A number of the city’s best cafes, restaurants, bars, a movie theatre and yoga studio are located on your doorstep within the New Acton precinct such as Rebel Rebel, Mocan and Green Grout, Bicicletta, ILY, Makeshift, Monster, Parlour Wine Bar, Library Bar and Capitol Bar and Grill.

Walk across the bridge to Lake Burley Griffin and a short walk to ANU and the Canberra city employment hubs.

Ducted heating and air conditioning, and free ultra high-speed Wi-Fi with unlimited data are also included.


BEDROOM:
Your bedroom has a comfortable queen-sized bed topped with hotel-quality, professionally cleaned and pressed linen. This bedroom has extensive storage and a 40-inch TV.

BATHROOMS:
The main bathroom has a modern shower and toilet. We provide quality bath towels, shampoo, conditioner, body wash and toilet paper.

The ensuite boasts an indulgent bathtub with amazing city and mountain views.

KITCHEN:
If you're craving a home-cooked meal the fully equipped gourmet kitchen includes everything you will need including:
- fridge/freezer
- Miele gas cooktop
- Miele oven
- Miele dishwasher
- Microwave
- crockery, glassware and cutlery
- high-quality cookware
- plates, bowls, and glasses for kids

We stock a simple selection of food for breakfast such as muesli, milk, coffee and tea. Guests will need to purchase food items for longer stays.

The spacious living room has a 60-inch 4K TV | Free to Air TV and amazing city and mountain views. Note that we don't provide Netflix, YouTube and other online streaming platforms subscriptions so you will have to use your own account. The TV has access to all local channels.

STUDY:
Full separate study with extensive desk space and plush office chair.

LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.

BALCONY AREA:
Stunning views can be enjoyed from the outdoor table and chairs on the balcony.

There is a key-safe for self check-in. There is a key-safe for self check-in. Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee.

I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

I have been living in Canberra for quite some time now and can help you navigate your way around the local area if you need. I can also provide you with any tips on the best places to go for food or just to have fun!

Rubbish chutes are located at the end of the floor and a larger rubbish area located on ground floor - left of building entry doors.

First Aid kit is in the bottom kitchen drawer, while the fire extinguisher is stored under the sink.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.
1. Please let us know if you need to check in early or leave later than the standard check-in/out times. We need to collect $50 for every hour, or increment thereof, of delayed check out.

2. I have a STRICT "No Pets Policy" and "No Smoking Policy". These are applicable inside and outside of the property. Any breach will result to a fine of $400 plus any additional fees for specialised cleaning.

3. The cleaning fee covers the regular cleaning and linens in the property. As this is not a hotel, please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be requested (minimum of $50).

4. Please be sure you understand our cancellation policies. You can find our current policy on our Airbnb listing.

5. Only those persons who made the reservation may stay in our property. If you're a business or government agency booking for other people, please contact us in advance to ensure access details are made clear.

6. No parties or gatherings of more than the maximum number of people that can book the property. Any non-guests must leave by 10:00 pm. And there should strictly be no loud noise after 10:00 pm. There is a $2000 penalty if this house rule is breached.

7. There are some items in the kitchen (tea, coffee, sugar, milk) which you are welcome to use. Also, the pantry has a few basics (i.e. muesli). We don't stock the refrigerator or provide any meals.

8. I list my property as not suitable for kids or infants as it is not child-proofed and we don't have baby amenities (i.e. high chair, cot). However, if the kids will be under adult supervision at all times, booking with children is no problem.
