Enjoy this summer getaway with a hot tub, movie theater, fire pit, grill, king-sized beds, and fully stocked kitchen. All the luxuries you could need in a beautifully furnished and modern setting. With 5 bedrooms and 8 beds, this home is able to sleep up to 12 guests. Pet and kid friendly, this centrally located home is 20 minutes from Downtown Denver, 15 minutes from Red Rocks, and 25 minutes from Boulder!

The Space:
Just off the main entrance is a living room where you can curl up with a good book or watch all your favorite streaming shows on the smart TV. The fully equipped kitchen has all your basic needs to prepare meals. There is a dinette area with seating for 4 and coffee bar to enjoy your morning coffee or tea. Step over into a roomy dining area with seating for 8. Out the dining room door, you will enter into a fully fenced backyard. There is a gas fire pit for your enjoyment as well as gas barbeque, cornhole, hot tub and patio seating. Finally in the basement you will find a game room and movie theater. Play a fast-paced, entertaining game of foosball. Or try your luck at Hot Shots, Ring Toss and Board Games! One of our basement bedrooms also includes a WFH desk for the digital nomads or those looking to catch up on a few emails.

There are three newly renovated bathrooms in the home. The bathroom off the kitchen has a tub, and the bathroom in the master bedroom down the hall has a standing shower. There is a third bathroom in the basement that features a standing shower.

Upstairs features three bedrooms, one with two twin bunk beds (4 beds), one with a queen sized bed and one with a king sized bed. The basement has two bedrooms that each feature a king sized bed.

Guest Access:
You will have access to the entire home as well as the patio, backyard and driveway if you would like to use it for parking. There is currently no access to the garage.

The Neighborhood:
This quiet neighborhood with wide streets and mature trees is close to many convinces, including a short walk to the corner store, yoga studio, breakfast spot and Starbucks! Just across the street are plenty more restaurants and shops. The convenience of this location couldn't get better!

Getting Around:
The best way to explore Colorado is with a car. This home is walkable to restaurants, convenience store, coffee shop and the grocery store and other amenities. It's a 7-minute drive to Old Town Arvada where you will find trendy restaurants and shops.

If you plan on visiting any other areas of Colorado (Boulder, Evergreen, Red Rocks, the mountains) while here, I would recommend a rental car!

No car? No problem! Uber/Lyft are readily available and affordable.

Other Things to Note:
Early or late check in and check outs are possible in most cases. There is a fee of $35 each hour. You will be sent a request to pay by the host through the app.

The house is great for families, entertaining, events, and large gatherings. The amenities include a movie theater with surround sound and an 85 inch tv, and game room in the basement, outdoor dining, a hot tub that seats 6, a grill, and a propane fire pit. The property is pet and kid friendly, and the backyard allows for plenty of space for large dogs to roam and play. There are 5 bedrooms and 8 beds which is enough to sleep 12 people.

For guests interested in having a dinner party, The Mid Summer Night's Dream Dinner Party package is an available add-on for confirmed bookings. Includes set up and tear down of place settings and decorations for a dinner party of up to 10 guests. Food and drink are not included. Message host for details.

During the week the hot tub maintenance people come to balance and clean the hot tub. They will only access the backyard and will not need to enter the house for any reason. Their maintenance takes roughly 15-20 minutes. They are able to do the work without the help of and without interacting with guests.

Central Air Conditioning was installed at the property on 5/30/2023 to make your summer stay that much cooler!

Although guests are welcome to gather, enjoy, and entertain, guests are expected to be respectful of the neighbors and the property. Guests who violate this request can expect to be charged:
1) For any damages (including the cost of materials and the cost of labor to repair plus an extra $100 inconvenience fee)
2) A $300 fee if a noise complaint is received by a neighbor.
3) A $300 fee if the premise is left in an unsatisfactory condition (littered with trash, vomit, food scraps, liquor bottles, etc.). Please put all trash in the large bins on the side of the property at check out.
4) A $600 fee if the hot tub needs to be drained or cleaned due to misuse including if trash, alcohol or anything ick is found in the hot tub or if the hot tub cover or hot tub itself is scratched, ripped, bent, burnt, dented or damaged in any way.
5) A $300 fee for smoking of any kind inside the home. Smoking outside is permitted, and butts must be disposed of in the trashcans and not left on the ground.
6) All bath towels are white and are provided to dry off after bathing or showering. Please refrain from using bath towels for cleaning up mud or wiping up food messes. Paper towels, dish rags and sponges are provided for those types of messes. People who wear makeup should be using the black washcloths that are provided or the disposable wet wipes that are provided to remove their makeup. There are grey and black pool towels that are provided for outdoor use of the hot tub. You will be charged for staining white hand towels, bath towels, and/or wash clothes. It is a drain on the business to have to replace these items after every group. Thank you in advance for your consideration.

This property is meticulously maintained and kept to a standard that allows for maximum comfort and enjoyment for all guests. Please be respectful and treat this home with care so the condition can be maintained for the enjoyment of future guests to follow your stay.

Please be honest about the number of people staying when you make your reservation. Each additional guest over 8 guests who were not disclosed at the time of the reservation will be charged $40 per night per person. The home has 8 beds and can sleep up to 12 guests.
