Directly across the road from the beach a perfect place for a holiday, guests can enjoy a day on the beach with the comforts of the home to retreat to anytime, for refreshments, shade, or to relax on the deck with a book.

A two-minute drive to North Shore Train Station, 1 min walk to the beach, Moorpanyal Park and the Bay Walk. 15 mins drive to Avalon Airport.
Spacious place offers holiday style beach side living. Perfect for families, groups, couples or to enjoy all to yourself.

Inviting bright and spacious plenty of room for all to enjoy, the whole house has heating and evaporative cooling, also a cozy heater, you will feel right at home here. Sit on the front verandah and watch the world go by, secure backyard and plenty of parking area for a few cars or boat or caravan, plenty of room for play.

Large bedrooms, separate dining area with full length table, fully functioning kitchen and spacious lounge room.
The main bedroom has a king bed with beautiful ocean views, Bedroom 2 & 3 - has a queen beds also with ocean views, bedroom 4 & 5 - has a double bunk with single on top. Perfect for family get togethers, sporting teams,

We are only a phone call or text message away. We are close by so are able to promptly assist where needed.

Age Requirement: Min Age to book is 25 years old and above

IMPORTANT: We are committed to protecting our properties which is why we've partnered with TRUVI, the leading vacation rental guest screening provider.
PLEASE NOTE that before your booking begins, you will need to verify your details and ID through TRUVI.
You will also be required to choose between a security deposit or a waiver. If a security deposit is chosen, there is a small non-refundable administration fee attached. The security deposit is refunded after checkout. If the waiver is chosen, there is no refund.

HOUSE RULES
* PLEASE NOTE: This is a quiet community, perfect to relax and enjoy. So please - no loud noise, no parties & no pets. Quiet Hours are between: 9PM and 8AM. We are in constant contact with the surrounding neighbours who will let us know if there are any disturbances.

NO SMOKING: Strictly NO smoking/vaping inside, on the balcony, or in any outside areas.

PENALTIES: If any damage is caused, smoking/vaping takes place or there is evidence of a party there will be a $500 penalty plus we will request the repair costs plus the extra cleaning costs. If a guest coming in needs to be moved to another property due to the damage or smell of smoke still being present, we will also request the cost of that nights stay. Please respect these rules.

All bookings require a check-in form completed before arrival. You must agree to our terms & conditions, upload a photo ID & selfie of the primary guest choose a waiver/security deposit (security deposits incur a non-refundable admin fee) with our partner TRUVI.

Lastly we will also need you to agree to our house rules.

DOG POLICY FOR OUR PROPERTY
We’re happy to welcome your dog to our property! To ensure a comfortable stay for everyone (both two- and four-legged guests), we kindly ask you to follow a few important guidelines:

Allowed Pets:
• Dogs only. (Sorry, no other pets at this time.)
• Maximum of 2 small dog(s) or 1 big dog per booking.
• Dogs must be fully house-trained, well-behaved, and up-to-date with flea/tick prevention.
• There is an additional charge of $100 per dog, per stay which must be added to your reservation, if you choose to bring your dog with you.

General Rules:
• Dogs must have their own bed and must be kept off all furniture and bedding at all times.
• No food or water bowls are provided for hygiene reasons — please bring your own.
• Dogs must be supervised at all times and not left alone at the property unless securely crated.
• Please clean up after your dog immediately (both indoors and outdoors).
• Before departure, please conduct a thorough check of the yard and sweep/vacuum any fur inside the property.

Important Notes:
• Barking or aggressive behaviour will not be tolerated, out of respect for neighbours and other guests.
• Any damage by your pet must be reported immediately.
• Additional cleaning and/or damage charges starting from $300 will apply if the above guidelines are not adhered to.
• Guests bringing a dog must notify us at the time of booking or immediately after.

By bringing your dog, you agree to these terms.

We want everyone to have a wonderful stay, and we appreciate your help in keeping our property clean, safe, and welcoming for all.
* The property can be used by the confirmed guests only. Additional visitors are not permitted without prior approval.
* No parties or events are permitted. Please note: Bookings for any party group will be cancelled immediately as this property is not suitable for these groups.
* Quiet Hours are between 9 pm and 7 am. As this property is in a residential area please respect the neighbours and keep the excessive noise levels to a minimum.
* No smoking or vaping inside or in any outside areas.

* Dog Policy - (NO cats)
*Please inform us at time of booking if you will be bringing your dog.
*ONE house-trained dog is allowed at this property. Please note if you are bringing your pooch you will need to bring your own bed, bowls etc for your dog's stay.
*We ask that your dog stay off the lounges and beds and please roll away rugs in areas that the dog will be.
*If your dog has been at the beach or is dirty, please wash off using the outside hose, and dry off before coming back in the house.
*When leaving please remove all droppings from the outdoor space and place in the large bins within the service area of the building. Please do not leave in the bins inside the apartment.
PLEASE NOTE, THAT IF THESE RULES AREN'T ADHERED TO, EXTRA CLEANING CHARGES WILL APPLY
* If any damage is caused, smoking takes place or there is evidence of a party there will be a penalty plus we will request the repair costs plus the extra cleaning costs. If a guest coming in needs to be moved to another property due to the damage or smell of smoke still being present, we will also request the cost of that night's stay. Please respect these rules.

Nice quiet location and excellent communication from the owners but disappointed with the following. 1) both the bathrooms don't have locks so couldn't take shower peacefully because someone could open the door accidentally as we were in a group. 2) exhaust not working in bathrooms and toilets so toilets were smelly. 3) plantation shutters broken in one of the bedrooms. It was just put together with bluetac and hanging in the air, so no privacy in that bedroom. 4) bunk bed in the same bedroom was wobbly. We tightened the screws and made it safe. 5) spider webs and dirt around chairs and sofas in the hall. 6) gloomy light in the hall. 7) kitchen exhaust buttons were loose and didn't work initially. The exhaust worked fine later on after many attempts. 8) had trouble with locks, we tried many times but couldn't open the door. Called property manager and left a voice mail but there was no call back at all. Later on, we worked it out ourselves.
