Berlin is quickly becoming the spot for sophisticated shoppers, the ice cream connoisseur, bearded beer drinkers, and lovers of Victorian charm. The Sunshine House is perfectly located between the downtown hub and a revitalized north side with wood-fired brick-oven pizza, local distillery and a brewery, and convenience shopping.

This quaint, colonial style home recently underwent a complete renovation doubling the square footage. The home now has 4 bedrooms (1 reserved as owners storage) and 2.5 baths with all new (except where purposely left) finishes, fixtures, windows, appliances, electrical, plumbing, etc., most all modern amenities. Tile and hardwood, retained and refinished pine flooring, granite countertops, wood-burning stove, exposed ceilings are a few of the highlighted features.

This home's quiet neighborhood is a welcome escape to the traffic and crowds of the nearby beach resort. Guests will safely park off-street in the driveway, which can accommodate four vehicles. All outdoor areas, decks, seating, gas grill, etc. are for the exclusive use of Sunshine House Guests. Inside the home, you’ll find the laundry washer and dryer, adjacent full kitchen with appliances, big and small, and all the essentials to prepare meals. The open layout flows though the dining area, living room, and across the front of the home to the foosball table promote a little friendly competition.

House Rules:

PARKING: vehicles to be parked in the driveway only; no more than 4 cars; over sized vehicles, trailered boats, pulled campers, etc subject to approval. CHECKOUT time is before 11 AM. Inability to checkout on time during peak season may result in additional fees. NO SMOKING inside the house or on the back deck. Pets allowed on the property only after approval, case-by-case; the non-refundable pet fee is based on one small to medium dog of select breed. Bookings by Guests by or for individuals younger than 23 years of age to be evaluated for approval. The guest booking the property shall be available for communications during dates booked, be responsible for any damage to the property (including by others) and shall stay overnight all booked nights, unless provided otherwise. The Primary Contact shall provide their personal cell number and be available as an emergency contact 24/7. The Primary Contact shall make every effort to install the VRBO app and communicate through the built-in messaging feature from booking until checkout. No one under the age of 21 years old shall consume alcoholic beverages on the property at any time; Late night loud music and voices shall end or be moved inside at 10 PM; no more than ten people shall be in any one room at one time, and no excessive loading of the structure (exercise equipment, weight sets, furniture, etc); no open flames, candles, etc. within the home; wood-burning stove use must be authorized; guests shall make effort to prevent damage or excessive wear, or accumulation of debris, including clearing clogged toilets and drains, picking up standing water, addressing stains, etc. Contact host immediately of any accident, damage, staining, water leaks, mechanical failure, electrical issues, or any other issue regarding the home. Additional information, emergency contact numbers, etc. will be forwarded. The home is to be fully enjoyed throughout your stay, but does need your attention to ensure future guests are welcomed. CHECKOUT PROCEDURES: 1) Relocate bed and bath linens to the laundry area, 2) remove all personal items including food. Place trash into the Town’s green garbage bin located outside, 3) dirty dishes cleaned, dried, and returned to cabinets so that counters and sink are clear (at a min., in the dishwasher, beating cleaned at checkout), 4) cleanup any extraneous material, mud, spills, sand on floors, etc., 5) return furniture and items throughout to original locations and settings, configuration, e.g., close sun umbrella, return electronics settings, 6) turn off all lights, fans, appliances, etc., 8) secure exterior doors and windows and exit through smart lock. AXE THROWING: If you plan to throw axes, notify over the app messaging system. Only guests properly trained in safety shall be responsible for inspecting equipment, ensuring the safety of those handling the axes, and all others in the vicinity of the activity.

**The wood burning stove does not have the required heat shields installed. It is not safe to use at this time. Do not light any fires inside the home.
