Tricky’s beach house is a bright, beautiful and very spacious 4 bedroom beach house with 2 living areas as well as a large undercover outdoor entertainment area with drop screens offering protection for windy or rainy days. Located in a fantastic central position in Cowes in a quiet street and walking distance to the beach and the town centre, this renovated, welcoming home has free WIFI, a cosy fireplace, 65 inch flat screen TV & a games room including a pool table & is the ideal accommodation for two families to enjoy. The fully fenced secure rear yard means that your fur babies do not miss out on the holiday fun. Well behaved out door pets are welcome, we ask that you please advise us in your booking request if you plan to bring your pet & please pick up after them prior to your departure.
Linen:
Unlike many other properties on Phillip Island, we provide a full linen package.
We appreciate that families do not want to fill the car with heaps of bedding and linen so we provide a full linen package which includes: mattress protectors, electric blankets, top & bottom sheets, pillows & pillowcases, doonas & doona covers, bath towels, bath mats, tea towels and hand towels.

Tricky's is complete with all mod cons including dishwasher, washing machine, dryer, coffee pod machine, BBQ, split system cooling/heating on both levels, ceiling fans and an awesome wood fire heater that we provide ample firewood for use making this the perfect home for all seasons.
Tricky’s features include complementary super-fast internet (on NBN), Netflix, pool table, racing car seat, PS 3, board games, a huge DVD collection to suit all ages and a toy box for small children.
There’s plenty of fun stuff so the kids can entertain themselves and the adults can relax and enjoy a quiet beer or wine.
Although there is car parking available in the driveway and on the street, you can easily do away with the car as Tricky’s is a short stroll to a fabulous family friendly beach. The flat waters are perfect for kids swimming & there are great BBQ facilities & a playground area for them to burn off that holiday energy.
An easy five minute stroll will take you to the heart of Cowes main street where you can find bustling cafes & restaurants as well as supermarkets and you can potter around the various other local stores.
Tricky’s is a spacious well equipped, comfortable, fun & funky beach house perfect for families or for groups aged 25 years+.

** Functions, Celebrations and Schoolies **

We respectfully ask that you do not book if you intend to hold parties, or invite more guests to the property than the guests agreed, breach of these conditions will incur a loss of bond and you will be asked to leave. We are very conscious of our neighbours and are therefore not suitable for large groups or parties.
We do not accept schoolies bookings as we do not have the policies, procedures or resources to accommodate these bookings.

Kitchen/dining area & outdoor entertaining area
Tricky's Beach House offers a large renovated open kitchen & dining room. The dining table seats 8 & there are 5 handmade tuck box stools on the kitchen island bench.
The state of the art kitchen features a large island bench, electric cook top, range hood, wall oven, microwave, coffee pod machine, dishwasher & pull out pantry cupboards. Complete with all mod cons, this kitchen setup will make the cook in the family very happy with plenty of utensils & serving wear, including plastic ware/cutlery for young children plus a good selection of pots and pans.
We also provide guests with kitchen basics: salt, pepper, olive oil, vinegar, tea, coffee, sugar, butter, sauces, glad wrap, foil, rubbish bags, chux, dishwasher tablets, soap & toilet paper so you don’t have to worry about them, just settle in and enjoy your stay.

The kitchen/dining area leads out to the covered alfresco entertaining area with drop screens offering protection for windy or rainy days. It’s the perfect place to enjoy any time of day or night with an outdoor table and chairs that comfortably seats 8 adults. Complete with a 4 burner gas BBQ, this area overlooks the large fully fenced back yard so parents can watch the kids while they play. There’s an outdoor shower and refrigerator for added convenience.
Living areas & Indoor entertaining
Tricky's Beach House has the facilities to accommodate two families in comfort with the main living space downstairs offering flat screen 65 inch TV & DVD/Blu Ray player, sound bar and comfy couches where you can relax with a good book & a glass of wine by the welcoming fireplace.
Alternatively, for the young & young at heart, the upstairs living & entertainment zone is a treasure trove waiting to be explored including a 60 inch TV. Test your skills on the PS3 in the racing seat! There are plenty of games provided to work your way though, there's also a huge range of DVD's for both children and adults and books for when you are ready for a little less physical exertion.
To add to all of this, hours of fun can be had with the whole family around the pool table.
Babies & Infants
For families with babies and toddlers, no need to cart too much from home. We have a port-a-cot, (you will need to bring your own linen to use), a high chair, a safety gate for the stairs and a safety fence for the fireplace are all supplied, as well as a toy box with blocks, books etc. to keep them entertained.
Bedrooms & Bathrooms
Beside the ground floor main living area, there are two spacious queen bedrooms complete with wardrobes & blackout blinds. Keep cosy in winter with electric blankets and warm doonas in the comfy beds.
The modern main bathroom, complete with spa bubble bath, is also situated centrally off the ground floor living room for easy access.
Upstairs there is a huge third bedroom with both a queen and double bed, walk through to the fourth bedroom which has a single bed and is also a great spot you could put the port-a-cot if required. Both of these rooms have black out blinds, electric blankets, warm doonas & will make a great spot for all the kids.
This level also has a second modern bathroom with toilet and shower.

Tricky's Beach House is configured to sleep any combination of adults and children up to a maximum of 9.

Pets
Your beloved pooch hasn't been forgotten either. The large back yard is fully fenced so your four legged friend is safe to explore the surrounds. There are dog-friendly beaches close by for your pooch to have a run. Tricky’s has water and food bowls, so just bring their bedding & leads. We do ask that you keep your four legged family member outside only, as there is plenty of shade for them in the outdoor entertainment area and the yard is a great size. Please let us know when you book if you wish to bring your pet.

Other features include a lockup garage and laundry with washing machine and dryer and a full size clothes line outside.

A security deposit of $500 will be required for all bookings.
This is fully refundable after your stay as long as there is no damage done to the property/furnishings, and the house is left in a clean and tidy condition. Rubbish removal will be charged for any rubbish that is not left in the bins.
