Fabulous villa that astounds you with its beauty. It sleeps 12 adults and as many children under 12 years old as we can fit in the villa. We will provide extra camp beds for as many children as can be practically accommodated . But we can only sleep 12 adults and 2 children in proper beds.

The villa is ideal to sleep 12 adults in big beds and up to 2 children (under 12) in 2 single beds.

However, more children under 12 are permitted because we can provide as many portable/foldable beds as you require. No extra charge!

The villa has ceiling fans in every room.
There is central heating throughout.
And, there is air conditioning in the two suites and the living/dining room.

DETAILED DESCRIPTION -

Detached, the villa stands in its own opulent grounds and gardens.

Sensational panoramic views, extensive manicured lawns, a fruit and veg allotment, a salt water swimming pool, deckchairs and sunbeds, two gazebos, one of which is a superb dining area with BBQ, especially wonderful on hot, balmy, summer evenings, and a large sun patio – all these features will make this trip your holiday of a lifetime.

The orchard and vegetable gardens are just beyond the pool. Here, there is a large allotment, planted with rows of vegetables. Next to this field is the orchard of fruit trees and bushes. This whole area is designed for you to pick whatever you want, according to the season.

From the large front terrace, overlooking the grounds and the pool, you step into an aesthetically gorgeous, living/dining room that occupies most of the ground floor. Opulent and spell bindingly beautiful, it’s large windows, overlooking the garden and the pool, offers an indoor/outdoor experience. As if you’re in a huge conservatory.

Furnished to seat 12 adults + children, a designer fireplace takes centre stage. The high ceilings, the open space and the floor plants create a feeling of oneness with Nature.

DINING -

There are 2 kitchens, one inside and one outside.

The 2 kitchens are well equipped with dish washer, hob, washing machine, oven, microwave, 1 fridge freezer, plenty of storage space for food supplies and kitchen equipment as well as work surfaces. They are both designed to cater for groups of 12.

And beneath one of the gazebos is a very well equipped BBQ area.

2nd floor/Suite 4 -
1 very large suite with big window, overlooking the valley, with two separate sleeping areas, a spacious en-suite bathroom and TV

1 smaller suite with large covered terrace, overlooking the swimming pool, the entire grounds and countryside beyond. No TV.

In total, the villa sleeps 12 persons + 2 children in :

6 double beds (5 King size, 1 queen size)

Bedroom 1 has one double bed that can be separated into two single beds

Bedroom 2 has one double bed that can be separated into two single beds

Bedroom 3 has a king size bed

Bedroom/Suite 4 has two king size beds

Bedroom/Suite 5 has a queen size bed

In addition, we can provide as many portable and foldable beds as you want for children. For no extra charge!

There are 6 full bathrooms.

Prior to your arrival, we ask you to instruct us on how you would like us to implement your sleeping requirements. And, we follow your instructions accordingly.

NEXT DOOR ASSISTANCE –

A member of the family lives next door. They tend the gardens, the land and clean the pool early in the morning before you wake..... or, at a time, you prefer. Otherwise, they are not in evidence, unless you wish for advice or help.

GENERAL DESCRIPTION -

A muted colour scheme creates a superbly relaxing atmosphere.

The owners enjoy an organic lifestyle. To this end, they’ve created vegetable gardens and an orchard, just a few meters beyond the pool. Guests are invited to help themselves to whatever is in season during their stay.

The panoramic views take in a vast landscape of mountains and valleys, peppered with vineyards and olive groves.

Here, you are in the heart of Italy’s olive oil, truffle and wine producing area. These vineyards, truffle woods and olive tree plantations are actually on your doorstep. Not only that, but this is the main reason you can eat so well and extremely economically - no rip-off tourist rates here! Imagine the price of a meal with fine wines and truffle in New York, London, Sydney or Hong Kong! At least 1000 euros/head. Here, the same meal is about 35 euros/head! And we Italians keep the best of everything for ourselves!!

The villa itself is fabulous.

There are numerous seating areas for dining and lounging, apart from the dining room and the large Verandah.

THE LOCATION :

It is 3 kilometers to Montefalco, Foligno or Bevagna. Foligno is a busy and very beautiful shopping centre. Bevagna is a jewel, like a stage set ! The walled town of Montefalco is statuesque and world famous for its wineries. In both Montefalco and Bevagna, you will find lots of places that offer tastings of wine, truffle and olive oil.

You can walk to any of these places through the vineyards.

It is 26 kilometers to Spoleto centre.

In comparison to Foligno, Bevagna and Montefalco, Spoleto is akin to a visiting a big city.

While Spoleto is dwarfed in comparison to Rome – about a 2 hours drive – it is nonetheless a vibrant tiny city. A walled, pedestrian, mediaeval, giant castle, it is teaming with hundreds of bars, restaurants, museums, art galleries and churches, all jostling for position in a myriad of arched and cobbled lanes, piazzas dotted here and there.

This is the land of plenty !

You couldn’t have a better and more convenient position for your holiday, on top of the prettiest hill and amongst the best wine bars and restaurants in Umbria.

It is 1 km to a market, a pizzeria, a few shops and a service station.

It is 1 km to riding schools.

It is 3 km to the medieval towns of Montefalco and Bevagna with restaurants, wine shops and various other stores, including grocery shops and bakeries.

It is 3 km to a tennis court.

It is 26 kms to central Spoleto.

It is 35 km to a golf course.

And, you can rent bicycles (conventional or electric) via the owners - they will be delivered to your door. Best to book in advance of arrival. You can specify what model of bike etc you require.
