Family friendly villa next to the beach, close to Trogir and Split

Dear guests and friends, welcome! Villa Demer is perfect place to spend holidays with your family and friends, just a few steps from pebble beach and crystal clear Adriatic sea. Located near ancient towns Trogir and Split in the centre of Dalmatia, Croatia's most popular travel destination. Very easy to find, close to all Dalmatian cultural and natural attractions.

There is a spectacular view on Kastelian bay, mountains Kozjak, Mosor and ancient town Split with its symbol Park Forest Marjan

To make your vacation even more memorable, we are offering the whole house on your disposal.

Villa Demer is decorated with white stones in old Dalmatian style. Around the villa there is a beautiful garden with the Mediterranean flora, olive trees, laurel and lavender surrounded by small walls made of native island stones.

Next to the outside kitchen and grill there is a pool area which consists of 30 sq. meters pool with jacuzzi, waterfall and large sundeck. In function from 1st April till 31st October along with the pool heating.

We are listening to our guests wishes and suggestion. Taking care about it our offer is getting better every year.


The house consists of:

• 5 bedrooms ( 4 double beds, 2 single beds) – 10 sleeps

• 2 additional sofa beds – 4 sleeps

• 2 living rooms

• 2 kitchens + 1 summer kitchen

• 3 bathrooms with toilets

• 2 large terraces + verandah

• 30 sq. meters large heated pool with jacuzzi and waterfall

From 1st JUNE till 28th SEPTEMBER WE ARE ONLY RENTING STRICTLY FROM SATURDAY TO SATURDAY!!! So, 7 or 14 days. Most of the guest are arriving by plane on Saturdays so we adjusted to that. Thanks in advance for understaning.

A week in paradise

It was magical. Everything was perfect. The Villa was equipped with everything, the pool was heated and the beach was across the street. The owner was super friendly and there was even beer and ham and cheese as a welcome in the fridge.

Family holiday

Great location, with a beautiful beach one minute across the road. Clean clear waters. House is perfect for groups and allows privacy and also great for get togethers.Good contact with the host and all questions answered quicklyClean and pretty house and great pool.We had a lovely week and would recommend this villa.Visit to Krka national park, split and Trogir a must.Ubers are reasonable.Thank you

Great villa in excellent location

The great villa is in excellent location in Slatine, Croatia . The pebble beach is across the street. The beach has a restaurant which also does take away Pizza. The supermarket 50 yards away. And it is a short 10 min drive to Trogir. The villa itself is great with amazing views. We spent most of the time enjoying the pool and having meals on the veranda next to the pool. The owner was very helpful and responsive.

Lovely place with the greatest service and view!

We were as many as 3 familys + 2 adults staying at this very modern, well-equipped and beautiful place. From the pool you have a lovely view over the ocean and a perfect beach is just across the road. There is also a restaurant at the beach and a small supermarket is next to the beach. The service is outstandning, the family who owns the place lives right behind the house and you can at any time just ask for advice, taxi or an extra towel! Perfect staying for familys with small kids. Best is to have your own car – the buses don´t always run so you need to walk on the very narrow road a bit to come to restaurants, activities and shopping if you don´t have a car. I truly recommend this place!

When can we come back!!

Honestly one of the greatest holidays we have had as a family ever. The villa is perfect for 2/3 families who all want to come together for the pool and for meals but still want their own space. Downstairs is the main house with 3 doubles and upstairs has a double and a twin. Super location, slap bang on the beach. Lovely bar opposite and an inflatable water park (packed up near the end of our stay but we stayed mid September!) Lots of utensils for cooking and eating. Smart TVs to keep the kids happy. Great little play area for them too. Pool was super. We were a group of 8 and it was perfect for us. Frane and family were lovely hosts. 5 star and can’t wait to rebook

