RENTAL AGREEMENT
By booking this property, you understand and accept the rental agreement below. You will be required to e-sign a digital copy of this agreement before your arrival.
1. NOISE POLICY – MONITOR IN PREMISES
In Calgary and in our building, all residents have the right to not be disturbed by noise.
> This property has a strict NOISE POLICY FROM 10:00PM – 07:00AM - noise must be kept BELOW 50 DECIBELS.
> To ensure compliance, this property is equipped with a NOISE MONITOR. It does not record conversation, only noise.
> Failure to respect this policy could lead to an EXTRA CHARGES OF UP TO 500$.
2. MANDATORY RULES
> No smoking
> No events/parties
> No noise between 10:00PM – 09:00AM (as described above)
3. CHECK IN/OUT
> IN no sooner than 04:00 PM (unless otherwise requested)
> OUT no later than 11:00 AM (unless otherwise requested)
> Failure to respect the check out time will lead to additional charges due to housekeeping rescheduling.
4. NON-RTA TENANCY
By confirming this reservation, you understand that the nature of your stay is not giving you any tenant rights under the Residential Tenancies Act of Alberta at this property.
5. THEFT & DAMAGES
The property will be inspected by housekeeping after each departure. Staff will take photos of any damaged items and ensure nothing is missing using a valuable list. Any missing or damaged items (by the client or their pet(s)) will be charged to the client. Minor damage such as wine glasses will not be charged to the client as a courtesy but must be reported so that the property can be restocked.
6. INITIAL ACCESS - INTERCOM
Access the building with the intercom at the front door. Dial (sent 24 hours before arrival). Access the suite by entering your personalized code (sent 24 hours before arrival) on the smart lock. Your guest key fobs are in the suite.
7. SUBSEQUENT ACCESS – YOUR GUEST KEY FOB
Your smart lock code will stay active on the smart lock for the duration of your stay. To facilitate your travels during your stay, (2) set of keys/fob will be available in the suite for you.
8. PARKING STALL
You have (1) parking stall. Access once you have the garage fob from the suite. From the building, access using any fobs. Please park in your stall only. You are responsible for fines and costs related to towing your vehicle out of another resident's parking lot.
⚠ ATTENTION ⚠ - Underground parking has low clearance 6.5ft (1.9 meters). Please ensure your vehicle will fit before booking!
⚠ PREVENT THEFT ⚠ - Wait until the garage door has closed at your arrivals and departures.
9. LAUNDRY ROOM
Users can produce a card at a cost of 5$ and put the amount they want on it. Washer loads cost around 3$ and dryer loads 2$.
10. PARCELS & OTHER DELIVERIES
Parcels/packages delivered on your behalf WILL NOT BE LEFT IN THE MAIL AREA.
> Guests can meet the delivery person outside or in the lobby (preferred method).
> Guests CANNOT give the intercom number to the delivery person
> Some delivery services might refuse to leave the parcels/packages unattended if guests are away.
> The host is not responsible for parcels and packages being stolen or damaged while the guests are away.
> No access to the suite’s mailbox will be granted to guests since it contains my personal mail.
11. OTHER RULES & FEES
✔ Comply with all city and building bylaws
⚠ $250 fee for lost key fob
⚠ $250 fee for smoking in the apartment
⚠ $100 fee for every hour past your check out time
⚠ $100 fee for every person in the unit that is not on the reservation, and for each person in the unit past the number of guests booked, this is to avoid parties
