Hot Tub Private Studio- 1BR/1BR- Historic Tree Streets- 2 min drive to downtown

Welcome to my historic 1920 estate in the Johnson City Tree Streets Historic District. Located walking distance- just across the street from the lovely East Tennessee State University campus and only a 2-minute drive to downtown shops, breweries and restaurants.

Enjoy a fully private studio featuring a comfy queen bed with plush linens, blackout curtains and an overhead fan. You have your own private bathroom and private entrance with 24/7 keypad entry.

Private bathroom features comfy towels & courtesy bath products- shower only. A microwave, mini-fridge, Keurig coffee maker & desk make this the ideal set up for remote work, plus enjoy free snacks provided.

May-November- enjoy access to the hot tub! Note the hot tub is on the back porch of my main house- so please message me to reserve a time for you to use it- so I can keep my dog inside and she won't bother you :) Hot tub is open daily after 8am, and closes at 8pm. You must shower before getting in- as this keeps the water clean for everyone.

The heart of downtown Johnson City is walking distance. You will find incredible dining and breweries, such as Timber! Restaurant for elevated affordable cuisine, and Tennessee Hills Brewstillery.

During the spring time you'll see a number of flowering trees throughout the Tree Streets and many colors of autumn leaves in the fall. Your host can recommend different walking routes to enjoy the scenery of the Tree Streets historic estates' architecture.

Other things to note:

HEAT
Your guesthouse has a radiator in the bedroom and the bathroom. Do not touch- as hot to touch. Yes, you can turn the knobs on/off but please exercise caution, as in the winter it can be hot. Radiator will come on intermittently, plus you have a space heater, additional blankets and a fan in the closet.

COOL
Your unit is controlled by the main house. Text me if you need it cooler. Many guests enjoy opening the windows on balmy summer nights to enjoy the breeze.

EXERCISE CAUTION & GOOD SENSE
Please watch your step when entering the unit and hold on to the railing on the stairs. Be aware of in climate weather- hold onto the railing in snow.

BACKYARD
Backyard is not accessible- hot tub on the back porch is accessible via message or phone call- just let me know when you want to use it, so I don't let my dogs out.

LAUNDRY
Laundry services available for an additional fee please inquire in advance.

ROOM SERVICE
