Villa with 2 independent flats and outdoor space, on the hill of Sperlonga at 300 m above sea level, immersed in the Mediterranean maquis, with a panoramic view over the Intignano Valley and the Tyrrhenian Sea towards the Pontine Islands. The simultaneous presence of the mountains and the sea make the climate particularly favourable, with cool summers especially in the evenings.
The villa has 2 floors with flats with independent entrances. The ground floor accommodation can accommodate up to 6 persons, the first floor accommodation up to 4 persons. On the ground floor the house has 2 double bedrooms each with its own en-suite bathroom, an open kitchen and a spacious living-dining room with table, sofas and Tv. On the first floor we have a double bedroom, a bathroom with shower, an open kitchen with every comfort overlooking the living-dining room with sofa bed from which 2 single beds can be made, TV and dining table. The outdoor area on the ground floor has a large covered patio equipped to enjoy the cool evenings and from which you can enjoy the view of the sea on clear days.

The house is equipped with: television, washing machine, fridge, oven, dishwasher, heating, Wifi. At 50 mt there is a beautiful swimming pool to share with other guests. (Pool open from 01/06 to 30/10 weather conditions permitting)
Ideal for those who love to regenerate in nature, with a pleasant walk in the surrounding area you can reach forests and small paths of the hills, without sacrificing the proximity of the neighboring tourist centres: only 7 km from the historical centre of Itri, with its Norman castle and the Sanctuary of the Madonna della Civita located on the top of a hill and inserted in the context of the Regional Park of Monti Aurunci; 8 km from Sperlonga with its characteristic pedestrian historical centre, the tourist port and the sandy beaches; 17 km from Gaeta with its monuments, the Park of Monte Orlando with the Bourbon military strongholds and the splendid beaches;. Rome and Naples can be reached in just over an hour with intercity trains every hour from Formia station.

Guests have exclusive use of all the spaces in the villa.

The villa is located on a hill, surrounded by greenery for complete relaxation. In a few minutes by car you can reach the nearby tourist resorts.
