Palmers Hill - a rambling gem by the beach

A rustic, charming and character filled house, built in 1927 as the original Balnarring farmhouse. Despite this old-world allure it has every modern convenience, from pool to table tennis pavilion to the best equipped kitchen and is the perfect destination for family groups, with three separate sleeping wings. The beach is only metres away down a private path and the enormous verandah has spectacular views of Westernport Bay and Balnarring Beach.

It has hydronic heating in all rooms, air conditioning in the upstairs area and fans in the lower rooms. There are large fire places in the lounge and dining rooms. The kitchen is a large farm style with granite bench-tops and the latest appliances, including a Nespresso coffee machine.

The swimming pool is heated and 1.8m to 1m in depth, with a shade sail in summer. Please note that while the pool is heated from November to March, the temperature of the water is affected by the weather. If it's cold overnight, the pool will cool down and take longer to warm up.
Alongside the pool is a large grass strip perfect for cricket and soccer games.

The house has its own private path to the beach. The beach is very safe and ideal for young children. 300 metres around the corner, Merricks offers good surfing and Point Leo (10 min drive) is rated the safest of the top ten surf beaches in Victoria. Balnarring Beach has won the "cleanest beach" in Victoria many times. It has a combination of rocks (ideal for fish and snorkelling) and safe swimming. Western Port Bay is a large tidal bay in southern Victoria, opening into Bass Strait. It is the second largest bay in Victoria.

Palmers Hill is the perfect location for family gatherings. UNFORTUNATELY WE ARE UNABLE TO HOST WEDDINGS, PARTIES OR GATHERINGS WHERE THERE ARE MORE PEOPLE THAN THOSE LISTED ON THE BOOKING.
All guests are asked to be considerate of our neighbours and noise and music must be kept to a minimum in the evening.

Please note that The Mornington Peninsula Shire has a Code of Conduct for short stay rentals. This includes a ban on aggressive behaviour, which includes yelling screaming, arguing, cheering, etc. In addition to this all cars at the property must stay within the property boundary. Outdoor areas including swimming pools, spas, outdoor decking and balconies are
not to be used between 11.00 pm to 7.00 am. These guidelines are enforced and neighbours have a hotline to call with complaints. For more information please refer to the Mornington Peninsula Shire website under Short Stay Rental Accommodation.

Brilliant getaway

Palmer’s Hill is truly a sensational place to visit. We are a large group of women who have just enjoyed our 11th annual stay.There is nothing that could make this beautiful house more stunning than it is! Our hosts are top class and we can’t wait for our 2026 stay!

Perfect Palmers Hill

This is 5 th time I have been to Palmers Hill! It’s a beautiful, rambling house with plenty of room for all. We loved the quiet sitting room for some down time, the dining area fit us all in and the outside area is incredible! The kitchen is so well set up- no need to bring anything. Will be back- thanks.

Such a special house

This is our 5th year staying at Palmers Hill together as a group. The house is simply amazing !! It is full of character, has the most amazing views and so many areas to relax in on your own or share each others company. The choice is yours. The owners have spent time creating a stunning home for all to enjoy. And its a quick 1min walk to the beach and 15min walk to the local shop which serves great coffee ! We absolutely love Palmers Hill and will keep coming back. Thanks Lisa

The perfect family home

We had a wonderful stay at Palmer’s Hill over Christmas. The house is beautiful and spacious and feels like (a luxurious) home. Comfortable bedrooms, multiple bathrooms and living areas meant everyone had their own space, and the pool and garden is stunning. Would stay again!

Highly recommended - loved our stay at Palmers Hill

We thoroughly enjoyed our stay in the rambling Palmers Hill house. Full of character and appropriately furnished, with more provisions, cutlery and crockery than I’ve ever seen before in a short stay property. The only quibble was having to bring our own sheets and towels - would have appreciated these being provided, but not a problem in the end. A minor problem with one of the (two) dishwashers was responded to easily. All communication with the host was very friendly. Fabulous for our extended family stay, with space for everyone and all ages happy.

Absolutely Stunning Old Original House

Palmers Hill is a very warming, large, beautiful, family oriented house that suited and exceeded our large family's needs for the 5 nights we were there. The house was built in 1927 and it definitely has character for this period however the kitchen and bathrooms have been refreshed at some stage. The ground level floor is very undulating as to be expected for a 1920's house built on stumps on top of a hill overlooking Balnarring Beach. The views are stunning and the facilities keep the family entertained. The house has it's own walkway down to the beach, Pool (too cold for most of the year and heater was busted at the time) Ping Pong table, dart board, pool table, numerous board games, 2 large tv's in separate lounge rooms, and plenty of space if you need to hide from the rest of the family for a while. We highly recommend this place for any large family get togethers and we will definately be booking another week again in a couple of years time.

Palmers Hill Stay

We loved our stay at Palmers Hill. Very well equipped and close proximity to beach. Only compliant would be, pool was freezing and solar heating did not appear to be working at all. Kids still swam though!

Best family holiday house EVER!

Our extended family loved this house. Plenty of space, plenty of living areas, long corridors for kids to run through and around, and best of all... so many places you could disappear to and read a book. The kitchen equipment is very generous with crockery/cutlery and we loved having 2 diswashers. The pantry was well equiped and generous accessories like tissues and toilet paper. The kids enjoyed the toy baskets, the beach and the pool. I especially loved the homely feel with beautiful old family furniture and decorations. It was the perfect holiday house for a perfect weekend. I thank the hosts for their generosity in sharing this house.

Home away from home with friends

Palmers Hill is a wonderful home that caters perfectly to a larger group. The many and varied spaces ensure togetherness yet space if required. The kitchen is extremely well equipped and the heating is wonderfully warm for the cooler evenings in winter. The spacious balcony is wonderful to enjoy your morning coffee or evening drink. We will definitely be back again.

Magnificent Hamptons - a great find !

Lisa our host was wonderful, very helpful with advice and recommendations. 🤩What a beautiful home ! ⭐️⭐️⭐️⭐️⭐️well looked after, spacious character filled home. So much room to enjoy, we were able to spend time together as a big group ( 12 adults plus 3 kids) but so many other places to relax and catch up in smaller groups. All the beds were comfortable, everything clean and everyone immediately felt at home. An exceptional property for a group of family/friends to relax and enjoy the surroundings. We cooked up feasts using the well equipped kitchen and cleaned up with the aid of 2 dishwashers. Having 4 bathrooms was perfect, we were all able to get ready and be out the door in the mornings.

House for all ages - 1 to 75 year olds

Palmers Hill was the perfect property to gather with my family for my 70th birthday celebration. The house was large, welcoming and so comfortable. Plenty of activities, toys and options to keep the young amused - some even taking a very quick dip in the pool. Brrr! Sitting in front of a roaring fire enjoying the views, finding a sheltered sunny nook outside to read, or walking along the beach, we all found time and space to relax and enjoy our time together. Many special memories.

Family Getaway

What an absolutely gorgeous property. So much character and obvious history. The kids loved every aspect of it. They even jumped in the freezing cold pool. Each family had their own section of the house which made living together a breeze.
