from the historic center of Pistoia (named Italian capital of culture for the year 2017) and 20 minutes from Prato.
Nearby there are 2 swimming pools (one open only in summer, the other all year round both outside and inside), an excellent restaurant and a beautiful wooded area that offers challenging routes for both trekking and mountain biking enthusiasts; about thirty minutes there are riding stables and a beautiful golf course (Le Pavoniere Golf & Country Club).
The house of 240 m2, on 2 levels, has 3 bedrooms, 2 bathrooms, 1 living room with dining area and 1 large room with adjoining loft used as a double bedroom, a kitchen, a pantry and a small courtyard to use as a laundry area. Both the living room and the living room have two perfectly functional fireplaces. The rooms on the upper floor have air conditioning, the other 2 double bedrooms are equipped with high quality three-speed fans; all doors and fixtures see screens installed. Outside, overlooking the garden, we find a beautiful pergola equipped to enjoy pleasant outdoor dinners and at the same time admire immersed in nature our incomparable breathtaking view.

Wonderful property in a brilliant location. The host Gabriele was so helpful, very kind and communicative. Any minor issues were quickly resolved, and helpful local advice for days out was suggested.On checkin and checkout, Franca was friendly and helpful and spoke excellent English. The house was spotless.A lovely holiday with amazing views.

Lovely Villa with a stunning view

We spend a week at Gabrieles Villa. Communication before and during our trip was excellent, we were well briefed about the house on arrival. The villa is spacious and lovingly furnished. The terrace including seating area and grill is a real highlight. Absolute recommendation!

3 Wonderful Weeks

This villa is exactly how it looks in the pictures except for the view...because pictures can not do it justice. The entire stay was fantastic and exceeded our expectations. The check-in process was quick and painless thanks to Gabriele's wonderful and kind manager. The villa was also very clean and tidy. Gabriele was attentive to our needs by texting and we never felt neglected. Half of the property is shared by his family. I was worried about this as we wanted an exclusive place in the Tuscan hills but we hardly noticed they were even there. The kitchen is stocked with cookware essentials if you don't feel like eating out every night. I cooked on 4 separate occasions after we visited the nearby grocery store. The location is perfect for being close to things but, at the same time, feeling removed. The drive up is narrow and bumpy for sure but very easy. We rented a smaller VW SUV and it was really no problem at all. All in all, we had one of the best times of our lives and would stay here again without hesitation if we are lucky enough to return.

Fantastic host and incredible house!!!

Gabriele is a fantastic host! Even though we unfortunately didn't met, the contact through whatsapp was perfect. He responded really quick and answered all our questions. Franca took care of us when we arrived and departed. Also a very kind, interested, helpful and lovable person. The house is all you can ask for and then some. It is situated uphill just outside Pistoia. (first time up was exciting :-)). Very nice located for easy trips to Florence (recommendable by train!), Siena, Lucca. Great restaurants in the neighbourhood. The views are really stunning. The outside area was great - everything we needed was there. From bbq to hammock. Even though the apartment was part of a building, we never even noticed there were other people there. It was very private. Inside everything was also perfect. Very good beds in the master, multiple areas to relax, a lot of books, tv, sound system and a fully equipped kitchen where Gabriele left us water and beer in the fridge. I could go on for a little while but I think the message is clear. We had a fantastic vacation thanks to Gabriele and Franca. We hope to meet you next time!!

Soggiorno rilassante

Siamo nel periodo di ferragosto. Appena arrivato la casa si è presentata bella ben arredata completa di tutto e con un giardino che ti permetteva di esplorare con lo sguardo tutto l'intorno. Isolata dai rumori e nonostante le luci dei dintorni ci ha permesso di vedere un bel cielo. Il proprietario è stato sempre presente, attraverso la Sig.ra Franca che ci ha accolti al check-in e ci ha dato tutte le informazione per utilizzare tutte le potenzialità dell'immobile (lavatrice, lavastoviglie fonte con acqua potabile, bbq, condizionatori e ventilatori) e attraverso WHATS APP con il quale rispondeva alle nostre domande(di qualsiasi tipo) nell'arco di 15 min. Casa arredata con gusto ed eleganza non esagerata da casa di campagna. bagno padronale con grandissima doccia e vasca. Anche se leggermente isolata, come scritto nella descrizione dell'immobile, si può andare ovunque. Noi siamo stati a Pistoia, Lucca, Bagni di Lucca , Bagni al fiume, piscine di Montecatini, Firenze e Prato. Peccato per i pochi gg a disposizione altrimenti avremmo visto più località o approfondito meglio quelle visitate. SPeriamo di ritornare presto

