Truly charming one bedroom carriage house in top location three blocks to Capitol. Walk to metro, countless restaurants, the National Mall, shops, parks Very few of these exist anymore. Two story 1 bedroom house with private fenced yard / back patio. Built in 1880s. One queen size bed in bedroom plus pullout queen couch in living area. Washer dryer in bathroom. Brick walls, wood floors.

We provide YouTube TV with 85 channels including local channels and HBO. Smart TV has built in apps for Netflix, Amazon, Hulu, etc that you can use with your accounts.

Great private backyard patio. Perfect for nonaggressive pets. Gorgeous bath. Just overall a very charming place. There is an exterior security camera. It does not monitor indoors.

We use excellent cleaners and pay them a living wage (they are best in DC if you ask me). And we have a professional full time property manager. We have been a primarily longer term housing provider for 25 years but pricing on Airbnb is very hard to communicate and set, as it's impossible to know the dates and circumstances of every possible guest's needs in advance when we set pricing. Pricing may vary significantly depending on length of stay, specific dates, etc. For longer term stays there may be discounts possible.

Great central location. Truly charming village feel in middle of city. Great security, great restaurants, easy metro access.

Metro five blocks. Bus service 1 block. Uber very available. Union Station (tourmobiles, etc.) five blocks. National Mall and US Capitol three blocks

Inquire about parking PRIOR to booking please. There is very little need to bring a vehicle, as there is great metro and bikeshare access, and rideshares are inexpensive and readily available. Most places you want to go to in DC won't have parking when you get there. 24/7 street parking near this property is possible with a street parking pass, which can be obtained from the DC DMV with a copy of a lease and vehicle information. It costs around $250 for a six month pass. Free street parking with no pass needed is free and open to all every night, all weekend, and two hours each weekday. We have about five offstreet parking spaces in the immediate area. We rent them from neighbors. IF a paid space is available they usually go for $300 a month. Union Station parking garage is five blocks away and can do monthly rentals including oversize vehicles for around $300 a month.

A word about rates:

Since every booking is different the rates listed are an approximation. Rates are based on length of stay, specific dates needed, amenities requested, etc. Bookings less than 91 days are subject to the DC lodging tax of 15.95%. SINCE EVERY INQUIRY IS DIFFERENT AND THE BIGGEST FACTOR IN PRICE IS THE SPECIFIC DATES CHOSEN AND LENGTH OF STAY RATES MAY BE HIGHER OR LOWER THAN WHAT IS POSTED. PLEASE INQUIRE SO WE CAN DISCUSS PRIOR TO SENDING A BOOKING REQUEST.

Fall and winter months are very high demand, moreso this year than ever before as this is the first year that many federal agencies and private employers are bringing people back to DC, and they are making up for lost productivity during Covid.

And of course it's a presidential election year.

Most furnished housing providers in DC will only take bookings for three months or longer during these months. We will do less, but the rates do go up. And generally we try to match an incoming booking with an apartment that is available within a week or so of the requested date. For instance if you are seeking a month rental beginning July 1 we would want to match your request with a property available in very late June or July 1. If the property you inquired about seems to have an availability date that may not match up then you can always check HERE see all properties and their available dates.

Our average booking is around four to six months. We are primarily a longer term lodging provider. We can do shorter, but in the furnished housing business rates go up for shorter stays.

We are a veteran-owned small local business. We do this full time. This is our only source of income.

We both traveled a great deal both in the military and in private business. Often it wasn't a great experience. So we decided when we started 20 years ago to try to provide the best lodging experience possible - pleasant, clean, professional, hassle-free, and in interesting, well-kept places.

We also pride ourselves on being open to all. We do not discriminate and we welcome all.
