Our condo is a main floor terrace "Colonade" unit on building-end, offering easy access and plenty of natural light. The open floor plan and abundance of windows in this end unit provides the perfect space for both year-round living, or that cherished SW Florida winter home vibe. Enjoy beautiful lake-to-golf course-to-natural preserve views from the lanai, in the bright and open living/dining/kitchen area.


Sleeping accommodations include the master suite with a comfortable king bed, overlooking the preserve view, with private bath including a large walk-in shower. The guest bedroom offers 2 twin beds that can be joined to create a king bed, and the separate den/office offers a queen sofa bed for those extra guests. The bedrooms are equipped with comfortable mattresses, ceiling fans, and all the linens you will need. Bathrooms are clean and fully equipped with hair dryers, towels and artisanal handmade shea butter soap. The den offers sliding pocket doors for privacy, and includes a desk area and monitors so you don't need to set up your computer at either of the 2 dining areas.


The comfortable lanai is the perfect spot to relax over morning coffee, watch the birds in their natural habitat, (watch for "Yoga Bird" who thoroughly entertains from the rocks in the morning), or the golfers. The lanai is a perfect spot to take in the spectacular views of the Florida sunsets!

The kitchen is fully equipped for the foodie or home chef in your group. From breakfast where you can enjoy freshly ground coffee thanks to the coffee grinder and Cuisinart coffee machine, a griddle to make your favorite breakfast foods, and a blender to make smoothies, if that is your preference! Cooking , baking, and entertaining needs are fully covered! There are plenty of cabinets and a pantry for food storage. The refrigerator offers an icemaker and water dispenser, and there are plentiful eating and serving dishes for both fine dining and relaxed lanai-style snacking. Extra chilling space is available in the additional wine fridge.

Four Tommy Bahama beach chairs and a beach umbrella, as well as a sun shade, cooler, and beach towels, are provided for your outdoor adventures with could include relaxing at the local beaches, or exploring the many natural preserves offered in SW Florida. There are also his and hers bikes for those lovely morning rides (touring around Heritage Bay and the adjacent community, The Quarry, is about 16kms).

*Transfer of Golf Membership from owner to tenant is a one time fee (per rental period) of $450. After that, unlimited golf is available (except for cart fee).

*Heritage Bay Gold and Country Club offers Minimum 30 days rental. NO rental is available for less than 30 days.
**Owner is looking for MINIMUM 4 month, and possible 5 or 6 month rental BETWEEN the months of November and April. Thus, NO single month rental is available during this rental period. For any month in addition to 3 months, however, a percentage reduction can be applied.
***Single monthly rentals are available May, June, July, August, September, October and November. Possibly December and April.
****Applications and lease agreements must be received 8 weeks minimum prior to check in date to meet Heritage Bay Application Requirements.
**** State and county tourism taxes are in addition to the rental fee.