Wunderschönes, geräumiges Haus mit tollem Ausblick

Sehr schönes, komfortables und großzügiges Haus mit toller Lage. Die überdachte Terrasse hat uns sehr gefallen. Es hat an nichts gefehlt. Wir haben uns schnell heimisch gefühlt. Wir wurden von Franca herzlich empfangen und sehr gut informiert. Gabriele hatte immer ein offenes Ohr und hat schnell gute Tipps gegeben. Günstige Lage zum Erkunden der Region.

Landhaus mit wunderbarer Aussicht

wonderful stay

we travelled with our adult sons and their girlfriends, and spent 9 days in the house. It is very spacious, and has more than enough room for 6 adults. We had 35+ max temperatures all week but 2 of the bedrooms have AC so that made sleep easy. also, the building has very thick walls which keep out the heat to some extent. The property is accessible through a gate operated by remote control; initially we received only one of those which made it a little less easy to plan separate trips; after asking, we immeediately received Franca's own keys so that was very helpful. The house is ideally located for trips to Florence, Lucca, Pisa. Pistoia. Prato, Vinci etc. A small provincial road leads straight into the Appenine mountains to a retreat at 1,000 m elevation to which many folks drive up to to escape the heat in the valley. All in all, highly recommended, not in the least because of the seamless and swift app communication with Gabriele, the owner.

Traumhafte Lage

Das Haus liegt mitten im Grünen mit einer tollen Aussicht von der Terrasse bzw. dem Garten. Es ist sehr persönlich und geschmackvoll eingerichtet. Es ist alles vorhanden, was für einen Aufenthalt notwendig ist. Die Lage ist perfekt für Besuche von Florenz, Pisa, Lucca etc. (Tipp: Villa Reale in Marlia mit schöner Cafeteria). Die Kommunikation mit Gabriele ist sehr einfach. Er ist immer ansprechbar und antwortet sofort. Vor Ort macht Franca die direkte Betreuung. Auch das läuft sehr gut. Wir haben uns sehr wohl gefühlt. Grazie mille an beide.

Relaxing and peaceful

Secluded and yet not too remote

Beautiful large house with much privacy and excellent view. Away from other houses (other than the other half which is occupied but you won’t notice), but only 10 min to Pistoia and a bit more to Florence or Lucca or Pisa. Communication with owner and with caretaker is very easy. Recommend this if you want to combine a relaxing vacation with exploring the Tuscany cities

Lovely Tuscan Country Home

Gabriele is a great communicator. He provided excellent guidance in finding his home and responded quickly to text messages. The entire rental procedure was very easy. The property was beautiful with fantastic views. It was absolutely peaceful and enjoyable. We enjoyed delightful meals at recommended restaurants and also enjoyed meals at the property while being mesmerized by the view. We were there 9 days and had a car allowing us to be able to make easy day trips all over Tuscany and into Liguria. There were only two of us but the house could easily accommodate a much larger family.

Un paysage de Léonard de Vinci au petit déjeuner? C'est ici!

Nous avons passé un excellent séjour dans la propriété de Gabriele. La maison est spacieuse, moderne, propre et parfaitement équipée. De la terrasse la vue sur les collines est magnifique ( un vrai paysage de Léonard et la concrétisation du fameux sfumato! Gabriele est un hôte très à l'écoute et attentif à satisfaire au mieux ses vacanciers. La situation géographique est excellente(15 minutes du centre de Pistoia, 40 minutes de florence en TER à partir de Pistoia, 45 minutes de la belle ville de Lucques.) Il y a cependant un petit inconvénient. L'eau de la maison n'est pas potable. On peut laver les légumes, se laver les dents sans risque, mais il faut aller chercher l'eau potable dans le jardin à un robinet spécialement dédié à cet effet. C'est une contrainte certes, mais à laquelle nous nous sommes vite habitués cependant. Je recommande.

