Cosy contemporary Unit plus sofa bed

Effortlessly cozy 1 bedroom apartment with sofa bed conveniently located in O`Connor. Very close to shops, bar and restaurants and a short 15-minute walk to the city. It`s a great place to base yourself during your stay in Canberra.

BEDROOM:
The bedrooms have queen-sized beds topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage.

BATHROOM:
The bathrooms have showers and toilets. We provide bath towels, shampoo, conditioner, toilet paper and body wash. You will need to re-stock depending on usage frequency and length of stay.

KITCHEN:
You can use the kitchen if you`re craving a home-cooked meal. While you stay you will have access to:
- fridge/freezer
- stovetop
- microwave
- oven
- crockery and cutlery
- dishwasher

We stock a simple selection of food for breakfast such as milk, coffee and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
The living room has a 55` Samsung smart TV which you can use to access your Netflix and YouTube accounts. It also has access to local channels. Note that we don`t provide Netflix, YouTube and other online streaming platforms subscription so you will have to use your own account.

LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.

PARKING:
The car space can accommodate only one car, but additional parking is available on the street for free.

COMMON AREAS & AMENITIES:
You will have access to the building`s Common Garden / Courtyard / Rooftop throughout your stay.

The common areas are managed by the building management and can be closed without prior notice to owners. We try our best to get the most accurate information to update the listing description as much as we can. In this regard, please check for building announcements at the time of your arrival to confirm availability of common areas.

Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.

Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.

Your keys are at `23 Lonsdale Street, Braddon` (beside `On Lonsdale Café`), 2km from your accommodation. We apologise for the distance you need to travel to collect and drop the keys.

Feel free to contact me when you arrive in town for the keys or if you have questions about the area.

Convenient distance to the city and ANU as well as some really good restaurants!

There is a bus station across the road or if you have a car I have an allocated parking spot.

Let me know if you need the sofa bed setup. I charge an extra $25 for linen only, or $55 for linen with bed setup.

We don`t provide HDMI cable however, you can bring your own if you wish to connect your laptop with the TV.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.

Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided.

We want your stay to be seamless and enjoyable from the moment you book. Here`s everything you need to know:

**Booking Confirmation**
Guest verification is required before your reservation is confirmed (a local council requirement). Simply complete the process within 24 hours of booking — it`s quick and straightforward. Bookings not verified within this window may be automatically cancelled.

**Check-In & Check-Out**
- Check-in: from 3:00 PM | Check-out: by 10:00 AM
- Need a little flexibility? Reach out in advance and we`ll do our best to accommodate. Please note that unauthorised late departures incur a $110/hour fee.

**No Smoking | No Pets**
This is a smoke-free and pet-free home throughout. Violations attract a minimum $400 fee plus any additional cleaning costs. Registered service animals are welcome where required by law.

**Leave It as You Found It**
Your cleaning fee covers standard turnover and fresh linen. We simply ask that you leave the space tidy — excessive mess may attract an additional cleaning charge (from $50).

**Registered Guests Only**
Only guests named on the booking may stay. Booking for a team or corporate trip? Just let us know in advance — we`re happy to help.

**No Parties or Events**
This is a quiet residential neighbourhood — please help us respect it. Guest numbers must not exceed those booked, visitors should depart by 10:00 PM, and quiet hours apply after that time. To maintain the serene ambiance of our accommodation, we enforce a strict no-party rule. A non-negotiable penalty of $2000 will be imposed for any violation, in addition to costs for any damages.

**Families Welcome**
Children are warmly welcome! Please note the property is not child-proofed, so supervision is required at all times.

**Bathroom Matters**
We kindly request our guests to refrain from flushing wet wipes, paper towels, or sanitary items. Discarding them in the provided bin would help to prevent blockages in the sewer system, maintaining the pristine condition of the property.

Easter tennis tournament

Great location near shops and transport with excellent storage and facilities. I found the underground carpark awkward with unloading cases etc.

Accommodation was very nice. Thoughtfully arranged kitchen with oil and other items were a nice touch. Sofa bed was neatly arranged. Parking was a bit difficult with my (Model Y) car! The garage door was not opening fully at first had to do it twice!! But overall, we enjoyed the our stay. Highly recommend it👍
