This cozy home on 10 acres accommodates 8 guests in 4 bedrooms.

The primary bedroom has a king bed and a sliding glass door that exits onto the back patio with a view. Includes a beautiful spacious ensuite bathroom.

The second and third bedrooms host queen beds. The fourth bedroom hosts a single twin bed with a twin trundle.

There are three full ensuite bathrooms in this home, each of them stocked with shampoo, conditioner, and body wash. There is also a half bathroom in the hallway.

☆☆ KITCHEN & LIVING ROOMS ☆☆
The bright and airy kitchen is fully equipped with all the appliances, utensils and cookware you need to feel at home. This thoughtfully-designed home provides a pantry you may use to store food.

There is a beautiful dining table that seats 7 and a kitchen island that seats 4.

There is a large living room space with a Roku entertainment system, allowing full access to your favorite streaming services.

HillRod Ranch offers an exceptional outdoor space, complete with outdoor patio, TV, pool, hot tub, fire pit, grill, and corn hole set. Gather on the back patio, complete with a propane grill, comfortable seating around a firepit and a table that seats 6, great for outdoor lunches and activities.

Please note: the pool may be heated for a fee of $100 per day for the duration of your stay (pool can not be heated for only a portion of a stay). The outdoor temperature must stay above 50 degrees throughout the day and night in order to heat the pool. Otherwise, the hot tub will still be available.

This is a dog-friendly home as long as your dog is 12+ months, well trained, and housebroken.

The home is fitted with a smart door lock and free parking for vehicles is available on the premises.

For guests driving electric cars and needing an outlet to charge up, the chargers at Pedernales Electric Cooperative or Lowe’s Supermarket are a 5 minute drive from the home.

Other things to note:
- The house is on septic and we ask guests not to flush any products (other than toilet paper) to help ensure an uninterrupted stay.
- This is a working cattle ranch, and the cows will sometimes venture near the house.
- No parties or events.
- No glass by the pool or hot tub.
- Hot tub is heated at no additional cost.

POOL HEATING:
- The pool may be heated for a fee of $125 per day for the duration of your stay (pool cannot be heated for only a portion of a stay).
- Pool heating not available when the outdoor low temperature is forecasted to drop below 50 degrees at any time during your stay.
- Pool heating not available in December, January, or February.

- No smoking. Smoking on the property will result in a $500 fine.
- The indoor fireplace is not available for use.
- No fireworks on property.
- Be aware that Texas Hill Country graces this property with critters of all kinds.
- Report any injuries, damages or complaints to us right away.

Pet Policy:
• By booking, you accept responsibility for any damage/extra cleaning your dog causes during the stay.
• No dogs on furniture or beds without protective blanket.
• Clean up after your dog. Muddy paws, dog waste, excessive hair, etc.
• No dogs are to be left alone indoors unless crated.
• Must be at least 1 year old.
• Hosts retain the right to require immediate removal of any dog if the animal is being disruptive to the neighborhood, causing damage, posing a risk to people or other animals, or for other major violations.
• $75 pet fee
• Undisclosed pets will be an automatic $300 charge.