Wir hatten einen tollen Aufenthalt. Das Haus ist in der Anzeige beschrieben. Es war soweit alles verfügbar was man benötigt. Die Lage zum schönen Strand ist optimal, man muss nur über die Straße. Unsere Reisegruppe bestand aus 4 Erwachsenen und 4 Kindern und alle haben sich wohl gefühlt. Der Gastgeber ist sehr freundlich, unkompliziert und auf Fragen wird schnell geantwortet.Was man bemängeln könnte waren die Matratzen, die schon etwas durchgelegen sind. Es gibt pro Wohneinheit je eine Klimaanlage im Wohnzimmer, in den Schlafzimmern selbst gibt es keine Klimageräte.

einfach ein Traum

Das Haus und die Anlage sind ein Traum. So wie auf den Fotos und noch etwas besser. Die Übergabe war sehr nett und freundschaftlich. Der beheizte Pool ein Traum für die Kinder, das Meer direkt vor der Haustür, nur einmal über die kleine Straße. Ein kleiner Supermarkt in unmittelbarer Nähe. Sehr nette Nachbarn, die uns mit Zitronen und Granatäpfel versorgt haben. Der Urlaub war ein Traum. Jederzeit gerne wieder und genau diese Unterkunft.

Herrlich!

Mit acht Personen und einem Hund verbrachten wir eine herrliche Woche in dem Ferienhaus. Den beheizten Pool mit großzügigen Sitz- und Liegeflächen nutzten wir mehrmals am Tag. Die verschiedenen Terrassen wurden gern als Rückzug genutzt. Der Supermarkt in ca 200m Entfernung bietet alles, was von Frühstück bis Abendessen benötigt wird. Die Busse nach Trogir fahren ebenfalls dort ab. Der Kontakt mit dem Vermieter war unkompliziert, freundlich und entgegenkommend. Was soll ich sagen: Ein perfekter Ort für einen gelungenen Urlaub!

Lovely villa in great position

The villa worked really well for a group of 3 families with 5 young children. Villa decorated to a lovely spec. Essentially 2 apartments on top of each other which worked well. Lots of little spaces to find your own space with the centre focus being the lovely pool. Not the biggest but deep and worked well with a little jacuzzi section. Outdoor shower was great for after beach trips. Beach across the road is really family friendly and the bar/cafe their is perfect for a few drinks, ice cream and meal. Frane and family were lovely hosts always helping with questions and made us all a lovely platter on arrival with cold beers too! Slatine is a nice quiet area with a lovely coast. Villa Demer is a great option for a family holiday, hosted by lovely people.

Fantastic holiday home for a big family group

We loved staying at Frane's holiday home- 5 adults and 4 children aged 3 to 11. It's in two separate and air conditioned apartments (necessary in the 37 degree heat wave) but with lots of outdoor spaces, the wonderful pool, and a semi-outdoor kitchen. Frane was really welcoming and did everything he could to make our stay as great as possible. It was steps from a great beach (with a bar and ice creams), and a Tommy's supermarket. We (half of the group) didn't have a car and had hoped to get Slatine's only taxi from the ferry port but this didn't work for us so it was quite a hot walk up the hill! But Frane kindly gave us a lift from to Trogir on our last day with our bags to avoid the same- thank you. We didn't need a car when we were there- too much relaxing to do! It was also possible to get the bus to Trogir. Walking to Slatine was also fine without luggage! Great location, fantastic host, wonderful property. Thanks!

Fantastiskt fin villa med underbart läge!

En otroligt fin villa med ett kanonläge! Nära stranden, nära till ett mindre supermarket. Bra utgångspunkt för utflykter i området. Mycket bra pool och pool område. Vi är supernöjda! Och Frane är en helt otroligt bra och serviceinriktad hyresvärd. Hjälper till med det mesta som behöva. Nära till restauranger i Trogir och Slatine.

Wonderful Vacation Location

This is the perfect house and location for anyone traveling with children or a larger group of people. Beach, restaurant and store are all within a minutes walk and there are many interesting places to visit within a hours drive. The house is well equipped and the hosts go out of their way to accommodate your every request. We very much enjoyed our stay and would love to return!

Excellent host - Lovely villa!

