The Space:

Step into a world of luxury and relaxation at our exquisite stone house retreat, where every detail has been meticulously crafted to ensure an unforgettable stay. From the stunning entryway staircase to the expansive living spaces and outdoor oasis, this property offers the perfect blend of elegance and comfort.



As you enter the home, you'll be greeted by a grand entryway staircase that leads to the bedrooms upstairs, flanked by a seating area along the large picture windows. The spacious living room beckons with a plush sectional couch surrounding a majestic stone fireplace and a large flat-screen TV. Entertainment awaits with a ping pong table and foosball table on either side, providing hours of fun for guests of all ages.



Indulge your culinary passions in the gourmet kitchen, complete with stainless steel amenities, a double oven, two sinks, and an additional dining table that seats eight. The main level also features a convenient half bath for guests' comfort and convenience.



Retreat to the master bedroom, a spacious haven adorned with a king bed, ample natural light, and a cozy seating area with a sofa. Enjoy the convenience of a flat-screen TV and stone fireplace, as well as an en-suite bathroom with a large walk-in shower.



The second bedroom offers two queen beds and a comfortable sofa, complete with a flat-screen TV and an en-suite bathroom featuring a large tiled walk-in shower. Additional bedrooms include a king bed, queen bed, and a twin over twin bunk bed with a full bed, all sharing a well-appointed bathroom with a tub-shower combo.



Step outside to discover an outdoor paradise, featuring a shaded patio with table seating for the whole family and lounge seating around two fire pits. Take a refreshing dip in the luxury pool or unwind in the Nordic hot tub spa. Guest Access:

✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $53 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.

Taking a leisurely stroll here is a delightful way to immerse yourself in the town's ambiance and explore its rich heritage. Sip Wine in a Castle: Johnson City's location along Wine Road 290 makes it a haven for wine enthusiasts. Among the many wineries in the area, the 290 Wine Castle stands out for its memorable setting. Decorated in a medieval-inspired style both inside and out, this unique winery offers a wide selection of excellent wines, including local and imported varieties. The highlight is its idyllic setting, complete with stunning Hill Country views from its back deck, creating a perfect backdrop for wine tasting. Browse Art and Antiques: Johnson City is a haven for art and antique enthusiasts. The town is adorned with antique and vintage stores, each offering a treasure trove of unique finds. Additionally, art galleries add a touch of creativity to the community, showcasing the works of local and regional artists. Other Things to Note:

-Pool heating is available upon request and must be arranged in advance—at least 24 hours prior to check-in. Due to the time required to bring the water up to temperature, we cannot accommodate same-day or mid-stay requests.

- The pool can be heated up to a maximum of 85°F and is only warmed during daytime hours when the pool pump is running. Cooler overnight temperatures may cause the water to drop in temperature, but heating will resume during the day.

-A daily pool heating fee applies in addition to the nightly rate—please contact customer service for current rate.

1. Check-in instructions, house rules, and property addresses will be available via the Happy guest link.

2. Not all homes have cable; consider setting up a streaming account in advance.

3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.

4. WiFi is available in all homes, but uninterrupted service is not guaranteed, and no refunds for disruptions.

5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.

6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.

7. Start-up sundries provided for the first two days; report missing items within one hour of arrival.

8. Pet-friendly units welcome pets with an additional fee; ensure pets are well-behaved and respectful.

9. Bugs are common in the Texas Hill Country; pest control is in place, but some insects are inevitable.

10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit (if available) at your vacation rental.

12. Only utilize the designated parking spaces at your rental.

- For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.