Toscana against Covid

We spent our summer vacation in September in the house of Gabriele,the owner of the Country Villa.From the first moment we felt we had arrivied and acclimatized in no time.Upon arrival at the house,Franca received us with sufficient Information about the house.Should you forget something,an extensive folder provides detailed information about the procedures.Both ,the Tuscon Style of the furnishing ,and the ambience were convincing.This also applies to the friendly and courteous manner of the owner Gabriele.When there were problems with the availability of the internet,Gabriele immediatly researched and informed us by phone that the Provider was having regional difficulties.The commitment on the part of Gabriele and the continued interest in a carefree stay on our part during the holiday was convincing.If Toscana,then this destination again anytime.

First Italy holiday

What can I say except our stay at Gabrielle’s property exceeded our expectations in every way. Communication before our arrival and during our stay was excellent. Followup was timely and we felt very welcome. Property had everything we expected. Wonderful view of valley, well supplied kitchen. Enjoyed meeting neighbors in the area as we were there for 1 month and had opportunity to meet people. Made several friendships that will continue. We hope to return to Italy in the future and would definitely stay at Gabrielle villa again!

What a View!

This was the perfect place to wrap up our two-week stay in Italy! So peaceful, quit, and beautiful! It was easy to take the train into Firenze (Florence) — the station was about 10 min. away. However, some in our group passed up Firenze because they wanted to really enjoy this place with an unforgettable view. We were given full access to the kitchen and even had friends over to have dinner with us on the patio. The washing machine, piano, and hammock were also put to good use. Soooo happy we found this place. Next time we hope to stay longer!

Great villa in the hills

We had a very pleasant stay at the villa for two weeks end of July/beginning of August. The spacious patio offers a great view of the surrounding hills and the cities at their feet, Pistoia, Prato and, a bit farther, Firenze (you can even see the big cupola of the dome). The villa itself is no less spacious with a large livining room, multiple baths and bedrooms, among them the master bedroom with an extraordinary view of the valley. Everything is very elegantly furnished, apparently with great care by the landlord and his family. The landlord is not only very proud of his property (and rightly so!) but above all very accomodating, hospitable and responsive for any kind questions. We had a great stay and will defintely consider coming back!

Beautiful villa with an amazing view

Such a wonderful location! The pictures do not reflect the whole atmosphere of this place. Getting there for the first time was a bit adventorous, especially with our big car but the location of the villa has compensated for everything. The house is pretty close to all the important locations like florence, pisa, bologna or even the sea! The host was very nice and a big plus for the great contact. He immediately responded to our requests and questions and asked for our stay and comfort. We also got a basket full of pasta, cold beverages and even wine as a welcome gift. I have absolutely nothing to complain about and I would love to visit this place again someday!

Had a great family vacation at Gabrielle’s house

The house was great for our family vacation. We were welcomed heartily by Franca, who showed us around the property and explained everything. She also told us about all the tourist attractions nearby and even left us some dinner for the first night (pasta, pesto, wine,etc. ). The house is just as nice in person as on the pictures and the view is simply amazing!! The house is well taken care of and has all the essentials you will need for your stay ( well equipped kitchen, mosquitospray and nets, barbecue, ...) Also the location of the house is just perfect if you want to see a lot of Tuscany. It‘s about 10 minutes to the next highway, so all the big cities (sienna, Pisa, Lucca,etc. ) are in reach. The center of Pistoia is only about 5-10 minutes away with the car. It‘s a beautiful historical city, without too many tourists and some amazing dinner and Icecream spots. The location of the house is also good if you want to go hiking or biking, because there are some amazing trails nearby. We really had an amazing family vacation and can only recommend this house.

Beautiful Villa inside and out with a breathtaking view of Pistoia! Our host Gabriele was great!

I would highly recommend this Villa. Very clean and well taken care of. There is plenty of room with cozy furniture. My daughter and I enjoyed sitting on the front patio table watching the beautiful sunrise and sunsets. Our host Gabriele gave us a gift basket full of pasta and wine to enjoy our first dinner there. He went out of his way and was very kind to assist us with our transportation needs in addition to being available for any questions we had. Gabriele made our stay the best! I would recommend renting a car to enjoy the town of Pistoia and nearby cities. You can also take a train to Pistoia and arrange for a taxi to get to the Villa. Truly the best accommodations at a great price.