We had a fantastic holiday at Villa Demer. There were 8 of us in total -mix of small children, teenagers and adults. Everyone was just blown away by this place. The pool was a delight - well maintained, warm and with a stunning view. The villa easily accommodated our group size. It was clean and well kept. Villa Demer is perfect for two families therefor it is two separated floors. A car is not a necessity for Trogir or Split, but might be if you prefer visit Krka national park. Trogir and Split gave us good days out. But mainly we just enjoyed hanging out around the pool, by the beach and relaxing over long dinners. The outdoor kitchen was great. Any questions or requests were quickly dealt with by Frane. Delightful family who really want you to enjoy your stay. We highly recommend this villa!

We had SUCH a happy week at Villa Demer. Many many thanks to Frane, who was very friendly and helpful, from the minute we booked to the minute we left. A thoroughly nice chap & a thoughtful host. Villa Demer is really well designed, particularly the garden. Lots of shady places. Nice big table and super-handy outdoor kitchen. The pool is wonderful. The whole place is immaculately clean, inside and out. The location couldn't have been better for us: - only 15 minutes taxi ride from the airport (thanks to the new bridge connecting Ciovo to the mainland) - beach (& bar) just one minute walk away (cross the road & you're there) - a couple of minutes walk to the nearest Tommy's (Croatian grocery store) We really liked the friendly beach bar & had several happy evenings there. The kids played air hockey and boules, or played in the trees & on the beach, while the adults relaxed with a drink. Pizza and seafood, good prices. We also enjoyed walking round the coast to the heart of Slatine, where we had a couple of good meals by the harbour, and also got the boat to Trogir for a really lovely evening out (taxi back to the villa very reasonable price). The road is not good for walking to Slatine harbour (no pavement), but there are plenty of buses. Or do as we did and walk along the beach and up onto a rough track (and a final steep walk). It's not far, & is a fun walk with good views and a couple of nice quiet swimming spots. We can't wait to return.

Vi har haft en underbar vecka i detta fantastiska hus!

Huset är jättefint, rent o fräscht, uppvärmd pool, loungerum, lekdel för barn med studsmatta. Utekök med grill och en uteplats under tak där vi tillbringade dagarna och kvällarna med underbara middagar tillagade i utegrillen. Det finns flera ställen där man kan sitta i skugga vid olika tider på dagen. Bra parkering på gården för två bilar, vägen går precis utanför men det var inget man stördes av. Inramningen med grinden kändes mycket trygg och i övrigt var området lugnt. Ca 100 m till en liten livsmedelsaffär, ca 100 meter till havet. Värden är väldigt serviceminded och hans service om något inte fungerade var utöver det man kan förvänta sig. Detta hus kan verkligen rekommenderas!

Happy Memories!

Our family of 9 have just spent a very happy week staying at this lovely villa and would agree with everything that has been said in previous reviews. In addition, the owner not only provided helpful advice during the week but from the initial booking he was happy to communicate by email and answer any questions that we had. The pool, with inflatables and balls, was a highlight for the children, as was our visit to the Aquapark which is situated next to the harbour in Slatine. Children and adults need to swim out to the inflatable platform but life jackets are provided for children if needed. This villa is of a high standard - clean, well equipped and close to local amenities. Our family would highly recommend it.

Why they chose this property

House was originaly build in 1969. by my grandfather and completely reconstructed in 2012. by my father. So, this is family legacy and we are all together taking care of it.

In my oppinion house is positioned in perfect location. It is located at the northern side of the island, so it provides lots of sun, but also enough shades for the one who just prefere laying down and reading books. Located somewhere between UNESCO-s most beautiful town island in the world named Trogir; UNESCO-s town museum with a palace from Roman emperor Diocletian named Split; Airport of Split with lots of international flights; small fishing village Slatine, which is good starting location for most of your daily trips.

One of the best beaches on the island is just across the street.

What makes this property unique

During the reconstruction we tried to keep old Dalmatian style of building as much as possible. As you can see we can proudly say we made it. It is combination of old and modern. Dalmatian stone was digged mostly on a land around the house and the missing one was brought from the quarry nearbly. Also we stayed in tradition and put green doors and windows like it was normal in 19th and 20th century.

Around the house there are lot of Mediterannean flora, like olive trees, lavander, rosemary and laurel.
