Guests must check in at the Avalon front desk. Daily room refreshes are included but must be requested directly to the front desk.

If a third party is paying, the payer must be added to the booking and e-sign the rental agreement
Check-in after 4 PM (early check-in may be offered the morning of arrival for $50 if available)

We maintain a strict 60-day no-refund/cancellation policy, including for weather, hurricanes (June 1–Nov 30), red tide, cold pool temperatures, health issues, flight cancellations, and closures of amenities (beaches, pools, elevators, Wi-Fi, roads, restaurants, etc.). Approved date changes incur a $50 fee plus any rate difference. No rain checks or compensation will be offered.

Travel insurance — especially “Cancel For Any Reason” (CFAR) coverage — is strongly recommended.

IMPORTANT: IF YOU BOOK THIS UNIT, AND YOU ARE HAVING ANOTHER PARTY MAKE PAYMENT, YOU WILL NEED TO ADD THE EMAIL ADDRESS OF THE PAYER ONTO THE BOOKING, AND THE PAYER WILL NEED TO E-SIGN OUR RENTAL AGREEMENT. ONLY THE PERSON WHO PAYS IS AUTHORIZED TO E-SIGN THE RENTAL AGREEMENT.

Age minimum: One guest must be at least 25 years old. Under the ADA and Florida law, owners of public accommodations are not required to allow emotional support animals; only documented service animals are allowed. Rates on OPEN DATES are often subject to change. TRAVEL INSURANCE IS RECOMMENDED. THERE IS A NO REFUND/CANCELLATION POLICY WITHIN 60 DAYS OF CHECK-IN. THIS INCLUDES NO REFUNDS DUE TO HEALTH CONDITIONS OF ANY KIND, WEATHER CONDITIONS OF ANY KIND, WATER CONDITIONS OF ANY KIND, INCLUDING COLD WATER OR RED TIDE, OR TRANSPORTATION OR ROAD CONDITIONS OF ANY KIND, INCLUDING FLIGHT CANCELLATIONS. A CHANGE IN YOUR BOOKING DATE MAY NOT BE POSSIBLE OR ALLOWED. HOWEVER, SHOULD A DATE CHANGE BE ALLOWED BY THE OWNER, BOOKING DATE CHANGES WILL BE SUBJECT TO A $50 CHARGE FOR EACH DATE CHANGE. If a booking date change is allowed, any difference in rates, if lower, will not be refunded; if higher, it will be charged. AGAIN, due to the no-refund policy, travel insurance is highly recommended, especially if your stay will fall during Florida's Hurricane season, which runs annually from around June 1 through November 30. Check-in is any time after 4 PM. We cannot guarantee that pools will be warm during cold-weather months, and we will not offer discounts or refunds if a guest experiences cold pool water.

Please understand what can come with the potential aftermath of a Hurricane. There may be closures of the following that could last weeks, if not longer: restaurants/shops, roads, certain amenities, beaches, Wi-Fi/cable, pools, elevators, etc. Our owners will stand by their no-refund cancellation policy for any of these inconveniences and will not make any exceptions. Again, this is why we HIGHLY recommend purchasing good travel insurance. There should be a few policies offered towards the end of your booking process. One of which should allow you to cancel for any reason (CFAR). However, it is important for you to do your proper research in confirming what exclusions, if any, exist for that particular policy. If none are offered to you, you can always contact another 3rd party travel insurance company. Date changes, rain checks, or compensation will also not be options under these circumstances! Hurricane season again runs from June 1 to November 30.

EARLY CHECK-IN:
Because we have a high number of same-day turnovers, we kindly ask that you PLEASE refrain from requesting an early check-in. Check-in is at 4 PM Eastern or any time thereafter. Should the unit be available for early check-in, it will be offered to you on the morning of your arrival for a $50 early check-in fee. Thank you for understanding!

We require the payer of the booking to sign our rental agreement, which ensures the guest's instructions are auto-sent at 3 PM on the day of arrival.

MAIL: SORRY, YOU WILL NOT BE ABLE TO GET YOUR MAIL DELIVERED, AS THIS IS A VACATION RENTAL. SHOULD YOU NEED YOUR MAIL DELIVERED DURING YOUR STAY, WE RECOMMEND PURCHASING A P.O. BOX LOCALLY.

You will need to check in at the front desk at Avalon, and they will give you your check-in instructions. Avalon will put a $200 nightly hold on your credit card for any incidental purchases incurred at the Avalon, such as drinks at the bar.
