This 34 sqm studio is thoughtfully laid out to make the most of every square meter:

• Kitchen: Equipped with the essentials for preparing simple meals, including a coffee maker (starter coffee provided) and a blender for smoothies or afternoon drinks.

• Dining / Workspace: A two-seat dining table that works equally well for sit-down meals or laptop work.

• Sleeping & Bathroom: One king-size bed and one full bathroom, comfortably accommodating up to two guests.

• Private Balcony: Furnished with a table and two chairs—ideal for morning coffee or relaxed people-watching.

The Neighborhood:

The property is on Consitutyentes Avenue in the heart of Playa del Carmen, just a block away from Quinta Alegria Shopping Center on 5th Avenue.



Walk 5 minutes and you will find yourself at the beach. The pier for a morning walk is just down the street, or if you'd rather hit one of the amazing beach clubs, here are some of our favorites, the closest within 10 min walk:

Getting Around:

The studio is located at Paralia Downtown on Constituyentes Avenue, just 55 km (34 miles) from Cancun International Airport (CUN). To get to Playa del Carmen from the airport, we can help you book private transportation for you, which is our recommended option if you are not renting a car. Alternatively, you can also take the ADO bus from the airport. The bus ride typically takes about 1 hour to reach the ADO Terminal Turística in downtown Playa del Carmen.



If you decide to drive, be aware that parking meters are in effect in Playa del Carmen from Monday to Sunday, 10 am to 10 pm. Look for parking kiosks to pay and display your receipt on your car’s dashboard. Fortunately, the property’s central location means many attractions, restaurants, and shops are within walking distance.



You can walk everywhere in town, or you can also rent a bike (Biciplaya)

Other Things to Note:

Important Information for Your Stay:

- This awesome studio is right in the heart of downtown, which means you might hear some street noise or music from nearby places. It’s part of the vibrant atmosphere that makes Playa a favourite tourist destination.

- All appliances are electrical; there is no gas.

- To help you get started, basic bath essentials like toilet paper, shampoo, and soap are provided. Just keep in mind that these items are not replenished during your stay.

- If you'd like a mid-stay cleaning, it can be arranged for an additional fee. Please give us at least 1 day's notice to book it.

- A Rental Agreement will need to be signed once your booking is confirmed.

- A temporary security deposit hold may be required before arrival (not for Abb guests) and will be refunded after your stay.



House Rules:

- You must be 30 years old or older to book.

- Smoking of any kind (including tobacco and cannabis) or the use of any recreational drugs is not permitted inside. A $300 penalty will apply if this rule is not followed.

- Parties, events, and illegal activities are strictly prohibited. Excessive noise, including loud music, is not allowed after 10 pm.

- Only the guests listed in your reservation are allowed to stay.

- You are responsible for any damages that occur during your stay and may be charged for additional cleaning if needed after checkout.

- A government-issued ID may be required at check-in or during your stay for verification purposes.

- Unfortunately, pets are not allowed.
