The first level of this home has a living room with a 75-inch Samsung smart tv with a classic ninja turtle
arcade game, seating for several, a dining area which accesses the deck to the back yard.

There is a fully-equipped kitchen with breakfast bar, a half bath, and washer/dryer.

The first level also features a super study with a trundle bed, work space and two 50in Samsung smart
TV's. This is the ideal space for working from home, lounging on the trundle sofa to read a book, or taking
a midday nap!

The second floor has three bedrooms. The master bedroom has a private full bathroom and a
Tempurpedic king bed, along with a Smart tv.

There are two other bedrooms; one has a king bed with a Roku smart tv;
and the other has a full bed, desk overlooking the backyard and 50in mounted Samsung
smart tv.

The backyard is the star of the show however! Featuring a private heated pool open July through Labor Day,
a gas grill, fire-pit adjacent to the pool with Adirondack chairs . The pool deck has plenty of lounging
chairs, all the pool floaties you could want, cornhole game equipment, and a large open fenced-in space
for dogs to run around in! Yes, {ets are allowed with a Pet Fee of $150 and refundable security deposit.

The home is located on a quiet cul-de-sac and borders Coonamessett Reservation and close to
Frances Crane Wildlife Refuge for walking and biking.

Located within just a seven-mile radius are great beaches including Falmouth Heights Beach, Old Silver
Beach and Surf Drive beach (where you can purchase a weekly beach sticker).
Only 4 miles to the Falmouth Ice Arena!

Downtown Falmouth is only about 5 miles away with lots of shops and restaurants, the public library
as well as a carousel and playground.

Falmouth Harbor has ferries to Martha's Vineyard, fishing charters
and waterfront dining.. The Shining Sea bikeway is a wonderful way to see Falmouth. Mashpee
Commons has a Cinema, fun restaurants and lots of shops.

Venture a bit further to Woods Hole with The oceanographic institute, Marine biologic labs, the aquarium,
the woods Hole Museum and waterfront dining.
Venture in the opposite direction to Hyannis home of the Kennedy Museum, Scenic Railroad trip to
Sandwich and the lower cape, Hyannis Harbor with Ferries to Nantucket and Martha's Vineyard. Sandy
Neck Beach in Sandwich is a fantastic beach on the Cape Cod Canal side.

**** CANCELLATION/REFUND POLICY ****
Upon cancellation for ANY reason, money will be refunded less a 20% service fee of the total rental amount due, ONLY if the property is re-rented for the same terms and conditions of the original Agreement. Tenant further acknowledges and agrees that where Kinlin Grover Compass undertakes to re-let the property, the rental fee to be charged to the substitute tenant shall be in an amount to be determined in the reasonable discretion of Kinlin Grover Compass and Owner. Tenant agrees that any cancellation of the reservation, undertaken at any time, shall not be effective unless in writing and delivered to Kinlin Grover Compass.