Fantastic!

The villa was great, very spacious, and with every comfort and convenience. The view from the property is also amazing, with the valley of the Arno stretching for miles in front of you. You can see the Duomo of Florence in the distance. There is a pleasant terrace garden which looks over this view, with shady spots under trees, and herbs for cooking. Gabriele, the owner, must be the best villa owner in Italy, he was so helpful to us. We arrived (very slowly) from the UK in our historic Land Rover, and with some engine problems. Gabriele helped us with talking to the Car Garage at the bottom of the driveway (I can also reccommend this garage to anyone, Autofficina Autosoccorso, run by Allesio, they work on everything from 1925 Bugattis! 1950s Fiat 500s, Lancia Deltas, modern vehicles, and ancient Land Rovers!). Gabriele lent us his car! Arranged for our extended stay while the repair was done. He could not have been nicer or more helpful to us. Alastair Binnie

Sehr gut gelegenes, sehr gepflegtes Feriendomizil mit sehr hilfsbereitem Vermieter

Die Anfahrt zu diesem Ferienhaus war bis auf den letzten Kilometer sehr unkompliziert. Was aber nur unserem Navigationsgerät zuzuschreiben war. Ein Anruf beim Vermieter brachte uns schnell wieder auf den richtigen Weg. Das Haus liegt in einem wunderschönen, mit Olivenbäumen bewachsenen Hang etwas abseits der Stadt Pistoia. Das letzte Stück der Zufahrt war zu beginn etwas schwierig, da es sehr kurvig und leider auch nicht mehr Asphaltiert ist, wenn man jedoch oben ankommt und durch das sich automatisch öffnende Tor fährt wir man dafür mit einem Ausblich belohnt, der seines Gleichen sucht. Diesen Ausblick konnten wir nun 7 Abende lang von einer wunderschön angelegten und sehr gepflegten Terrasse aus genießen können. Der Rundgang im Haus mit dem Vermieter war sehr informativ. Er hat alles sehr gut erklärt und war auf alle Fragen (auch bezüglich der Umgebung, Unternehmungen etc.) sehr gut vorbereitet. Was ich persönlich sehr zuvorkommend fand war, dass er uns bereits mit Essen für den ersten Abend und den nächsten Morgen ausgestattet hat. So konnten wir bereits am ersten Abend (Sonntag-Abend) die wunderbare Aussicht bei eine schönen Flasch Chianti genießen. Wer gerne kocht oder grillt ist hier bestens aufgehoben, da das Haus zum Grillen und Kochen bestens ausgestattet ist. Fehlt etwas, ober bestand ein Problem genügte ein Anruf oder eine Nachricht an den Vermieter, der in diesem Fall direkt für Abhilfe gesorgt hat. Zu dem Ferienhaus kann ich nur sagen, dass die hier gezeigten Fotos nicht wirklich zeigen, wie groß und schön das Haus eigentlich ist. Die Zimmer sind alle geschmackvoll und zweckmäßig eingerichtet und es ist alles sehr sauber. Sehr gut war auch die Tatsache, dass in den Schlafzimmern eine Klimaanlage installiert ist, so dass man trotz der hohen Temperaturen eine angenehme Nacht verbringen konnte. Die Lage des Hauses ist nahezu perfekt. Florenz läßt sich bequem mit dem Zug erreichen. Die Parkplätze im nahegelegenen Pistoia sind kostenlos und eine Zugfahrt nach Florenz ist sehr günstig. Alle weiteren Ziele, wie z.B. Lucca, Pisa, Sienna... sind sehr gut mit dem Auto zu erreichen, da die entsprechende Autbahnauffahrt nur max. 5 Minuten vom Haus entfernt liegt (Nein, den entsprechenden Verkehr hört man nicht ;-)). Die Abende kann man von dort aus sehr vielfältig ausklingen lassen, ein Besuch im nahe gelegenen Pistoia lohnt sich immer und das nächste Restaurant ist auch nur 15 Fußminuten entfernt. Ich kann dieses Haus nur empfehlen.
