This is a self-check-in property using the lockbox code to access the keys. We’ll provide you with the access code 24 hours before arrival.

The Neighborhood:
The apartment is in Luxia Residencial, located in the Ejidal neighborhood of Playa del Carmen, an area which is predominantly residential, near schools, parks, and the Centro Maya shopping mall.
- 7-minute drive to the beach and the famous 5th Avenue in Playa del Carmen’s city center. 5th Ave is one of the biggest tourist attractions lined with restaurants, bars, cafes, boutique & souvenir shops & plenty of people-watching!
- Vibrant shopping malls in town off 5th Ave like Paseo del Carmen, Quinta Alegria & Calle Corazón plus boutique stores, international chains & more.
- Closer to the apartment is Centro Maya shopping center which is about a 3-min drive. There you’ll find a big grocery store called Soriana, restaurants, cafes, shops, banks/ATMs, a Starbucks and more.
- 2-min drive (.4 miles|700 meters) from the apartment is the famous underground cave restaurant in Playa called ALUX. For a small fee you get a drink and walk through to check it out or spend an evening dining there. It’s a definite must see when visiting the area.
- You’ll find golf courses too like Hard Rock Riviera Maya or El Cameleon at Mayakoba golf courses within minutes drive.

Getting Around:
The apartment is about a 50-55 minute drive from the Cancun International Airport (CUN), 57 km/35 miles away. When you arrive at the property, if you’re arriving by car, there is a designated spot for the apartment in the underground parking lot. There is additional parking on the street near the apartment for free.

When in Playa del Carmen city center, be aware of the paid parking meters that are in effect from Monday to Sunday, 10 am to 10 pm. You’ll have to look for the parking post to pay the meter and display your receipt on your car’s dashboard.

For any sightseeing or activity further away, you can easily rent a bike, take a taxi, or go by ‘colectivo’ (shared-ride vans) where you need to go.

Other Things to Note:
There is no elevator in the building. Guests must climb stairs.

Wi-Fi, SmartTV, washer/dryer, bed linens, beach and bath towels, kitchen equipment and some bath essentials are all provided complimentary. However the bath items are not replenished so when you run out you'll need to purchase more. If you'd like us to arrange a grocery trip and stock the place for you, just let us know in advance! We can arrange airport transfers too.

Electricity is included in short-term stays (2-27 nights) but not included for long-term rentals of 28 nights or more. In this case, you pay for what you consume based on a $6 MXN (pesos) fee per KW. *Please help us save energy by using the AC wisely and keeping the temperature at 25°C and turning off the AC and lights when you leave the property.

There's no daily housekeeping but if you need a cleaning service during your stay, it has an extra cost. Please let us know in advance. This service does not include changing the bed linens or towels. If you would like to add this service, additional fees will apply.

Guests will be requested to sign a Rental Agreement upon booking confirmation.

A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

There are surveillance cameras on the property, strictly for security reasons, to ensure guests' safety. All cameras face outdoor areas only.

HOUSE RULES:
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $200 penalty.
- No parties or events are permitted, illegal activity is prohibited and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during your stay.
- Please avoid moving furniture.
- Pets are not allowed unless there is prior authorization and an extra fee may apply if such is given.
- Please avoid hanging towels or clothes on the balcony/terrace railings.
- Please use the safe box for all your valuables. We will not be held responsible for any loss or theft.
- Pool and common area regulations and opening hours have to be respected. The use of musical devices in common areas is prohibited. Glasses, glass bottles, food or coolers are not allowed in the pool, the use of disposable or plastic glasses are allowed.
- Leaving the parking gate open will be subject to a 1500 pesos fine.
